This sun-filled farmhouse kitchen is the focal point of this home’s new addition. The kitchen is white with wood elements, giving it a contemporary feel. From the recessed outlets in the island, to the columns adorning the island, to the hood with walnut trim, to the paneled refrigerator that matches the cabinetry, every detail was customized for the homeowners. The kitchen is anchored by a large island with seating for seven and tons of storage. The island is bookended by additional components topped by walnut butcher block counters. One end serves as a table and the other end is an extra area for food prep and storage. There is also a cutting board integrated into the sink. The white quartz on the island and main kitchen counters and white subway tile backsplash give the kitchen a modern, sleek look. The walnut trim around the hood is a special touch that ties directly into the walnut butcher block counters. After tearing down this home's existing addition, we set out to create a new addition with a modern farmhouse feel that still blended seamlessly with the original house. The addition includes a kitchen great room, laundry room and sitting room. Outside, we perfectly aligned the cupola on top of the roof, with the upper story windows and those with the lower windows, giving the addition a clean and crisp look. Using granite from Chester County, mica schist stone and hardy plank siding on the exterior walls helped the addition to blend in seamlessly with the original house. Inside, we customized each new space by paying close attention to the little details. This landscape project features a series of tiered retaining walls constructed with High Format Rosetta Outcroppings, designed to stabilize a sloped backyard while improving the overall appearance of the landscape. Installed for a homeowner in Westerville, Ohio, the retaining wall system addresses significant hillside erosion while creating a structured and visually appealing outdoor environment. The project includes three distinct tiers of Rosetta Outcropping retaining walls, strategically installed along the back hillside to help control soil movement and reduce erosion. The large-scale stone appearance of the Rosetta Outcroppings provides the look of natural quarried stone while offering the structural strength required for retaining wall applications in sloped terrain. Each tier of the retaining wall system helps slow water runoff and stabilize the hillside by creating stepped levels across the slope. What a treat it was to work on this 190-year-old colonial home! Since the home is on the Historical Register, we worked with the owners on its preservation by adding historically accurate features and details. The stucco is accented with “Colonial Blue” paint on the trim and doors. The copper roofs on the portico and side entrance and the copper flashing around each chimney add a pop of shine. The goal of this kitchen remodel was to create a more functional and enlarged kitchen because the owner is an avid cook. Expanding the available space for the kitchen involved moving the patio doors to the family room to access the backyard under a newly constructed porch roof. The owners stand at different heights and the goal of the overall kitchen design was to be a comfortable workspace for all the residents. They opted to eliminate upper cabinets, since they are hard to reach and instead incorporate tall pantry-style cabinets at the north wall, complete with a very important breakfast coffee, smoothie, and juice station that is "hidden" behind tuck-away doors. Every inch of the kitchen was considered to store all their essentials, including a designated spot for a step-stool. This kitchen design also incorporates double dishwashers. This self-described style is New Traditional with a West coast cool-casual with some east coast English antiques and that are reflected in the home elsewhere, The home also reflected a slightly French design style, so Factor Design Build aimed for a clean, classic, and timeless look with a custom Venetian plaster hood, Quartzite countertops, and inset cabinets. The view to the backyard was enhanced by flanking the hood with large windows. The clients felt that it was important that most-touched items be high-quality and unlacquered metal, so the cabinet hardware is by Ashley Norton, and the plumbing fixtures from Waterworks. The clients had a special affinity for the Chamonix quartzite for the countertops and splash.

This first floor remodel included the kitchen, powder room, mudroom, laundry room, living room and office. The bright, white kitchen is accented by gray-blue island with seating for four. Land+Shelter’s pond pavilion and swing elevates the humble swimming hole to new heights of design. With this graceful arched pond swing we offer visitors the chance to choose their own level of excitement. Choose your step, then jump! In the pond pavilion, a simple steel frame and dark neutral curtains frame the landscape beyond as an ever changing painting. The compact pavilion plan combines a fireplace, water, and shade - all the essential elements of pond enjoyment in one sleek package. Swimming holes aren’t supposed to be elegant; we beg to differ! This fun pavilion and swing project offered us the chance to combine landscape and architecture in a custom steel design package truly unique to this family estate.

Homeowner Services of Michigan (HSM) is excited to share the details of a new 16' x 22' family room expansion in Ann Arbor, Michigan. This project reflects our dedication to meeting our clients' specific needs. Our clients approached us needing more space for their growing family and wanted a seamless integration with their existing home. After thorough consultations, we developed a plan to bring their vision to life. The project began with careful architectural planning. We worked with a local architect to create detailed plans and secured all necessary permits to ensure compliance with local building codes. Site preparation involved demolishing an existing carport, grading, and excavation to prepare the building pad for the new foundation. This step was essential to ensure a stable base for the construction. Our team then focused on structural framing, tying the new addition to the existing home. We ensured that the new structure matched the current architectural style for a seamless blend. The addition was then roofed and sheathed to provide a sturdy and weatherproof exterior. Next, we addressed the electrical work, installing new circuits for lighting, HVAC, and receptacles, and adding smoke and carbon monoxide detectors to meet safety standards. A licensed journeyman electrician performed the electrical service to ensure high-quality and compliant installations. Insulation and drywall installation followed. We installed batt insulation to meet or exceed Michigan Energy Code requirements. The interior surfaces were finished with drywall, taping, mudding, sanding, and priming to prepare for painting. Baseboard molding and trim around doors and windows added the finishing touches. Exterior features were also important. We framed and installed new windows and a front entry door and added a front eyebrow vent feature to match the existing structure. Vinyl siding was installed to complete the exterior, ensuring a cohesive look and enhanced curb appeal. Throughout the project, we maintained a clean and professional worksite, disposing of debris responsibly and minimizing disruption to the client's daily lives. Our focus was always on delivering quality and ensuring client satisfaction. This home addition project highlights our commitment to understanding and fulfilling our clients' needs. This home’s focal point is its gorgeous three-story center staircase. The staircase features continuous custom-made raised panel wainscoting on the walls throughout each of the three stories. Consisting of red oak hardwood flooring, the staircase has an oak banister painted posts. The outside tread features a scallop detail. The entrance to this inviting living room is marked by two custom-made columns. The room’s focal point is the gas fireplace, which is surrounded by white Carrara marble and is topped with a white wood, crown moulding mantel. To draw the eye, the wall behind the fireplace is covered in custom, raised panel wainscoting. Other architectural millwork in the room includes wainscoting, crown moulding and door trim. The red oak hardwood flooring continues from the foyer, adding to the home's expansive and airy feel. This light and airy home in Chadds Ford, PA, was a custom home renovation for long-time clients that included the installation of red oak hardwood floors, the master bedroom, master bathroom, two powder rooms, living room, dining room, study, foyer and staircase. remodel included the removal of an existing deck, replacing it with a beautiful flagstone patio. Each of these spaces feature custom, architectural millwork and custom built-in cabinetry or shelving. A special showcase piece is the continuous, millwork throughout the 3-story staircase. We met the owners of this 6-story townhouse in Philadelphia when we renovated their neighbor's home. Originally, this townhouse contained a multi-level apartment and a separate studio apartment. The owners wanted to combine both units into one modern home with sleek, yet warm elements. We really enjoyed creating a beautiful triangular, glass paneled staircase; a living garden wall that stretches up through 4 stories of the house; and an eye-catching glass fireplace with a mantle made out of reclaimed wood.
