This beverage area has a wet bar within its absolute black polished granite counter, tops white shaker cabinets. The backsplash is tin. The open shelves are made from reclaimed wood and feature subtle and modern lighting. The black iron hardware matches the hardware on the adjacent Dutch door. After tearing down this home's existing addition, we set out to create a new addition with a modern farmhouse feel that still blended seamlessly with the original house. The addition includes a kitchen great room, laundry room and sitting room. Outside, we perfectly aligned the cupola on top of the roof, with the upper story windows and those with the lower windows, giving the addition a clean and crisp look. Using granite from Chester County, mica schist stone and hardy plank siding on the exterior walls helped the addition to blend in seamlessly with the original house. The Timothy Hyde House, c. 1729, dear to the homeowners for its historic details, but long-lacking the family oriented spaces and living areas essential for today’s extended family lifestyle. Unwilling to compromise an ounce of character, this growing family longed for more practical amenities like a visitor’s private retreat with bedroom, living room and bath, garage parking, a proper master bedroom layout with full bath and walk-in closet, in addition to a new kitchen that would function as the heart of the home. Ultimately the total square footage was doubled and the entire flow of the home was reworked keeping all of the character details intact. The kitchen is the hub, serving up its center island topped off with reclaimed white oak once belonging to a barn built in the 1880’s; jet mist leather granite tops off the remainder of the kitchen. Custom cable lighting was the ingenious solution for the complicated preservation of the original exposed beams and posts in the kitchen. The barn door was custom crafted from original timbers. Many cups of coffee will be enjoyed at the cozy, sun-filled dining nook overlooking the family room and new adjacent deck. The rear, separate entry mudroom with step-up laundry was a long awaited luxury over the previous basement facilities. Moving upstairs, a centrally located bathroom was removed to create a wheelhouse style landing/passage hall, now home to a quiet workspace, featuring original wide plank floors and tailor-made sconces. Baths were added and upgraded including soapstone tops, marble, a glorious soaker tub in the generous master bath, all giving the home a taste of luxury. Bathing in sunlight rests the master suite starring the original beams, cathedral ceilings, and well-suited chandelier. Throughout the home strategically designed built-ins provide a plethora of storage and organization. This 280 year-old Colonial shines on brighter than ever. Using various online photos and DIY descriptions, I laid these out and, with the help of two friends, built them. Woman Power! I think my total expense was about $400. I had pipe sections cut at the store and used pine stepping (nice and thick and has the bullnose) that I bought from my local hardware store (under $200). I degreased the pipe (did not paint it) and used a prestain (essential for pine) and stain on the wood, followed by linseed oil. I love the shelves!

What started as an addition project turned into a full house remodel in this Modern Craftsman home in Narberth, PA.. The goal of this kitchen remodel was to create a more functional and enlarged kitchen because the owner is an avid cook. Expanding the available space for the kitchen involved moving the patio doors to the family room to access the backyard under a newly constructed porch roof. The owners stand at different heights and the goal of the overall kitchen design was to be a comfortable workspace for all the residents. They opted to eliminate upper cabinets, since they are hard to reach and instead incorporate tall pantry-style cabinets at the north wall, complete with a very important breakfast coffee, smoothie, and juice station that is "hidden" behind tuck-away doors. Every inch of the kitchen was considered to store all their essentials, including a designated spot for a step-stool. This kitchen design also incorporates double dishwashers. This self-described style is New Traditional with a West coast cool-casual with some east coast English antiques and that are reflected in the home elsewhere, The home also reflected a slightly French design style, so Factor Design Build aimed for a clean, classic, and timeless look with a custom Venetian plaster hood, Quartzite countertops, and inset cabinets. The view to the backyard was enhanced by flanking the hood with large windows. The clients felt that it was important that most-touched items be high-quality and unlacquered metal, so the cabinet hardware is by Ashley Norton, and the plumbing fixtures from Waterworks. The clients had a special affinity for the Chamonix quartzite for the countertops and splash.

The bathrooms as very sleek and modern, with flat panel, high gloss cabinetry, white quartz counters, and gray porcelain tile floors. This sun-filled farmhouse kitchen is the focal point of this home’s new addition. The kitchen is white with wood elements, giving it a contemporary feel. From the recessed outlets in the island, to the columns adorning the island, to the hood with walnut trim, to the paneled refrigerator that matches the cabinetry, every detail was customized for the homeowners. The kitchen is anchored by a large island with seating for seven and tons of storage. The island is bookended by additional components topped by walnut butcher block counters. One end serves as a table and the other end is an extra area for food prep and storage. There is also a cutting board integrated into the sink. The white quartz on the island and main kitchen counters and white subway tile backsplash give the kitchen a modern, sleek look. The walnut trim around the hood is a special touch that ties directly into the walnut butcher block counters. After tearing down this home's existing addition, we set out to create a new addition with a modern farmhouse feel that still blended seamlessly with the original house. The addition includes a kitchen great room, laundry room and sitting room. Outside, we perfectly aligned the cupola on top of the roof, with the upper story windows and those with the lower windows, giving the addition a clean and crisp look. Using granite from Chester County, mica schist stone and hardy plank siding on the exterior walls helped the addition to blend in seamlessly with the original house. Inside, we customized each new space by paying close attention to the little details. Reclaimed wood for the mantle and shelving, sleek and subtle lighting under the reclaimed shelves, unique wall and floor tile, recessed outlets in the island, walnut trim on the hood, paneled appliances, and repeating materials in a symmetrical way work together to give the interior a sophisticated yet comfortable feel. This landscape project features a series of tiered retaining walls constructed with High Format Rosetta Outcroppings, designed to stabilize a sloped backyard while improving the overall appearance of the landscape. Installed for a homeowner in Westerville, Ohio, the retaining wall system addresses significant hillside erosion while creating a structured and visually appealing outdoor environment. The project includes three distinct tiers of Rosetta Outcropping retaining walls, strategically installed along the back hillside to help control soil movement and reduce erosion. The large-scale stone appearance of the Rosetta Outcroppings provides the look of natural quarried stone while offering the structural strength required for retaining wall applications in sloped terrain. Each tier of the retaining wall system helps slow water runoff and stabilize the hillside by creating stepped levels across the slope. We met the owners of this 6-story townhouse in Philadelphia when we renovated their neighbor's home. Originally, this townhouse contained a multi-level apartment and a separate studio apartment. The owners wanted to combine both units into one modern home with sleek, yet warm elements. We really enjoyed creating a beautiful triangular, glass paneled staircase; a living garden wall that stretches up through 4 stories of the house; and an eye-catching glass fireplace with a mantle made out of reclaimed wood.
