Though moving Foxhall Road wasn’t an option, the team at D. A. Dunlevy came up with an equally appealing solution. The landscape design incorporated plantings of various heights with impressive stone walls and walkways, and was completed with custom automatic entry gates. The resulting design provides much-needed privacy and a buffer from the busy road, safety for the children, and a stunning landscape that will continue to impress over the years.

Here’s an interesting job I completed recently in the town of Lymington which is a lovely costal town within the New Forest and on the west side of the Solent. This Terracotta tiled floor was installed in the kitchen and was suffering from an efflorescence issue due to an ongoing leak which resulted in the salts in the water becoming deposited on the surface of the tiles as the water evaporated leaving a white bloom on the surface. This process is more commonly known as efflorescence and is particularly common in old properties which have no damp proof membrane under the floor and white staining by the cupboards is especially visible in the below photograph. My client was eager to have the problem fixed, and so enlisted Tile Doctor to get the job done. To remove the efflorescence, the Terracotta tiled floor was acid washed using a mild dilution of Tile Doctor Grout Clean-Up which is primarily sold to remove grout smears but is equally effective at removing mineral deposits such as the white salts left behind by efflorescence. The solution was scrubbed into the tiles using a stiff scrubbing brush and was successful at removing the white staining. Naturally it’s not advised to leave acid too long on any surface so the floor was treated in sections and then rinsed off with water and the residue removed using a wet-vacuum. Following this, the floor was power-scrubbed in combination with a diluted solution of Tile Doctor Pro-Clean. Pro-Clean is a versatile cleaner that also contains stripping properties, allowing it to break down and remove old sealers, it also does a nice job getting the grout clean. With the efflorescence treated and the floor now clean I was now happy with the condition of the tiles and give them a final rinse under pressure to ensure the floor was neutralised and any trace of products removed. The Terracotta tiled floor was then left to dry overnight and I came back to seal the floor the next day. To seal the tiles I used three coats of Tile Doctor Seal & Go Extra, which provides a robust surface seal, and is recommended for internal floors with the damp issues. Nashville in Ryman by Shaw Floors. This collection of engineered hickory is made up of 3 widths – 3", 5", and 7" – combined in equal amounts in each box. The result is a floor with lots of visual interest and design impact. Lightly wire-brushed, the beveled-edge planks have a satiny finish. Both texture and finish accentuate the character and grain without being too rustic.

This 2022 project for Sovereign Grace Music was a full-scale, purpose-built recording and production facility designed to support songwriting, live tracking, mixing, and video content creation. Working alongside the extraordinary Sovereign Grace team—and in collaboration with Authentic Carpentry—NILES handled sound reduction, audio integration, and all acoustic treatment design and installation. The facility features a full Control Room, a spacious Live Room, and a large Isolation Booth engineered for dry drum capture or vocal tracking during full-band sessions. Each space was crafted for accuracy, clarity, and intuitive workflow, ensuring that engineers and artists can move seamlessly between rooms without breaking creative momentum. Clear sightlines, generous lighting, and intentional layout choices make the studio equally suited for recording and video production. Every room is wired for a plug-and-play workflow, supporting multi-camera shoots, ensemble tracking, and efficient session flow. Behind the aesthetic, the acoustic infrastructure is highly robust. The Control Room, Live Room, and ISO Booth sit on independent floor systems with tailored sound-reducing wall assemblies and strategic treatments throughout. No suite is mechanically bonded, allowing simultaneous use of all rooms with minimal sound transmission. Monitoring in the Control Room centers around PMC 6-2 loudspeakers, precisely tuned to ensure accurate translation from mix position to the final master. The result is a balanced, inviting, and technically exact environment—built to serve the diverse creative needs of Sovereign Grace Music for years to come.

This stunning glass enclosed modern custom wine cellar was designed and installed by Vintage Cellars. The Contemporary Custom Wine Room was fitted into an existing fireplace space, turning the visually unappealing sore thumb of the room into a magnificent show stopping centerpiece. This modern luxury condo on the 31st floor in a downtown San Diego high-rise acted as a very interesting project for the custom wine cellar design team at Vintage Cellars. The modern wine room space has dual paned, insulated glass but because of the nature of glass itself, the cooling unit was recommended to be oversized. The custom wine room space itself didn't have great options for venting the cooling unit due to the location on the 31st floor. The best option to vent was determined to treat the wine room as a wine cabinet, per se. The Cooling Unit, a CellarPro 1800 XTS, was placed in the ceiling, venting down cool air and circulating vented air back upward. The result works perfectly for a uniquely modern and contemporary space such as this. This fully enclosed, glass front custom wine cellar boasts a 300 bottle capacity with a sleek, modern, label forward feel that ULTRA Wine Peg racking is known for. The center section is a double stacked full reveal display row, showcasing some of the homeowner's finer wines. Though no particular space was made within the wine racking area, the design of this modern custom wine cellar was pushed back a couple of feet so that wine case storage could be an option between the glass front and the custom racking. Additionally, the clean feel goes even further upon looking for the entrance into this wine cellar. The flat panel on the furthest left side opens slowly and almost magically when pushed in slightly. LOS ANGELES, CA / SINGLE FAMILY RESIDENTIAL The Bel-Air House sits above Hollywood, along scenic Mulholland Drive, the storied thoroughfare that acts as a winding referee between the compact density of the San Fernando Valley, and the more ex-urban conditions of Los Angeles. In contrast to the client’s weekend beach house, here the client envisioned a home that could share equally in the energy of the city, and the rustic qualities of canyon living. The resulting home is both minimal and refined—its abstract forms read against the wilder aspects of its nominally natural setting. As a patron of music, and the arts, the client’s creative interests suggested the overall design approach: A simple yet sophisticated backdrop for the presentation of recitals, and the display and appreciation of beautiful artifacts. The house avows a museum-like attitude—the rich but restrained material palette draws from the colors and textures of the Santa Monica Mountains, and opposes natural with refined, polished with honed, quietly confirming a reverential aspect to this “temple on the hill”. The focus of the house is a dark and silent pool. Intended as a space of emptiness, the pool is an enigmatic statement—at once a source of origin for the house, as well as its apparent conclusion. The spatial aspects unfold from this moment, with the various rooms revolving around this essential void. The pool and its open rotunda echo the reservoir in the canyon below the house, while the ocean beyond ultimately underscores the house’s strong commitment to water. Simple stone walls, taut rooflines, and disciplined and minimal detailing allow the home to act as an armature for the client’s personal expression of taste and creativity. In complement to the client’s Mussel Shoals House, which suggests a relationship with the vast, and ever-widening horizon, the architectural resolution of the Bel-Air House emerges from the sheltered and enveloping emotion of the canyon.
