This home’s journey began with a desire to design and build a house that meets the rigorous standards of Passive House. Before beginning the design/ construction process, the homeowners had already spent countless hours researching ways to minimize their global climate change footprint. As with any Passive House, a large portion of this research was focused on building envelope design and construction. The wall assembly is combination of six inch Structurally Insulated Panels (SIPs) and 2x6 stick frame construction filled with blown in insulation. A nice Hispanic lady wanted her kitchen to be brighter and to reflect her ethnic heritage. Maintaining the basic footprint to preserve the Terra-cotta floor, San Luis Kitchen replaced her boring flat-panel stock cabinets with custom knotty pine ones. We added details such as rope trim, a stacked crown, and ring pulls for handles. The client then chose a traditional style tile counter at the sink and butcher block for the island.

The client’s desire to reuse their traditional furnishings makes this kitchen unique to their taste, reflecting their personal style. The request for zones led to re-configuring the existing footprint. Capturing space from a small pantry and an adjacent wet bar made room for the larger kitchen island with additional seating and a better flow for casual gatherings of family and friends. The seldom used built- in desk was replaced with a coffee bar and beverage center; now centrally located across from the island.

This lakefront home is located on a small plateau in Forest Beach Estates, high above the lake and beach. The design of the home resulted from the Department of Environmental Qualities Critical Dunes Build-able area requirement. The resulting footprint created a flowing curved surface in plan and a curving perimeter that was covered by a curved roof. The views are spectacular from the three viewing levels of this home and allow the plan to provide multiple point panoramic vistas wherever you are in the spaces.

We created an elegant expression of space and light from an incredibly complex program, and within difficult environmental, code, and land use constraints. Limiting the construction footprint preserves the hillside, many existing trees and native vegetation, and the natural habitats to the west. The mixed-use building includes retail, restaurant, commercial demonstration manufacturing, office, and meeting space, fourteen luxury residences, residential amenity spaces, parking, and three levels of decks. The building mass is divided and opened to incorporate a breezeway.
