This modern luxury condo on the 31st floor in a downtown San Diego high-rise acted as a very interesting project for the custom wine cellar design team at Vintage Cellars. The modern wine room space has dual paned, insulated glass but because of the nature of glass itself, the cooling unit was recommended to be oversized. The custom wine room space itself didn't have great options for venting the cooling unit due to the location on the 31st floor. The best option to vent was determined to treat the wine room as a wine cabinet, per se. The Cooling Unit, a CellarPro 1800 XTS, was placed in the ceiling, venting down cool air and circulating vented air back upward. The result works perfectly for a uniquely modern and contemporary space such as this. This fully enclosed, glass front custom wine cellar boasts a 300 bottle capacity with a sleek, modern, label forward feel that ULTRA Wine Peg racking is known for. The center section is a double stacked full reveal display row, showcasing some of the homeowner's finer wines. Though no particular space was made within the wine racking area, the design of this modern custom wine cellar was pushed back a couple of feet so that wine case storage could be an option between the glass front and the custom racking. Additionally, the clean feel goes even further upon looking for the entrance into this wine cellar. The flat panel on the furthest left side opens slowly and almost magically when pushed in slightly. Unfortunately, however, they couldn’t say the same about their kitchen—it was far from picture-perfect. The homeowners were keen to make the kitchen area more rich and tropical, as well as functional and user-friendly. Strategic design turns a busy location into a secret garden. The bustling commuter road right outside was the only thing standing in the way of our client’s happiness with their new home. Though moving Foxhall Road wasn’t an option, the team at D. A. Dunlevy came up with an equally appealing solution. LOS ANGELES, CA / SINGLE FAMILY RESIDENTIAL The Bel-Air House sits above Hollywood, along scenic Mulholland Drive, the storied thoroughfare that acts as a winding referee between the compact density of the San Fernando Valley, and the more ex-urban conditions of Los Angeles. In contrast to the client’s weekend beach house, here the client envisioned a home that could share equally in the energy of the city, and the rustic qualities of canyon living. The resulting home is both minimal and refined—its abstract forms read against the wilder aspects of its nominally natural setting. As a patron of music, and the arts, the client’s creative interests suggested the overall design approach: A simple yet sophisticated backdrop for the presentation of recitals, and the display and appreciation of beautiful artifacts. The house avows a museum-like attitude—the rich but restrained material palette draws from the colors and textures of the Santa Monica Mountains, and opposes natural with refined, polished with honed, quietly confirming a reverential aspect to this “temple on the hill”. The focus of the house is a dark and silent pool. Intended as a space of emptiness, the pool is an enigmatic statement—at once a source of origin for the house, as well as its apparent conclusion. The spatial aspects unfold from this moment, with the various rooms revolving around this essential void. The pool and its open rotunda echo the reservoir in the canyon below the house, while the ocean beyond ultimately underscores the house’s strong commitment to water. Simple stone walls, taut rooflines, and disciplined and minimal detailing allow the home to act as an armature for the client’s personal expression of taste and creativity. Reaching toward the soaring ceiling, the custom shelving is accessed by a rolling ladder that adds both function and timeless character. Curated books, collected objects, and artwork fill the shelves, creating a layered display that reflects the homeowner's story and passions. Comfortable seating, warm textures, and thoughtful lighting balance the scale of the room, making it equally suited for quiet reading, intimate conversation, and entertaining. The result is a living space that feels grand yet inviting, where every detail contributes to a sense of warmth, personality, and discovery.

This 2022 project for Sovereign Grace Music was a full-scale, purpose-built recording and production facility designed to support songwriting, live tracking, mixing, and video content creation. Working alongside the extraordinary Sovereign Grace team—and in collaboration with Authentic Carpentry—NILES handled sound reduction, audio integration, and all acoustic treatment design and installation. The facility features a full Control Room, a spacious Live Room, and a large Isolation Booth engineered for dry drum capture or vocal tracking during full-band sessions. Each space was crafted for accuracy, clarity, and intuitive workflow, ensuring that engineers and artists can move seamlessly between rooms without breaking creative momentum. Clear sightlines, generous lighting, and intentional layout choices make the studio equally suited for recording and video production. Every room is wired for a plug-and-play workflow, supporting multi-camera shoots, ensemble tracking, and efficient session flow. Behind the aesthetic, the acoustic infrastructure is highly robust. The Control Room, Live Room, and ISO Booth sit on independent floor systems with tailored sound-reducing wall assemblies and strategic treatments throughout. No suite is mechanically bonded, allowing simultaneous use of all rooms with minimal sound transmission. Monitoring in the Control Room centers around PMC 6-2 loudspeakers, precisely tuned to ensure accurate translation from mix position to the final master. The result is a balanced, inviting, and technically exact environment—built to serve the diverse creative needs of Sovereign Grace Music for years to come.

Sag Harbor’s location in the Hamptons on New York’s long island provides an aquatic backdrop for this stately home. Incorporating that light and airy ambience into the interior design of this home, white, accompanied by shades of beige, became the signature colors of this design, enriched by texture as well as the contrast of understated hues. The result is an atmosphere of sophisticated livability, making this home the peer of those in the Architectural Digest Top 100. Part of the overall appeal of this top interior is the interplay of natural light with the equally natural materials of wood and stone, highlighted in the floors, counters and built-in cabinetry. From the remodeling of the kitchen and bathrooms, with their cream-colored cabinets and floors, to the elegant combination of warm wood floors and plush area rugs, the subtlety of the tones celebrates the beauty of this home’s architectural interior.

Nestled atop a wooded ridge in the Hudson Highlands, the architect-owner envisioned a reinterpretation of renowned mid-century experimental “Case Study Homes”. An authentic representation of the materials and a clear outdoor-indoor connection were priorities for the design. Heart pine on the ceiling references the forested surroundings. All cabinets are Bilotta’s private Bilotta Collection cabinetry. The island and wall cabinets are distinctive: natural walnut quarter-sawn veneer trimmed with thin strips of natural walnut solid stock. Matte black on the paneled refrigerator, tall pantry and rear base cabinets frame the area and merge into the black structural columns. Balancing the darker finishes is a single slab of Carrera marble on the backsplash, with Caesarstone in “Concrete” topping the cabinetry. Surrounded by walls of glass, the kitchen is flanked by oversized impressive roof overhangs with exposed joists. Inside, a header was placed to align with the outermost joist and delineate the prep area. Within that footprint, natural heart pine planks line the ceiling, parallel to the outdoor joists. This creates the illusion that the overhang enters the kitchen at one end and exits out the other, further obscuring the line between indoors and out. As a counterpoint to strong vertical cabinet lines and horizontal ceiling lines, a unique bronze scissor-armed light fixture creates a diamond pattern across the length of the kitchen. At the intersection of each arm is an individual half-gold exposed light bulb, resulting in pools of illumination that highlight the beautiful grain pattern and coloration of the wood ceiling – a stunning alternative to ubiquitous recessed lighting. Although it’s not large, this kitchen offers an abundance of storage and countertop space for meal prep and serving. The refrigerator and tall pantry bookend the space; making them equal in size imparts pleasing symmetry. With the sink centered along the back wall and the range centered in the island, there’s plenty of elbow room on each side of the appliances. Everything is within arms’ reach for easy use and fast cleanup. The gray hues of the “Concrete” colored quartz tops and the veining of the Carrera backsplash echo the stone outcroppings in the landscape and provide contrast to the variety of wood tones throughout the room.

This project was all about creating a space that feels like home in every sense. The result is a place that’s equal parts functional and warm, with a special focus on gathering and connection. It’s a home designed to hold moments, celebrate love, and create memories.
