This allowed us to make informed decisions about drawer versus door configurations, and when to incorporate features like roll-out shelving to maximize accessibility and function. - Linear light fixtures above the island were chosen for their low visual impact, allowing sightlines to remain clear and emphasizing the thoughtful spatial layout. - The oversized island was carefully executed using two coordinated slabs, with a subtle brass inlay detail between them to turn a logistical challenge into a design feature. - Pop-up electrical outlets were integrated into the island to keep surfaces clutter-free while maintaining easy access, which combined form and function seamlessly. - With multiple focal points and a peaked vaulted ceiling, layout precision was key. The island, hood, and adjacent staircase were all perfectly centered on the vault, creating a sense of alignment across the open space. - In the transitional area between kitchen and backyard, we added a wet bar that visually and functionally connects the indoor space with the outdoors. This storybook Tudor languished on the market due to the lack of bedrooms and their inequitable sizes. In a pre-purchase consultation, we assured the owners that we could yield a four-bedroom house - one primary suite and three additional rooms of near equal size - while maintaining the distinguishing details of the home such as the grand stair. Further, the owners were looking to improve the first-floor functionality of the existing home to support a young growing family. Strollers, shoes, and outerwear were visible and disorganized in the enclosed porch that had become a de facto mudroom. The home had evolved over time to include two forward facing doors; the homeowners primarily used the door into the porch/ mudroom, but consequently felt that the formal entrance for visitors was hierarchically unclear. The first floor’s only bathroom adjacent to the mudroom was dark and cramped. The realized design maximized the footprint with a modest first and second floor addition while maintaining the home’s distinctive Tudor forms to create more interior space. The entry to the reconfigured mudroom was relocated to the driveway side for easy homeowner access. This also restored the home’s original historic entry door as the public point of welcome. The mudroom was designed with increased options for storage and a large closet. A new compact, yet efficient powder room includes a custom marble sink and a window to the exterior for natural light. On the second floor, a bedroom suite – affectionately referred to as a “kid zone” – achieved equitable sizes and a bonus “kids only” attic loft space. New architectural features such as the box bay, door canopy, and interior Gothic arched entry to the “kid zone” compliment the original Tudor architectural language, while the massing of the addition appears harmonious. The result achieved the space and lifestyle goals of the homeowners while sensitively maintaining the scale and style of the home and its neighbors.

The end result was a gorgeous Tommy Bahama-style scheme that included Lyptus wood cabinets with rattan and louver door combinations. The refrigerator was disguised using custom cabinet appliance panels, effectively integrating it with the cabinetry wall for a unified look. The new space included a coffee bar, a window seat overlooking the lagoon, new lighting and porcelain tile flooring throughout the home. From the street, it’s an impeccably designed English manor. Once inside, the best of that same storied architecture seamlessly meshes with modernism. This blend of styles was exactly the vibe three-decades-running Houston homebuilder Chris Sims, founder and CEO of Sims Luxury Builders, wanted to convey with the $5.2 million show-home in Houston’s coveted Tanglewood neighborhood. “Our goal was to uniquely combine classic and Old World with clean and modern in both the architectural design as well as the interior finishes,” Chris says. Their aesthetic inspiration is clearly evident in the 8,000-square-foot showcase home’s luxurious gourmet kitchen. It is an exercise in grey and white—and texture. To achieve their vision, the Sims turned to Cantoni. “We had a wonderful experience working with Cantoni several years ago on a client’s home, and were pleased to repeat that success on this project,” Chris says. Cantoni designer Amy McFall, who was tasked with designing the kitchen, promptly took to the home’s beauty. Situated on a half-acre corner lot with majestic oak trees, it boasts simplistic and elegant interiors that allow the detailed architecture to shine. The kitchen opens directly to the family room, which holds a brick wall, beamed ceilings, and a light-and-bright stone fireplace. The generous space overlooks the outdoor pool. With such a large area to work with, “we needed to give the kitchen its own, intimate feel,” Amy says. To that end, Amy integrated dark grey, high-gloss lacquer cabinetry from our Atelier Collection. by Aster Cucine with dark grey oak cabinetry, mixing finishes throughout to add depth and texture. Edginess came by way of custom, heavily veined Calacatta Viola marble on both the countertops and backsplash. The Sims team, meanwhile, insured the layout lent itself to minimalism. “With the inclusion of the scullery and butler’s pantry in the design, we were able to minimize the storage needed in the kitchen itself,” Chris says. “This allowed for the clean, minimalist cabinetry, giving us the creative freedom to go darker with the cabinet color and really make a bold statement in the home.” It was exactly the look they wanted—textural and interesting. “The juxtaposition of ultra-modern kitchen cabinetry and steel windows set against the textures of the wood floors, interior brick, and trim detailing throughout the downstairs provided a fresh take on blending classic and modern,” Chris says. “We’re thrilled with the result—it is showstopping.” They were equally thrilled with the design process. “Amy was incredibly responsive, helpful and knowledgeable,” Chris says. “It was a pleasure working with her and the entire Cantoni team.” Check out the kitchen featured in Modern Luxury Interiors Texas’ annual “Ode to Texas Real Estate” here.

This project centered on helping a wonderful client and her equally fantastic dog transform her condo into a space that truly reflected her style and simplified her life. Eager to create a home that was both beautiful and functional, she envisioned a haven in the heart of the city. Before: Feeling Disconnected Before the renovation, our client felt disconnected from her condo. The builder-grade kitchen was a constant source of frustration, with an awkward peninsula that hindered the flow of the space. The condo overall felt outdated and no longer captured her vibrant personality. The foyer and laundry areas were cramped and lacked organization, while the mismatched hardwood flooring only added to the disjointed atmosphere. As for the bathrooms, they felt frozen in time, desperately needing an update. Worries and Concerns Like many homeowners, our client had heard her fair share of renovation horror stories—tales of projects gone awry and the frustrations of managing multiple contractors. She was understandably cautious and needed a trustworthy, experienced team she could rely on to handle the project with care and expertise. The Solution: A Personalized Transformation We took the time to listen carefully to our client’s needs and concerns and developed a tailored plan to address each of her pain points. For the kitchen, we preserved the existing layout but reimagined the space entirely. The awkward peninsula was redesigned to improve traffic flow and provide much-needed storage and counter space. Clever storage solutions, such as pull-outs, shelving, concealed drawers in the toe kicks, and an appliance garage, were incorporated. The kitchen now boasts a warm and inviting atmosphere, with light wood-tone lower cabinetry, off-white upper cabinets, and brushed nickel hardware that ties it all together. The laundry room, once cramped and chaotic, was transformed into an organized, efficient space. We added custom cabinetry with pull-outs for hanging clothes, open storage above, a laundry sink, and a spacious counter for folding—no more piles of laundry! Both the en-suite and shared bathrooms underwent complete renovations. Custom cabinetry was installed, including a floor-to-ceiling linen closet, and light grey and brown-toned tiles were selected, with contrasting hexagonal tiles for the shower floor. A heated flooring system was added for luxury and comfort year-round. The mismatched flooring throughout the condo was replaced with cohesive vinyl and porcelain tiles, creating a seamless, modern aesthetic throughout the space. Overcoming Challenges As with any renovation, there were challenges to navigate. One of the key obstacles was managing the condo board’s renovation rules and policies while coordinating the delivery schedules for finishes and fixtures, especially during the busy holiday season. With careful planning, we ensured the project stayed on track. Additionally, we encountered a height variation between the tile and vinyl flooring. To resolve this, we used self-leveling material under the vinyl, ensuring a smooth and seamless transition between the two flooring types. The Grand Reveal: A Dream Come True The final result is simply stunning. The kitchen is now a chef’s dream, with custom-built cabinets, smooth quartz countertops, and a matching stone backsplash. Brushed nickel and stainless steel plumbing fixtures, elegant cabinet hardware, and LED lighting under the upper cabinets add the perfect finishing touches. Custom organizers in the foyer and laundry closets provide ample storage and keep everything neatly in place. The bathrooms have been transformed into spa-like retreats, with beautiful porcelain tiles and custom cabinetry. The new vinyl flooring throughout the main living areas and bedroom unifies the space, creating a cohesive and modern atmosphere. Life Transformed Our client’s life has been completely transformed. This stunning glass enclosed modern custom wine cellar was designed and installed by Vintage Cellars earlier this year. The Contemporary Custom Wine Room was fitted into an existing fireplace space, turning the visually unappealing sore thumb of the room into a magnificent show stopping centerpiece. This modern luxury condo on the 31st floor in a downtown San Diego high-rise acted as a very interesting project for the custom wine cellar design team at Vintage Cellars. The modern wine room space has dual paned, insulated glass but because of the nature of glass itself, the cooling unit was recommended to be oversized. The custom wine room space itself didn't have great options for venting the cooling unit due to the location on the 31st floor. The best option to vent was determined to treat the wine room as a wine cabinet, per se. The Cooling Unit, a CellarPro 1800 XTS, was placed in the ceiling, venting down cool air and circulating vented air back upward. The result works perfectly for a uniquely modern and contemporary space such as this. This fully enclosed, glass front custom wine cellar boasts a 300 bottle capacity with a sleek, modern, label forward feel that ULTRA Wine Peg racking is known for. The center section is a double stacked full reveal display row, showcasing some of the homeowner's finer wines. Though no particular space was made within the wine racking area, the design of this modern custom wine cellar was pushed back a couple of feet so that wine case storage could be an option between the glass front and the custom racking. Additionally, the clean feel goes even further upon looking for the entrance into this wine cellar. The flat panel on the furthest left side opens slowly and almost magically when pushed in slightly. The homeowners wanted personality — spaces that felt collected, intentional, and a little unexpected. The result is a whole-home transformation where every room tells part of the same cohesive story. The kitchen serves as the heart of it all. Sage green cabinetry with raised panel detailing wraps the entire space, while a bold large-scale botanical wallpaper in warm cream, brown, and black makes an unforgettable statement. The pattern doesn't stop at the kitchen walls — it carries through the built-in bar area and connects to the living room, creating a visual thread that ties the main floor together. White Calacatta-style quartz countertops and backsplash, matte black hardware, mercury glass pendants, and a built-in Sub-Zero refrigerator with custom cabinet surround complete the kitchen's layered look. A built-in window seat breakfast nook with sage cushions adds charm and function in equal measure. The living room anchors the home with drama and warmth. Strategic design turns a busy location into a secret garden. The bustling commuter road right outside was the only thing standing in the way of our client’s happiness with their new home. Though moving Foxhall Road wasn’t an option, the team at D. A. Dunlevy came up with an equally appealing solution. The landscape design incorporated plantings of various heights with impressive stone walls and walkways, and was completed with custom automatic entry gates. The resulting design provides much-needed privacy and a buffer from the busy road, safety for the children, and a stunning landscape that will continue to impress over the years.
