A new-construction, year-round vacation home was custom-built for a family to enjoy the natural beauty of West Marin, California. The home is sited on the beach, so understanding how to build on sand (instead of soil) and selecting the right materials that would withstand ongoing erosion from the ocean and salt air were both critical to the success of the project. Even in the most ideal circumstances climate can present challenges, but as this was a COVID-era project in a relatively remote location, we also faced supply chain issues and labor issues. Fortunately, we were able to draw on our decades of experience to identify solutions and work collaboratively with the geotechnical engineer, structural engineer, and subcontractors to ensure that everyone was aligned on the design vision and how we would achieve it. Our backgrounds as craftspeople and the project manager’s experience as an architect allowed our team to work in lockstep with the design team.

Flaking Grout Renovation in Levenshulme Bathroom

We were contacted by a client from the Levenshulme area of Greater Manchester who had just purchased a property there and hated the state of the grout which despite cleaning did not improve. The owner said she could not use the bathroom in this state as it looked disgusting and unclean and was keen to have it renovated. The rest of the house was being redecorated so whilst that was going on, I was called over to have a proper look at the grout and quote for sorting it out. It didn’t take long to understand the issue, is seems the previous owner in an attempt to improve the appearance of the grout had touched it up by applying another thin layer of grout on top of the original. Now both the new and old was starting to flake off making a real mess. I explained to the client we would need to scrape out the new layer, clean the original and then apply a grout colourant to improve the overall appearance. I gave her a price for the work, and she was happy for me to go ahead with the job. My first task was to scrape off the new layer of grout, so I had a stable grout line to work from. I then started cleaning the grout up using a Tile Doctor Grout Colourant Pre-Treater cleaner, this cleans up the grout and being acidic it etches the surface to provide a better base for the grout colourant to adhere to. The dirt was rinsed off and then the area was dried using a heat gun. Once dry I used a Tile Doctor Grout Colourant in Charcoal Grey (one bottle was sufficient). This product is equally effective for interior or exterior applications including bathrooms and kitchens and it is available in ten different colours. The client had requested to darken the grout and give it a completely new modern look. The colourant is painted onto the grout with a small brush and any excess which gets onto the tile is removed with a cloth before it dries. The best thing about the grout colourant is it forms an easy to clean seal over the grout which ensures the grout is protected. Given Ceramic tiles are glazed and therefore don’t need sealing the new combination should ensure the tiles keep their appearance for a very long time with minimal cleaning. The silicone sealant between the bath and the wall tiles looked in good condition and had not discoloured so there was no need for this to be replaced. The bathroom now looked clean and inviting and I’m pleased to report my client was very happy with the completed renovation and was finally happy to use the bathroom! I recommended that for on-going cleaning that they use Tile Doctor Aqua-Pro, this is a pH neutral cleaner with a trigger action for easy application. It can be used in the bathroom every day. It helps to keep soap scum and limescale at bay and has a pleasant lemon smell so cleaning should not be too much of a chore. Alex Logonzy Greater Manchester Tile Doctor

Removing Efflorescence From a Terracotta Tiled Floor in Lymington

Here’s an interesting job I completed recently in the town of Lymington which is a lovely costal town within the New Forest and on the west side of the Solent. This Terracotta tiled floor was installed in the kitchen and was suffering from an efflorescence issue due to an ongoing leak which resulted in the salts in the water becoming deposited on the surface of the tiles as the water evaporated leaving a white bloom on the surface. This process is more commonly known as efflorescence and is particularly common in old properties which have no damp proof membrane under the floor and white staining by the cupboards is especially visible in the below photograph. My client was eager to have the problem fixed, and so enlisted Tile Doctor to get the job done. To remove the efflorescence, the Terracotta tiled floor was acid washed using a mild dilution of Tile Doctor Grout Clean-Up which is primarily sold to remove grout smears but is equally effective at removing mineral deposits such as the white salts left behind by efflorescence. The solution was scrubbed into the tiles using a stiff scrubbing brush and was successful at removing the white staining. Naturally it’s not advised to leave acid too long on any surface so the floor was treated in sections and then rinsed off with water and the residue removed using a wet-vacuum. Following this, the floor was power-scrubbed in combination with a diluted solution of Tile Doctor Pro-Clean. Pro-Clean is a versatile cleaner that also contains stripping properties, allowing it to break down and remove old sealers, it also does a nice job getting the grout clean. With the efflorescence treated and the floor now clean I was now happy with the condition of the tiles and give them a final rinse under pressure to ensure the floor was neutralised and any trace of products removed. The Terracotta tiled floor was then left to dry overnight and I came back to seal the floor the next day. To seal the tiles I used three coats of Tile Doctor Seal & Go Extra, which provides a robust surface seal, and is recommended for internal floors with the damp issues. Hopefully this quick report has offered some useful advice on how to treat efflorescence which is quite a common problem; naturally if you have further questions Tile Doctor does offer a free advice service so do get in touch. Set against the superb modernist architecture of Moto Designshop, and within the existing COR-TEN steel rain troughs by Studio | Bryan Hanes, this terraced garden frames and maximizes views from the rear facade to the pond below. The garden design focused on verging wild, intermingled plant communities with the floor-to-ceiling windows of the family's living space to provide ongoing seasonal interest and visual diversity. Working closely with agronomists, aggregate substrates, calcium and humates were incorporated to ensure adequate drainage and soil health. Rapid stabilization of the very wet, narrow spaces was achieved with freely seeding Eupatorium coelestinum and plantings of stoloniferous and rhizomatous plants, such as Carex muskingumensis and Iris fulva, among cespitose clumps.

Due to its deteriorating condition, the asphalt roll roofing on this ADU required replacement before the Fall rains. Asphalt roll roofing generally lasts only 5-10 years, leading to ongoing maintenance challenges. The original 1×10 sheathing showed significant sagging in several spots, resulting in standing water not suitable for asphalt. Additionally, there was a complete absence of ventilation after improper installation of R-21 fiberglass insulation, leaving no air gap between the sheathing and insulation. A noticeable hump along the center of the roof indicated that the load-bearing wall had been supporting that section since construction, contributing to light sagging between the walls. The old roof was completely removed down to the joists, revealing a solid base for the new installation. The central hump was eliminated by shaving the high point along that line. 2×6 beams were ripped in half then nailed on top of the existing joists, creating a 1.5″ gap for insulation and providing strong attachment points for the OSB sheathing, which was secured with screws to prevent any potential issues with nail heads popping through over the roof’s expected lifespan of over 50 years. The EPDM membrane was then adhered using glue and contact cement along the edges of each sheet, with the ends folded over the roof edges and secured with termination bars. Drip edge flashing was added and taped to ensure a water-tight seal, and EPDM-safe caulking was applied over the seams for additional protection. Finally, all exposed wood was primed and painted. The new roof features a 60mil commercial-grade EPDM rubber membrane, offering a lifespan exceeding 50 years, in stark contrast to the 5-10 year lifespan of asphalt roll roofing. Using two sheets of EPDM for installation streamlined the process, resulting in one single seam across the entire roof, compared to the asphalt roll’s dimensions of 3 feet wide by 33 feet long, which created 8 vertical seams and 9 horizontal seams—significantly increasing the risk of leakage and failure. Wrapping the rubber over the edge of the roof effectively addressed concerns about water infiltration at the edges, an issue prevalent with the asphalt and drip edge interface. Another benefit to removing the splitting 1×10 decking and replacing it with OSB sheathing is the increase in structural integrity, moisture resistance, longevity and consistency. The project successfully transformed the ADU’s roof from a maintenance-prone asphalt roll system to a highly durable 60mil EPDM rubber membrane. By addressing critical structural issues, including sagging sheathing and inadequate ventilation, the team ensured that the new roof not only offers superior water resistance and longevity but also meets higher performance standards for insulation and durability. The replacement process eliminated common weak points, such as numerous seams and poor edge sealing, which were vulnerabilities in the old roofing system. The result is a streamlined, secure installation that provides peace of mind and long-term value, with a lifespan extending well beyond the original roof.
