The "main room" in the apartment had to serve multiple functions - a living room, a kitchen, a dining room, as well as a place to store items like our client's bicycle. Because space was tight, we used a small bistro table so that our client could sit with one other person (or more by pulling up other chairs) and enjoy a meal. By using a wall mounted bike rack that also incorporated some storage for his helmet + lock, we were able to save some space, and love the way that it highlights our client's graffiti art purchased on the streets of NYC! What was once an unfinished basement is now a perfect getaway and space to entertain. The main focus is the projection screen and cozy couches for the family to gather and watch movies in surround sound. Just a few feet away, a kitchenette provides some refreshments and food. This space also allows plenty of room to throw a party and this kitchenette can store lots of food and drink. Down the hall we have a rec room with a ping pong table. Across from that is a gym so the homeowners can continue to live a healthy lifestyle. On the other side of the basement there is a playroom that can easily double as a guest room. It's a great spot for the kids to play and keep their toys all in one place. Next door is a "jack and jill" bathroom that is appropriate for all ages. Walk in the door and you'll be wowed by the mosaic tile accent that greets you from inside the shower. We're happy to hear the family is enjoying the space and have enjoyed a few parties!

The goal of this project was to upgrade the builder grade finishes and create an ergonomic space that had a contemporary feel. This bathroom transformed from a standard, builder grade bathroom to a contemporary urban oasis. This was one of my favorite projects, I know I say that about most of my projects but this one really took an amazing transformation. By removing the walls surrounding the shower and relocating the toilet it visually opened up the space. Creating a deeper shower allowed for the tub to be incorporated into the wet area. Adding a LED panel in the back of the shower gave the illusion of a depth and created a unique storage ledge. A custom vanity keeps a clean front with different storage options and linear limestone draws the eye towards the stacked stone accent wall. Houzz Write Up: https://www.houzz.com/magazine/inside-houzz-a-chopped-up-bathroom-goes-streamlined-and-swank-stsetivw-vs~27263720 The layout of this bathroom was opened up to get rid of the hallway effect, being only 7 foot wide, this bathroom needed all the width it could muster. Using light flooring in the form of natural lime stone 12x24 tiles with a linear pattern, it really draws the eye down the length of the room which is what we needed. Then, breaking up the space a little with the stone pebble flooring in the shower, this client enjoyed his time living in Japan and wanted to incorporate some of the elements that he appreciated while living there. The dark stacked stone feature wall behind the tub is the perfect backdrop for the LED panel, giving the illusion of a window and also creates a cool storage shelf for the tub. A narrow, but tasteful, oval freestanding tub fit effortlessly in the back of the shower. With a sloped floor, ensuring no standing water either in the shower floor or behind the tub, every thought went into engineering this Atlanta bathroom to last the test of time. With now adequate space in the shower, there was space for adjacent shower heads controlled by Kohler digital valves. A hand wand was added for use and convenience of cleaning as well. On the vanity are semi-vessel sinks which give the appearance of vessel sinks, but with the added benefit of a deeper, rounded basin to avoid splashing. Wall mounted faucets add sophistication as well as less cleaning maintenance over time. The custom vanity is streamlined with drawers, doors and a pull out for a can or hamper. A wonderful project and equally wonderful client. I really enjoyed working with this client and the creative direction of this project. In this recent kitchen design and renovation project, these long time clients came to me originally, several years ago to start discussing the design of their kitchen. At that time, the kitchen in this 1800’s home included a kitchen that had been poorly remodeled in the 1980’s, so the kitchen had already lost most of it’s original charm. I created a design plan creating a beautiful large kitchen expanding the space into the adjacent rooms. My clients loved this design plan, but other home issues took precedence, so after a few additional years, my clients were now ready to start their kitchen project. Their overall goals for the property did change since we first looked at this project, my clients decided that they did not want to enlarge or expand the small kitchen by opening it up to the adjacent rooms. So, I went back to the drawing board to create a kitchen in the existing kitchen space that fulfilled their new goals and created a beautiful functional space within the existing kitchen space. This new design, like my former design, honored this home’s traditional architecture, but added a light, fresh feel to the space using updated colors and material selections. This design consisted of additional storage and cabinetry, additional countertop space, and a small space to sit. We added new cabinetry, appliances, electrical, plumbing, beautiful quartz countertops, glass backsplash tile, traditional lighting fixtures, and finished everything off using beautiful classic hardware elements. My clients are now in love with this new renovated kitchen space. It contains many of the elements of a much larger kitchen, and melds beautifully with the rest of the house which we have also designed renovated over the last few years. Finally my client’s get to enjoy their new kitchen space as much as they enjoy the rest of this beautiful home!

This project was such an incredible design opportunity, and instilled inspiration and excitement at every turn! Our amazing clients came to us with the challenge of converting their beloved family home into a welcoming haven for all members of the family. At the time that we met our clients, they were struggling with the difficult personal decision of the fate of the home. Their father/father-in-law had passed away and their mother/mother-in-law had recently been admitted into a nursing facility and was fighting Alzheimer’s. Resistant to loss of the home now that both parents were out of it, our clients purchased the home to keep in in the family. Despite their permanent home currently being in New Jersey, these clients dedicated themselves to keeping and revitalizing the house. We were moved by the story and became immediately passionate about bringing this dream to life. The home was built by the parents of our clients and was only ever owned by them, making this a truly special space to the family. Our goal was to revitalize the home and to bring new energy into every room without losing the special characteristics that were original to the home when it was built. In this way, we were able to develop a house that maintains its own unique personality while offering a space of welcoming neutrality for all members of the family to enjoy over time. The renovation touched every part of the home: the exterior, foyer, kitchen, living room, sun room, garage, six bedrooms, three bathrooms, the laundry room, and everything in between. The focus was to develop a style that carried consistently from space to space, but allowed for unique expression in the small details in every room. Starting at the entry, we renovated the front door and entry point to offer more presence and to bring more of the mid-century vibe to the home’s exterior. We integrated a new modern front door, cedar shingle accents, new exterior paint, and gorgeous contemporary house numbers that really allow the home to stand out. Just inside the entry, we renovated the foyer to create a playful entry point worthy of attention. Cement look tile adorns the foyer floor, and we’ve added new lighting and upgraded the entry coat storage. Upon entering the home, one will immediately be captivated by the stunning kitchen just off the entry. We transformed this space in just about every way. While the footprint of the home ultimately remained almost identical, the aesthetics were completely turned on their head. We re-worked the kitchen to maximize storage and to create an informal dining area that is great for casual hosting or morning coffee. We removed the entry to the garage that was once in the informal dining, and created a peninsula in its place that offers a unique division between the kitchen/informal dining and the formal dining and living areas. The simple light warm light gray cabinetry offers a bit of traditional elegance, along with the marble backsplash and quartz countertops. We extended the original wood flooring into the kitchen and stained all floors to match for a warmth that truly resonates through all spaces. We upgraded appliances, added lighting everywhere, and finished the space with some gorgeous mid century furniture pieces. In the formal dining and living room, we really focused on maintaining the original marble fireplace as a focal point. We cleaned the marble, repaired the mortar, and refinished the original fireplace screen to give a new sleek look in black. We then integrated a new gas insert for modern heating and painted the upper portion in a rich navy blue; an accent that is carried through the home consistently as a nod to our client’s love of the color. The former entry into the old covered porch is now an elegant glass door leading to a stunning finished sunroom. This room was completely upgraded as well. We wrapped the entire space in cozy white shiplap to keep a casual feel with brightness. We tiled the floor with large format concrete look tile, and painted the old brick fireplace a bright white. We installed a new gas burning unit, and integrated transitional style lighting to bring warmth and elegance into the space. The new black-frame windows are adorned with decorative shades that feature hand-sketched bird prints, and we’ve created a dedicated garden-ware “nook” for our client who loves to work in the yard. The far end of this space is completed with two oversized chaise loungers and overhead lights…the most perfect little reading nook! Just off the dining room, we created an entirely new space to the home: a mudroom. The clients lacked this space and desperately needed a landing spot upon entering the home from the garage. We uniquely planned existing space in the garage to utilize for this purpose, and were able to create a small but functional entry point without losing the ability to park cars in the garage. This new space features cement-look tile, gorgeous deep brown cabinetry, and plenty of storage for all the small items one might need to store while moving in and out of the home. The remainder of the upstairs level includes massive renovations to the guest hall bathroom and guest bedroom, upstairs master bed/bath suite, and a third bedroom that we converted into a home office for the client. Some of the largest transformations were made in the basement, where unfinished space and lack of light were converted into gloriously lit, cozy, finished spaces. Our first task was to convert the massive basement living room into the new master bedroom for our clients. We removed existing built-ins, created an entirely new walk-in closet, painted the old brick fireplace, installed a new gas unit, added carpet, introduced new lighting, replaced windows, and upgraded every part of the aesthetic appearance. One of the most incredible features of this space is the custom double sliding barn door made by a Denver artisan. This space is truly a retreat for our clients! We also completely transformed the laundry room, back storage room, basement master bathroom, and two bedrooms. This home’s massive scope and ever-evolving challenges were thrilling and exciting to work with, and the result is absolutely amazing. At the end of the day, this home offers a look and feel that the clients love. Above all, though, the clients feel the spirit of their family home and have a welcoming environment for all members of the family to enjoy for years to come.

Pondless Waterfall Pondless Waterfalls are simply a re-circulating waterfall and/or stream without the presence of a pond. You can enjoy the sight and sound of running water without the maintenance of a pond. The waterfall is undoubtedly the most beautiful and favored feature in a water garden. If space is lacking in your yard or you have safety concerns with a pond, go Pondless! The name basically explains it all. It’s a waterfall and stream, without the pond. So why would you want a waterfall without a pond? The truth is that a Pondless Waterfall isn’t for everyone, but it can be a great alternative for someone who isn’t quite sure if a pond is right for their family. Safety Because there is no pool of water, a Pondless Waterfall is a great option if you are concerned about safety issues associated with a traditional pond. Cost Cost can be a big factor when considering the type of pond you want to build. In most cases, the price of a Pondless waterfall will be less than a pond, because there is less labor involved, as well as less rock and materials. Operating costs are also less. Because you’re not dealing with an established ecosystem, it’s not necessary to run the pump 24/7. Space The small size of the Pondless Waterfall means you can build and enjoy a beautiful waterfall anywhere in you yard. Maintenance - Taking care of your Pondless Waterfall is easy. Filling the reservoir every few weeks to compensate for water loss because of evaporation is all that’s required. Flexibility Perhaps the best part of the Pondless Waterfall is the possibility for the future. If you change your mind later, wishing you’d build a pond, that’s ok! If you leave enough room around the base of the waterfall, it’s easy to add a pond onto a Pondless Waterfall. Complete System It might be difficult to imagine a waterfall and stream without a pond. Where does the water go? A Pondless Waterfall works much like a regular pond. The hole, deeper than a normal pond, is dug then lined with rock and gravel, and filled with water. The water is then circulated from beneath the rocks and gravel by a pump that sits on the bottom, inside a Snorkel Vault and Centipede Module. A pipe runs from there up to a BioFalls Filter and into an overflowing waterfall, where it falls back into the reservoir. Since the water level never pools above the level of the rock and gravel fill, it give the appearance of a waterfall without a pond, when in fact, the “pond” is there but not visible. The Pondless Waterfall has made many water-lovers who were previously unable to indulge in the sweet sounds of falling water, very happy. It’s a great alternative for those who are trying to get their feet wet, or looking to fit a little bit of paradise into their own backyard. In other words, when all else fails … go Pondless!
