Homeowner Services of Michigan LLCHomeowner Services of Michigan (HSM) is excited to share the details of a new 16' x 22' family room expansion in Ann Arbor, Michigan. This project reflects our dedication to meeting our clients' specific needs.
Our clients approached us needing more space for their growing family and wanted a seamless integration with their existing home. After thorough consultations, we developed a plan to bring their vision to life.
The project began with careful architectural planning. We worked with a local architect to create detailed plans and secured all necessary permits to ensure compliance with local building codes.
Site preparation involved demolishing an existing carport, grading, and excavation to prepare the building pad for the new foundation. This step was essential to ensure a stable base for the construction.
Our team then focused on structural framing, tying the new addition to the existing home. We ensured that the new structure matched the current architectural style for a seamless blend. The addition was then roofed and sheathed to provide a sturdy and weatherproof exterior.
Next, we addressed the electrical work, installing new circuits for lighting, HVAC, and receptacles, and adding smoke and carbon monoxide detectors to meet safety standards. A licensed journeyman electrician performed the electrical service to ensure high-quality and compliant installations.
Insulation and drywall installation followed. We installed batt insulation to meet or exceed Michigan Energy Code requirements. The interior surfaces were finished with drywall, taping, mudding, sanding, and priming to prepare for painting. Baseboard molding and trim around doors and windows added the finishing touches.
Exterior features were also important. We framed and installed new windows and a front entry door and added a front eyebrow vent feature to match the existing structure. Vinyl siding was installed to complete the exterior, ensuring a cohesive look and enhanced curb appeal.
Throughout the project, we maintained a clean and professional worksite, disposing of debris responsibly and minimizing disruption to the client's daily lives. Our focus was always on delivering quality and ensuring client satisfaction.

To brighten this formally dark room, we painted the wood trim white, which really highlighted the huge circle top window and French doors and added shiplap to the ceiling. The new red oak floor adds even more warmth and luxury to the space.
This farmhouse style home in West Chester is the epitome of warmth and welcoming. We transformed this house’s original dark interior into a light, bright sanctuary. From installing brand new red oak flooring throughout the first floor to adding horizontal shiplap to the ceiling in the family room, we really enjoyed working with the homeowners on every aspect of each room. A special feature is the coffered ceiling in the dining room. We recessed the chandelier directly into the beams, for a clean, seamless look. We maximized the space in the white and chrome galley kitchen by installing a lot of custom storage. The pops of blue throughout the first floor give these room a modern touch.

We maintained the traditional feel of this colonial home with Early-American heart pine floors and bead board on the walls of various rooms. But we also added features of modern living. The open concept kitchen has warm blue cabinetry, an eating area with a built-in bench with storage, and an especially convenient area for pet supplies and eating! Subtle and sophisticated, the bathrooms are awash in gray and white Carrara marble. We custom made built-in shelves, storage and a closet throughout the home. Crafting the millwork on the staircase walls, post and railing was our favorite part of the project.

The deep-silled windows in the kitchen provided the perfect place for an eating area, which we outfitted with shelving for additional storage. Form, function, and design united in the beautiful black and white kitchen. It is a cook’s dream with ample storage and counter space. The bathrooms play with gray and white in different materials and textures to create timeless looks. The living room’s built-in shelves and reading nook in the bedroom add detail and storage to the home. The pops of color and eye-catching light fixtures make this condo joyful and fun.

Rudloff Custom BuildersThis bright and inviting sitting room is an addition on to the home. Large windows and the French door pocket doors give the room an open and airy feel. The home’s red oak floors inlayed with mahogany continue through this space.
What started as an addition project turned into a full house remodel in this Modern Craftsman home in Narberth, PA. The addition included the creation of a sitting room, family room, mudroom and third floor. As we moved to the rest of the home, we designed and built a custom staircase to connect the family room to the existing kitchen. We laid red oak flooring with a mahogany inlay throughout house. Another central feature of this is home is all the built-in storage. We used or created every nook for seating and storage throughout the house, as you can see in the family room, dining area, staircase landing, bedroom and bathrooms. Custom wainscoting and trim are everywhere you look, and gives a clean, polished look to this warm house.

Rudloff Custom BuildersThe office is one of the most elegant “man caves” we have ever seen! Retaining and repointing the gorgeous stone walls, we tore down the roof of an existing covered porch, added a new one, walls and windows to create this “gentleman’s office”. At either end of the room, this space’s focal points are the custom designed shelves we built directly into the stone walls. The room is finished off with raised panels on the ceiling and lighting recessed directly into the soffit.

Rudloff Custom BuildersComplete renovation of a colonial home in Villanova. We installed custom millwork, moulding and coffered ceilings throughout the house. The stunning two-story foyer features custom millwork and moulding with raised panels, and mahogany stair rail and front door. The brand-new kitchen has a clean look with black granite counters and a European, crackled blue subway tile back splash. The large island has seating and storage. The master bathroom is a classic gray, with Carrera marble floors and a unique Carrera marble shower.

Architect Fred M FargotsteinThe essential importance of connecting a building to its landscape—both visually and physically— is an underlying philosophy in all of my work. This concept is reflected in my garden by the way in which windows and french doors link both the master bedroom and the studio to the private deck that is nestled between them. The notion is further reinforced by the flowering vine-covered trellis that screens the deck from an adjacent property, and by broad steps that lead from the deck to the patio and shade garden below. Overarching birch limbs provide shade and frame views of the valley to the east, while a border of various dense shrubs shields this tiny urban sanctuary from passersby.
Rudloff Custom BuildersWhat a treat it was to work on this 190-year-old colonial home! Since the home is on the Historical Register, we worked with the owners on its preservation by adding historically accurate features and details. The stucco is accented with “Colonial Blue” paint on the trim and doors. The copper roofs on the portico and side entrance and the copper flashing around each chimney add a pop of shine. We also rebuilt the house’s deck, laid the slate patio, and installed the white picket fence.

Home is about sharing, yet it's also an outlet, and I design it so that my clients can feel they could be anywhere when they are at Home. Those quiet corners where you can rest and reflect are essential even for a few minutes; The texture of wood, the plants, and the small touches like the rolled-up towels help set the mood. It's no accident that you forget where you are when you step into a Master-bathroom – that's the art of escape!
