“Compelling.” That’s how one of our judges characterized this stair, which manages to embody both reassuring solidity and airy weightlessness. Architect Mahdad Saniee specified beefy maple treads—each laminated from two boards, to resist twisting and cupping—and supported them at the wall with hidden steel hangers. “We wanted to make them look like they are floating,” he says, “so they sit away from the wall by about half an inch.” The stainless steel rods that seem to pierce the treads’ opposite ends are, in fact, joined by threaded couplings hidden within the thickness of the wood. The result is an assembly whose stiffness underfoot defies expectation, Saniee says. “It feels very solid, much more solid than average stairs.” With the rods working in tension from above and compression below, “it’s very hard for those pieces of wood to move.” The interplay of wood and steel makes abstract reference to a Steinway concert grand, Saniee notes. “It’s taking elements of a piano and playing with them.” A gently curved soffit in the ceiling reinforces the visual rhyme. The jury admired the effect but was equally impressed with the technical acumen required to achieve it. “The rhythm established by the vertical rods sets up a rigorous discipline that works with the intricacies of stair dimensions,” observed one judge. “That’s really hard to do.”

Nancy Knickerbocker of Reico Kitchen and Bath in Southern Pines, NC collaborated with Chis Sowell to design a transitional style kitchen design featuring Green Forest cabinetry. The kitchen cabinets are in the Park Place door style in a Sea Dance Green finish, complimented with Cambria Brittanicca Gold countertops. The kitchen also includes a Kohler faucet and MDC D Shape sink. "I had a fantastic experience with the design and installation team at Reico. They were professional, talented, and easy to work with. Nancy, my designer, took my color preferences and created a beautiful design, addressing all my concerns about layout and budget effortlessly,” said the client. “Once the installation started, I was equally impressed with that team and process. My favorite part of the cabinets is the decision to use deep drawers on the island. I also love the gold handles and the way they accent the gold in the gorgeous countertops. Strategic design turns a busy location into a secret garden. The bustling commuter road right outside was the only thing standing in the way of our client’s happiness with their new home. Though moving Foxhall Road wasn’t an option, the team at D. A. Dunlevy came up with an equally appealing solution. The landscape design incorporated plantings of various heights with impressive stone walls and walkways, and was completed with custom automatic entry gates. The resulting design provides much-needed privacy and a buffer from the busy road, safety for the children, and a stunning landscape that will continue to impress over the years.

From the street, it’s an impeccably designed English manor. Once inside, the best of that same storied architecture seamlessly meshes with modernism. This blend of styles was exactly the vibe three-decades-running Houston homebuilder Chris Sims, founder and CEO of Sims Luxury Builders, wanted to convey with the $5.2 million show-home in Houston’s coveted Tanglewood neighborhood. “Our goal was to uniquely combine classic and Old World with clean and modern in both the architectural design as well as the interior finishes,” Chris says. Their aesthetic inspiration is clearly evident in the 8,000-square-foot showcase home’s luxurious gourmet kitchen. It is an exercise in grey and white—and texture. To achieve their vision, the Sims turned to Cantoni. “We had a wonderful experience working with Cantoni several years ago on a client’s home, and were pleased to repeat that success on this project,” Chris says. Cantoni designer Amy McFall, who was tasked with designing the kitchen, promptly took to the home’s beauty. Situated on a half-acre corner lot with majestic oak trees, it boasts simplistic and elegant interiors that allow the detailed architecture to shine. The kitchen opens directly to the family room, which holds a brick wall, beamed ceilings, and a light-and-bright stone fireplace. The generous space overlooks the outdoor pool. With such a large area to work with, “we needed to give the kitchen its own, intimate feel,” Amy says. To that end, Amy integrated dark grey, high-gloss lacquer cabinetry from our Atelier Collection. by Aster Cucine with dark grey oak cabinetry, mixing finishes throughout to add depth and texture. Edginess came by way of custom, heavily veined Calacatta Viola marble on both the countertops and backsplash. The Sims team, meanwhile, insured the layout lent itself to minimalism. “With the inclusion of the scullery and butler’s pantry in the design, we were able to minimize the storage needed in the kitchen itself,” Chris says. “This allowed for the clean, minimalist cabinetry, giving us the creative freedom to go darker with the cabinet color and really make a bold statement in the home.” It was exactly the look they wanted—textural and interesting. “The juxtaposition of ultra-modern kitchen cabinetry and steel windows set against the textures of the wood floors, interior brick, and trim detailing throughout the downstairs provided a fresh take on blending classic and modern,” Chris says. “We’re thrilled with the result—it is showstopping.” They were equally thrilled with the design process. “Amy was incredibly responsive, helpful and knowledgeable,” Chris says. “It was a pleasure working with her and the entire Cantoni team.” Check out the kitchen featured in Modern Luxury Interiors Texas’ annual “Ode to Texas Real Estate” here.

The kitchen may be the heart of a home, but the dining room is where the family gathers to enjoy special occasions, create and pass on traditions, and savour each other’s company free from distractions. The family behind this particular dining room enjoys doing just that. When they are not traveling the world, Matthew and Anna (names changed) love to cook meals at home with their teenage daughter, entertain family and friends, and live amongst their cherished travel souvenirs and heirlooms. Their dining room, however, was far from the perfect backdrop for these experiences. Before: Dining Room: When Matthew and Anna contacted us, they imagined a space that would comfortably seat 8 to 10 people and incorporate their beautiful inherited dining table and sideboard in a fresh, modern way. Above all, they wanted a dining room that they would feel proud to share. They worked with us to design, lightly renovate, and furnish their dining room and adjacent living space. Now, the room is nothing short of inviting and elevated. Classic Yet Contemporary Dining Room: Viewed from the living area, the dining room is a hidden gem waiting to be discovered. Matthew and Anna wanted dark blue for the walls, and we couldn’t have been happier to find the perfect shade for them. By leaning darker, this rich blue creates the perception of depth, making the room feel enticing, comfortable and secluded. The previous built-ins were underwhelming and lacked function, so we designed wider, taller, double sided cabinets that integrated the existing bulk-head, and then accessorized the shelves with the family’s travel finds, books, and decor. Topping these units with brass art lights not only blends contemporary and traditional styles, it also draws attention to the dining table’s modern show-stopping chandelier. You can’t miss it. Inside the dining room, the effect is equally impressive: enveloping yet spacious, warm yet cool, classic yet contemporary. We incorporated their heirloom pieces seamlessly into the design thanks to the 1:2 ratio. For every traditional piece, we introduced two more modern or contemporary pieces — clean lines, subtle curves, and lustrous brass hardware. The result is a collected yet updated look. In any room with dark walls, lighting is of the utmost importance. We placed a mirror adjacent to the window to reflect natural light throughout the room, and we kept the trim and ceiling white for brightness. To provide maximum versatility, we provided multiple light sources that can be adjusted to create different levels of light to suit any mood or occasion. These include: pot lights and a chandelier on dimmers, a sculptural trilight lamp on the sideboard, and art lights on the bookcases and above important art pieces. The built-ins have another surprise waiting inside this special dining room: Double-sided built-ins: dining room shelving and living room shelving. Rather than keep them white like we did in the living room, we painted the back wall of the book cases the same dark blue as the walls in the rest of the room. This reduces the contrast with the surrounding walls and emphasizes the white outline of the cabinets. We also love the dark blue walls’ role as a beautiful backdrop for this family’s treasures. The brass accessories and hand-painted vases and bowls feel like part of the experience. Of course, what is beauty without function? It may not look like it, but the base storage is only accessible from the dining room side. The units include deep cabinets for storing serving ware, as well as another delightful surprise: silverware drawers lined in luxurious navy velvet! Lastly, we designed this beautiful nook for their heirloom sideboard. From afar, the wall looks as if it has texture and perhaps a touch of shine. Up close, you will notice that it is actually navy blue wallpaper with tiny golden dots. This unique touch accentuates the brass in the room touches throughout the space.. The room feels curated, contemporary, and full of character. When a professional office space needs to make a lasting impression on clients and create an inspiring environment for staff, the design details matter just as much as they do at home. This thoughtful commercial interior refresh transformed a dated, purely functional office into a warm, sophisticated, and beautifully layered space — one that feels more like a high-end boutique or luxury residence than a typical workplace. The guiding philosophy throughout was clear: every space, no matter how utilitarian its purpose, deserves intentional design. From the reception corridor to the staff break room, from the client restrooms to the storage corridor, each area received careful attention to finish, color, and texture. Restrooms Reimagined The two client-facing restrooms were the most dramatic transformations in the project. Rather than the builder-grade wallpaper and basic fixtures typically found in commercial spaces, both were treated as true design moments. The first features floor-to-ceiling wallpaper in a rich taupe with a delicate white botanical branch pattern, creating an immersive, jewel-box feel. A white shaker vanity with dark granite countertop grounds the space, while an arched frameless mirror and brushed gold wall sconce add glamour. A tall gold and glass etagere serves as both decorative storage and a sculptural element, styled with woven baskets, greenery, and stacked accessories. Framed landscape watercolor art adds a serene, organic note, and a freestanding brass toilet paper holder elevates a typically overlooked detail. The second restroom takes an entirely different but equally compelling direction — soft, dusty blue-grey grasscloth-style wallpaper printed with a tone-on-tone chevron leaf stripe wraps every wall, creating a calm, spa-like atmosphere. A weathered wood console provides casual charm beneath a large-scale botanical tulip artwork in sage and cream. The wall-mount sink with exposed plumbing adds an intentional, editorial touch. An arched mirror with a sleek multi-bulb bar sconce in brushed nickel completes the look, while a pair of sculptural brass branch wall sculptures mounted directly to the wallpaper serve as unexpected, memorable art. Storage Made Beautiful The internal storage corridor received a full wall of custom floor-to-ceiling white shaker cabinetry with chrome pulls, flanked by open shelving sections for accessible display and storage. Clean, crisp, and highly organized — this space proves that even a purely functional corridor can be architectural and refined. The Break Room & Kitchenette The staff break room was updated with white shaker cabinetry, light speckled granite countertops, stainless appliances — including a French door refrigerator, dishwasher, and over-counter microwave — and warm sage green walls that bring a restful, refreshing energy to the space. Dark hardwood luxury vinyl plank flooring runs throughout the room, warming the look considerably. A round walnut dining table with upholstered chairs creates a proper gathering space for the team, and framed landscape oil art in an ornate gold frame adds a touch of collected character to the room. Reception & Corridor Details The reception and corridor spaces were treated with deep navy blue paint — bold, sophisticated, and unexpected in a commercial setting. A large abstract landscape painting in warm blues, blush, and gold hangs in a gilded frame against the navy wall, making an immediate statement. A brass and lucite table lamp sits on a floating brass-trimmed shelf alongside a sculptural art object, creating a vignette that communicates creativity and intentionality from the moment clients arrive. The result is a professional environment that communicates confidence, taste, and care — one that clients will remember long after their visit, and one that staff will genuinely enjoy working in every day.

Reaching toward the soaring ceiling, the custom shelving is accessed by a rolling ladder that adds both function and timeless character. Set on beautiful Sanibel Island, overlooking the lagoon, our client’s home was situated in a picture-perfect location. Unfortunately, however, they couldn’t say the same about their kitchen—it was far from picture-perfect. The homeowners were keen to make the kitchen area more rich and tropical, as well as functional and user-friendly. After approaching Progressive Design Build with their renovation needs, they quickly moved into the design phase—brainstorming design ideas with Progressive’s certified kitchen and bath designer. Enamored by Progressive’s 3-Step Design/Build process, the client was able to review their design choices and budget items well before construction began. Working within a comfortable budget, the homeowners were equally impressed by how seamless it was to pick and choose their design options—narrowing their selections and settling on a design style that suited their needs. The end result was a gorgeous Tommy Bahama-style scheme that included Lyptus wood cabinets with rattan and louver door combinations. The refrigerator was disguised using custom cabinet appliance panels, effectively integrating it with the cabinetry wall for a unified look. The new space included a coffee bar, a window seat overlooking the lagoon, new lighting and porcelain tile flooring throughout the home. A full Viking appliance package finished off the look to this Island kitchen jewel.

While the bones of this house were absolutely modern, past renovations were feeling dated and needed a refresh. Bathrooms, living, kitchen and bedrooms all received the keen eye of a talented designer and equally artful homeowner. The result a beautiful modern with tons of warmth and texture throughout.

Here’s an interesting job I completed recently in the town of Lymington which is a lovely costal town within the New Forest and on the west side of the Solent. This Terracotta tiled floor was installed in the kitchen and was suffering from an efflorescence issue due to an ongoing leak which resulted in the salts in the water becoming deposited on the surface of the tiles as the water evaporated leaving a white bloom on the surface. This process is more commonly known as efflorescence and is particularly common in old properties which have no damp proof membrane under the floor and white staining by the cupboards is especially visible in the below photograph. My client was eager to have the problem fixed, and so enlisted Tile Doctor to get the job done. To remove the efflorescence, the Terracotta tiled floor was acid washed using a mild dilution of Tile Doctor Grout Clean-Up which is primarily sold to remove grout smears but is equally effective at removing mineral deposits such as the white salts left behind by efflorescence. The solution was scrubbed into the tiles using a stiff scrubbing brush and was successful at removing the white staining. Naturally it’s not advised to leave acid too long on any surface so the floor was treated in sections and then rinsed off with water and the residue removed using a wet-vacuum. Following this, the floor was power-scrubbed in combination with a diluted solution of Tile Doctor Pro-Clean. Pro-Clean is a versatile cleaner that also contains stripping properties, allowing it to break down and remove old sealers, it also does a nice job getting the grout clean. With the efflorescence treated and the floor now clean I was now happy with the condition of the tiles and give them a final rinse under pressure to ensure the floor was neutralised and any trace of products removed. The Terracotta tiled floor was then left to dry overnight and I came back to seal the floor the next day. To seal the tiles I used three coats of Tile Doctor Seal & Go Extra, which provides a robust surface seal, and is recommended for internal floors with the damp issues.
