The Belfast Residence in Ohio is a new construction, custom modern house situated on a 150 acre farm. Panda solved the challenge of extending the intimate space of the kitchen into the expansiveness of the backyard by installing fully retractable TS.60 All Aluminum Thermally Broken Folding Door Systems. Custom designed for this space, this elegant and durable folding door system spans the entire wall of the kitchen. This door system uses cutting-edge aluminum extrusions with a polyamide bar to connect the frame together while reducing heat or cold transfer. When closed, this Bi-Fold door system provides a protective barrier that lowers u-factors, limits condensation, increases energy performance, and most of all reduces thermal conductivity. The architectural firm, Drawing Dept. designed a cantilevered roof reaching out over the pool on axis with a sunken fire pit, drawing the geometry of the house further out into the landscape. As a result, the heart of the home unrestrictedly extends toward the fire pit for optimal physical and visual connection. Impressive architectural design intertwined with Panda’s custom Bi-Fold doors can create unimaginable opportunities. A custom bar and beverage station adds a boutique-hotel feel, with natural wood cabinetry, open shelving, and integrated refrigeration—perfect for entertaining or everyday convenience. The project is completed with a custom home office, where built-in cabinetry and open shelving provide both function and visual interest. Soft color tones and natural materials create a workspace that feels calm, organized, and intentional. From layout planning to material selection, every detail was designed to support how the homeowners live—resulting in a home that feels cohesive, timeless, and deeply personal.

Pontcanna is a popular residential area in the western district of Cardiff, in South East Wales. Known for its rather large houses and spectacular foliage, interestingly enough roughly a quarter of the population are English folk. I was called down to a property in the area to take a look at a Victorian tiled floor which was in quite poor condition. Along with the typical amount of dirt and muck seen on poorly maintained tiles, there were a number of missing tiles and a fair bit of cement caked on the surface of the floor. It would require a robust clean, fresh seal, and several repairs to get this floor back into optimum condition. To begin, I checked for excess moisture problems using a damp meter in various places of the hallway floor and, thankfully, it was showing dry results. Any dampness could have potentially caused problems later on in the restoration process, so it was s good idea to run tests before starting. Next, I manually scraped as much of the dry paint and cement off the tiles as possible, with no lubrication necessary. I then proceeded to clean the floor with a solution I mixed early, consisting of equal parts Tile Doctor NanoTech HBU and Tile Doctor Pro Clean, rinsing as I went. Both products are designed to tackle heavy soil build-up, with the former uniquely using nano-sized particles (as the product name suggests) to penetrate deep into difficult to reach areas in the tiles in order to lift out ingrained muck. Following the initial clean, I removed all of the loose tiles and those heavily affected by cement, before retiling as necessary with fresh Victorian tiles, and grouting the whole floor. Of course, these replacement tiles were carefully sourced to ensure consistency, as far as possible, with the original pattern of the floor. The next day, I went over the whole floor with an application of the acid-based Tile Doctor Grout Clean Up, diluted with a little alkaline Pro Clean to form a cleaning solution. I then used a black pad to scrub the cleaner into the tiles, similarly to the previous day’s cleaning. This was followed by a through rinse with water to neutralise the floor. It was at this point that I noticed some stubborn cement stains remained so I set about breaking them down using a 60 grade hand held diamond polishing block, and this technique proved successful. After completing the clean, I left the floor to dry out for roughly 24 hours. Upon my return to the property to seal the tiles, I tested again for moisture. It is recommended to run damp tests before sealing, as excess moisture can cloud the sealer, affecting its performance in the long run. Fortunately, no dampness was detected and I was proceeded to seal the floor with seven coats of Tile Doctor Seal & Go, which enhances the natural colours in the stone and provides a nice satin gloss appearance, as requested by the customer. I was extremely pleased with the results of this restoration, as was the customer. This interior design project involved a comprehensive renovation that completely transformed the appearance and features of an apartment located on the Costa del Sol, Spain. The goal was to modernize the space, enhance functionality, and create a more sophisticated and welcoming atmosphere, aligned with a Nordic style that emphasizes warmth and natural elements. ### Space Redistribution: Originally, the apartment had only one bedroom and one bathroom. The first phase of the renovation involved redistributing the space to add a second bathroom, with one of them becoming an en-suite connected directly to the master bedroom. This addition significantly improved comfort and privacy, allowing each bedroom to have its own bathroom. Additionally, a new laundry area was created, providing a dedicated space for the washing machine, water heater, and cleaning supplies, optimizing the home's functionality without compromising aesthetics. ### Flooring and Visual Continuity: The old dark, square-patterned flooring was replaced with porcelain tiles that mimic the texture and tone of wood. This new material was extended from the interior to the terrace, creating a sense of continuity and spaciousness. This change not only modernized the apartment's appearance but also reinforced the visual harmony between indoor and outdoor spaces, inviting residents to enjoy the natural light and views offered by the coastal location. ### Bathroom Renovation: With the addition of a second bathroom, both spaces were completely renovated. The old tiles and bathtub were removed in favor of a more modern and functional design. Light-colored ceramics reflecting the Nordic style were installed, along with contemporary fixtures and clean lines. The en-suite bathroom was designed to offer an intimate and luxurious space, while the second bathroom, though equally modern, provides comfort and accessibility for the rest of the home. ### Style and Décor: The predominant Nordic style was reflected in the choice of materials and colors. The walls were adorned with wooden slats, a detail that adds texture and warmth to the space, while the décor focused on natural elements like wood, linen, and plant fibers, creating a serene and relaxing atmosphere. Neutral tones and simple lines prevail, achieving a perfect balance between sophistication and comfort. ### Final Result: The result is an apartment that not only looks more spacious and modern but also exudes a sense of tranquility and comfort. The renovation has transformed the space into a home that invites you to enjoy sunny days on the Costa del Sol, with a terrace seamlessly integrated with the interior and living spaces that reflect a sophisticated, functional, and inviting lifestyle. Este proyecto de interiorismo consistió en una reforma integral que transformó por completo el aspecto y las características de un apartamento ubicado en la Costa del Sol, España. El objetivo era modernizar el espacio, mejorar la funcionalidad y crear un ambiente más sofisticado y acogedor, alineado con un estilo nórdico que resalta la calidez y la naturalidad. ### Redistribución del Espacio: Inicialmente, el apartamento contaba con una sola habitación y un solo baño. La primera fase de la reforma implicó una redistribución del espacio, añadiendo un segundo baño, de los cuales uno se convirtió en suite, conectado directamente con la habitación principal. Esta ampliación mejoró significativamente la comodidad y privacidad, permitiendo que cada habitación tuviera su propio baño. Today the site of a contemporary, ranch-inspired community, this rustic landscape was once part of the largest silver-producing mining district in the U.S. It later supported an array of intensive, agricultural activities. From the gentle rise of tilled-rubble walls and the patterning of open meadow, to the remnants of sculpted earthworks, evidence of the site’s prior use abounds. Winding foot trails allow visitors to experience panoramic views of the timbered landscape and structural features reminiscent of the historic ranch, including the large, wooden water trough that serves as a central focal point of the property. The design of the current landscape celebrates this juxtaposition of past and present; it revels in its contemporary context while embracing a historically minded design intent and honoring its latent history through selected materials and textures. The result of this mindful effort is an expression of thoughtful transition from the bygone, ranch of yesterday to a modern-day interpretation of the agrarian homestead. The Contemporary Custom Wine Room was fitted into an existing fireplace space, turning the visually unappealing sore thumb of the room into a magnificent show stopping centerpiece. This modern luxury condo on the 31st floor in a downtown San Diego high-rise acted as a very interesting project for the custom wine cellar design team at Vintage Cellars. The modern wine room space has dual paned, insulated glass but because of the nature of glass itself, the cooling unit was recommended to be oversized. The custom wine room space itself didn't have great options for venting the cooling unit due to the location on the 31st floor. The best option to vent was determined to treat the wine room as a wine cabinet, per se. The Cooling Unit, a CellarPro 1800 XTS, was placed in the ceiling, venting down cool air and circulating vented air back upward. The result works perfectly for a uniquely modern and contemporary space such as this. This fully enclosed, glass front custom wine cellar boasts a 300 bottle capacity with a sleek, modern, label forward feel that ULTRA Wine Peg racking is known for. The center section is a double stacked full reveal display row, showcasing some of the homeowner's finer wines. Though no particular space was made within the wine racking area, the design of this modern custom wine cellar was pushed back a couple of feet so that wine case storage could be an option between the glass front and the custom racking. Additionally, the clean feel goes even further upon looking for the entrance into this wine cellar. The flat panel on the furthest left side opens slowly and almost magically when pushed in slightly. This stunning glass enclosed modern custom wine cellar was designed and installed by Vintage Cellars earlier this year. The Contemporary Custom Wine Room was fitted into an existing fireplace space, turning the visually unappealing sore thumb of the room into a magnificent show stopping centerpiece. This modern luxury condo on the 31st floor in a downtown San Diego high-rise acted as a very interesting project for the custom wine cellar design team at Vintage Cellars. The modern wine room space has dual paned, insulated glass but because of the nature of glass itself, the cooling unit was recommended to be oversized. The custom wine room space itself didn't have great options for venting the cooling unit due to the location on the 31st floor. The best option to vent was determined to treat the wine room as a wine cabinet, per se. The Cooling Unit, a CellarPro 1800 XTS, was placed in the ceiling, venting down cool air and circulating vented air back upward. The result works perfectly for a uniquely modern and contemporary space such as this. This fully enclosed, glass front custom wine cellar boasts a 300 bottle capacity with a sleek, modern, label forward feel that ULTRA Wine Peg racking is known for. The center section is a double stacked full reveal display row, showcasing some of the homeowner's finer wines. Though no particular space was made within the wine racking area, the design of this modern custom wine cellar was pushed back a couple of feet so that wine case storage could be an option between the glass front and the custom racking. Additionally, the clean feel goes even further upon looking for the entrance into this wine cellar. The flat panel on the furthest left side opens slowly and almost magically when pushed in slightly. Design ideas for a southwestern landscaping in Phoenix.

“Compelling.” That’s how one of our judges characterized this stair, which manages to embody both reassuring solidity and airy weightlessness. Architect Mahdad Saniee specified beefy maple treads—each laminated from two boards, to resist twisting and cupping—and supported them at the wall with hidden steel hangers. “We wanted to make them look like they are floating,” he says, “so they sit away from the wall by about half an inch.” The stainless steel rods that seem to pierce the treads’ opposite ends are, in fact, joined by threaded couplings hidden within the thickness of the wood. The result is an assembly whose stiffness underfoot defies expectation, Saniee says. “It feels very solid, much more solid than average stairs.” With the rods working in tension from above and compression below, “it’s very hard for those pieces of wood to move.” The interplay of wood and steel makes abstract reference to a Steinway concert grand, Saniee notes. “It’s taking elements of a piano and playing with them.” A gently curved soffit in the ceiling reinforces the visual rhyme. Wooden organizers help hold small utensils and keep everything from sliding around as the drawers are used. We custom made all of the kitchen cabinetry and shelving. The kitchen was a small area so maximizing usable space with function and design was crucial. The island was our biggest challenge. It needed to house several appliances of different size, a farmhouse sink and be able to have function from all 4 sides and still have room for seating space on the backside. The sink side has the farmhouse sink centered with storage drawers to the right that feature wood organizers and a double middle drawer to help hold all the small utensils and still maintain the 3 drawer look from the front view that matches the integrated dishwasher to the left. The right side contains both the integrated soft close trash unit and an icemaker with a third false panel door to maintain the size balance for all three. The left side houses the Sub Zero undercounter freezer. I wanted the face to look like six equal sized drawers, which left the integrated drawer fronts for the freezer overlapping the side panel for the dishwasher. The back of the island has storage tucked up under the seating space. The quartz countertop meets up against the maple butcher block to create a stunning island top.
