The focal point of the kitchen is the meticulously crafted tile backsplash. The herringbone pattern over the stove adds a touch of sophistication and texture. Paired with the warmth of hardwood flooring, seamlessly filled in where cabinets were relocated, this kitchen exudes a cozy yet contemporary ambiance. With the sink moved from its awkward corner space, the kitchen's flow is enhanced, making meal prep and cleanup a breeze. The new, farmhouse sink is perfectly positioned to optimize functionality and style. With polished nickel faucets and amazing gold pendants, every detail exudes luxury and refinement. The ventilation system was upgraded from a downdraft to a sleek recirculating hood, ensuring optimal air quality while maintaining a seamless aesthetic. The new design embraces the practicality of a redesigned layout, transitioning from a double-height peninsula to an L-shaped configuration, maximizing counter space and efficiency. Cabinets have been skillfully relocated to accommodate a new slide-in range, complete with convenient spice cabinets on each side, ensuring the culinary essentials are always within reach. Located in the heart of Manhattan’s Lower East Side, the building was erected on a shallow commercial lot between two 120 year old masonry buildings and a new residential rental building. 330 Grand Street is a mix of 725 SF 1BRs and 1050 SF 2BR apartments. It also contains a 1100 SF two story duplex as well as private and public rooftop space, large private balconies for most units and two large private terraces for the ground floor units. 330 Grand Street was originally designed and approved at the NYC DOB as a prefabricated modular building. During the pandemic, as shipping costs skyrocketed putting the project at risk, we suggested redesigning the building as a reinforced cast-in-place concrete structure. Concrete was readily available and prices had not been affected by the demand increase that many other materials suffered in the pandemic. We took this opportunity to raise floor to ceiling heights, enlarge high performance windows and redistribute the buildings MEPFS and Structural Systems to create very open floor plans. The challenge was to create a luxurious sensorial living experience with very limited means. In a city with very high construction costs, low cost residential buildings in the area are usually devoid of good quality, design and character. Our approach was to aim high for the end user, prioritizing natural light, open space with long visual perspectives, high ceilings and as always, rejecting the use of predefined building templates. Our biggest challenge was to ensure that the small spaces feel as clean cut, large and bright as possible. Several unique design decisions were made to ensure low cost and high quality; Floor plans were laid out so that spaces were wide open and free of clutter from mechanical or structural interruptions. Therefore all infrastructure was placed in lateral demising walls, which in turn act as the unit’s storage and kitchen. The apartments feel wide open, are super quiet and have more storage space than any other comparable apartment in the city. To solve the problem of the site’s shallow commercial lot which is typically prone to dark interior spaces we focused our attention on the building’s envelope. Instead of the usual small punched window openings, oversized high performance windows were designed to ensure that light penetrated as far as possible into the units. In the smaller 1BR units, the full 50’ depth of the lot is perceived by partitioning spaces with sliding pocket doors that can be retracted to allow deep visual perspectives, making the sight lines in the space feel longer, larger, more ample than normal. In addition to the full height glazing, each unit above the 2nd floor receives a 7 foot covered balcony, adding 120 to 240 sf to each apartment, something unusual in New York City buildings. The space is large enough for a full size dining table, when the weather permits being outside. We also worked hard to ensure modularity. For example, all kitchen units are all identical throughout the building. The idea of modularity and the economy of the repetitive unit is exercised to the maximum through the building. Hardware, appliances, flooring, wall coverings and material finishes are all carefully selected to feel bespoke, high quality and unique. It was important to KURV that the result of this work manifest into something that would deeply connect with the end user and sustain relationships with the consumers of this space. What our clients needed: • Create a garden folly that doubles as a well-built shed for crafts and storage. • Size the structure large enough for comfortable storage without dominating the garden. • Discreetly locate the shed in the far corner of the rear yard while maintaining existing trees. • Ensure that the structure is protected from the weather and carefully detailed to deter access of wildlife and rodents. FUNCTION • Construct the shed slab close to grade to permit easy access for bicycle storage, while building shed walls above grade to ensure against termites and dryrot. • Install a French door and operable casement windows to admit plenty of daylight and provide views to the garden. • Include rugged built-in work bench, shelves, bike racks and tool storage for a rustic well-organized and efficient space. • Incorporate GFIC electrical service for safe access to power at this distant corner of the yard. • Position energy-efficient interior lighting to ensure space can be used year-round. • Switch control of exterior light from house and from shed for ease of command. AESTHETICS • Design and detail the shed to coordinate with the Arts and Crafts style house. • Include an arbor for future flowering vines, further softening the shed’s garden presence. • Simple and rustic interior surfaces ensure that the space is easy to clean. • Create an aged and softly weathered appearance, and protect the exterior siding by finishing the cedar with a custom-colored semi-transparent stain. INNOVATIVE MATERIALS AND CONSTRUCTION • Factory-built components were pre-assembled to allow for a speedy assembly and for a shorter on-site construction schedule. • Each component was easily transported through the yard without disturbing garden features. • Decorative exterior trim frames the door and windows, while a simpler trim is used inside the unadorned shed. OBSTACLE OVERCOME • The structure is located in the corner of the yard to avoid disturbance of a curly willow tree. • The low-profile structure is positioned close to property lines while staying beneath the allowable daylight plane for structures. • To comply with daylight plane close to fence, the roof form combines hip and gable forms, with door located at gable end. • The height of the modest interior is maximized, without exceeding the allowable building height. CRAFTSMANSHIP • The concrete slab was precisely formed and finished for ease of shed assembly before the factory-built components were delivered to site. • Precision planning meant the pre-framed door fit exactly between raised concrete curb.

Our St. Pete studio designed this stunning home in a Greek Mediterranean style to create the best of Florida waterfront living. We started with a neutral palette and added pops of bright blue to recreate the hues of the ocean in the interiors. Every room is carefully curated to ensure a smooth flow and feel, including the luxurious bathroom, which evokes a calm, soothing vibe. All the bedrooms are decorated to ensure they blend well with the rest of the home's decor.
