When a family living in Singapore decided to purchase a New York City pied-à-terre, they settled on the historic Langham Place, a 60-floor building along 5th Ave which features a mixture of permanent residencies and 5-star hotel suites. Immediately after purchasing the condo, they reached out to Decor Aid, and tasked us with designing a home that would reflect their jet-setting lifestyle and chic sensibility. Book Your Free In-Home Consultation Connecting to the historic Tiffany Building at 404 5th Ave, the exterior of Langham Place is a combination of highly contemporary architecture and 1920’s art deco design. And with this highly unique architecture, came highly angular, outward leaning floor-to-ceiling windows, which would prove to be our biggest design challenge. One of the apartment’s quirks was negotiating an uneven balance of natural light throughout the space. Parts of the apartment, such one of the kids’ bedrooms, feature floor-to-ceiling windows and an abundance of natural light, while other areas, such as one corner of the living room, receive little natural light. By sourcing a combination of contemporary, low-profile furniture pieces and metallic accents, we were able to compensate for apartment’s pockets of darkness. A low-profile beige sectional from Room & Board was an obvious choice, which we complemented with a lucite console and a bronze Riverstone coffee table from Mitchell Gold+Bob Williams. Circular tables were placed throughout the apartment in order to establish a design scheme that would be easy to walk through. A marble tulip table from Sit Down New York provides an opulent dining room space, without crowding the floor plan. The finishing touches include a sumptuous swivel chair from Safavieh, to create a sleek, welcoming vacation home for this international client.

This project represents the evolution of a 10 acre space over more than three decades. It began with the pool and space around it. As the vegetable garden grew, the orchard was established and the display gardens blossomed. The prairie was restored and a kitchen was added to complete the space. Brunswick Parlour transforms a Victorian cottage into a hard-working, personalised home for a family of four. Our clients loved the character of their Brunswick terrace home, but not its inefficient floor plan and poor year-round thermal control. They didn't need more space, they just needed their space to work harder. The front bedrooms remain largely untouched, retaining their Victorian features and only introducing new cabinetry. Meanwhile, the main bedroom’s previously pokey en suite and wardrobe have been expanded, adorned with custom cabinetry and illuminated via a generous skylight. At the rear of the house, we reimagined the floor plan to establish shared spaces suited to the family’s lifestyle. Flanked by the dining and living rooms, the kitchen has been reoriented into a more efficient layout and features custom cabinetry that uses every available inch. In the dining room, the Swiss Army Knife of utility cabinets unfolds to reveal a laundry, more custom cabinetry, and a craft station with a retractable desk. Beautiful materiality throughout infuses the home with warmth and personality, featuring Blackbutt timber flooring and cabinetry, and selective pops of green and pink tones. The house now works hard in a thermal sense too. Insulation and glazing were updated to best practice standard, and we’ve introduced several temperature control tools. Hydronic heating installed throughout the house is complemented by an evaporative cooling system and operable skylight. The result is a lush, tactile home that increases the effectiveness of every existing inch to enhance daily life for our clients, proving that good design doesn’t need to add space to add value.

Juxtaposing a Southern Colorado setting with a Moorish feel, North Star Ranch explores a distinctive Mediterranean architectural style in the foothills of the Sangre de Cristo Mountains. The owner raises cutting horses, but has spent much of her free time traveling the world. She has brought art and artifacts from those journeys into her home, and they work in combination to establish an uncommon mood. The stone floor, stucco and plaster walls, troweled stucco exterior, and heavy beam and trussed ceilings welcome guests as they enter the home. Open spaces for socializing, both outdoor and in, are what those guests experience but to ensure the owner's privacy, certain spaces such as the master suite and office can be essentially 'locked off' from the rest of the home. Even in the context of the region's extraordinary rock formations, North Star Ranch conveys a strong sense of personality.

On this project, a bright and modern apartment on central park west, we were fortunate enough to have already established a strong working relationship with the architect. having collaborated on a number of projects in the past, we were already acquainted with working as a team, which allowed us to hit the ground running.

Set on ten acres abutting protected conservation land, the zoning for this site allowed for a creative multi-unit residential project. The design concept created a sustainable modern farm community of three distinct structures. A sense of individuality is established between the buildings, while a comprehensive site design references historic farms with a home-like, residential scale. An existing structure was renovated to house three condo units, featuring sliding barn doors and floor-to-ceiling storefront glass in the great room, with 25’ ceilings. Across a circular cobblestone drive, a new house and barn structure houses two condo units. Connecting both units, a garage references a carriage house and barn with small square windows above and large bays at ground level to mimic barn bays. There is no parking lot for the site – instead garages and a few individual parking spaces preserve the scale of a natural farm property. Patios and yards in the rear of each unit offer private access to the lush natural surroundings and space for entertaining.

When full-time Massachusetts residents contemplate building a second home in Telluride, Colorado the question immediately arises; does it make most sense to hire a regionally based Rocky Mountain architect or a sea level architect conveniently located for all of the rigorous collaboration required for successful bespoke home design. Determined to prove the latter true, Siemasko + Verbridge accompanied the potential client as they scoured the undulating Telluride landscape in search of the perfect house site. The selected site’s harmonious balance of untouched meadow rising up to meet the edge of an aspen grove and the opposing 180 degree view of Wilson’s Range spoke to everyone. A plateau just beyond a fork in the meadow provided a natural flatland, requiring little excavation and yet the right amount of upland slope to capture the views. The intrinsic character of the site was only enriched by an elk trail and snake-rail fence. Establishing the expanse of Wilson’s range would be best served by rejecting the notion of selected views, the central sweeping curve of the roof inverts a small saddle in the range with which it is perfectly aligned. The soaring wave of custom windows and the open floor plan make the relatively modest house feel sizable despite its footprint of just under 2,000 square feet. Officially a two bedroom home, the bunk room and loft allow the home to comfortably sleep ten, encouraging large gatherings of family and friends. The home is completely off the grid in response to the unique and fragile qualities of the landscape. Great care was taken to respect the regions vernacular through the use of mostly native materials and a palette derived from the terrain found at 9,820 feet above sea level. Originally built in 1955, this modest penthouse apartment typified the small, separated living spaces of its era. The design challenge was how to create a home that reflected contemporary taste and the client’s desire for an environment rich in materials and textures. The keys to updating the space were threefold: break down the existing divisions between rooms; emphasize the connection to the adjoining 850-square-foot terrace; and establish an overarching visual harmony for the home through the use of simple, elegant materials. The renovation preserves and enhances the home’s mid-century roots while bringing the design into the 21st century—appropriate given the apartment’s location just a few blocks from the fairgrounds of the 1962 World’s Fair.

The proposal analyzes the site as a series of existing flows or “routes” across the landscape. The negotiation of both constructed and natural systems establishes the logic of the site plan and the orientation and organization of the new home. Conceptually, the project becomes a highly choreographed knot at the center of these routes, drawing strands in, engaging them with others, and propelling them back out again. The project’s intent is to capture and harness the physical and ephemeral sense of these latent natural movements as a way to promote in the architecture the wanderlust the surrounding landscape inspires. At heart, the client’s initial family agenda--a home as antidote to the city and basecamp for exploration--establishes the ethos and design objectives of the work. Photography - Bruce Damonte
