This kitchen remodel in Minneapolis neighborhood, nestled in a quiet pocket of mid-century homes near the river trails, embraces its compact footprint with smart, space-efficient design. Rather than default to an open-concept layout, the kitchen remains enclosed - enhanced by a custom operable vertical shutter that allows the kitchen to be closed off for focused cooking or opened to share light and conversation. Warm flush wood panels on the living room side blend seamlessly with the home’s original character. Reconfigured window openings with H windows establish sightlines from the front door to the backyard, framing a shared community garden beyond and a mature pine from the kitchen space. Brown ash cabinetry, neutral quartz counters, and a handmade ceramic tile backsplash nods to the home’s mid-century character balancing utility with beauty. Double-sided reeded glass uppers filter additional natural light into the kitchen while allowing tableware access from both the kitchen and dining room. New wood floors tie it all together, uniting the main level and reinforcing the feeling that this home, while modest in scale, is filled with light, warmth, and purpose.

The landscape of this home honors the formality of Spanish Colonial / Santa Barbara Style early homes in the Arcadia neighborhood of Phoenix. By re-grading the lot and allowing for terraced opportunities, we featured a variety of hardscape stone, brick, and decorative tiles that reinforce the eclectic Spanish Colonial feel. Cantera and La Negra volcanic stone, brick, natural field stone, and handcrafted Spanish decorative tiles are used to establish interest throughout the property. A front courtyard patio includes a hand painted tile fountain and sitting area near the outdoor fire place. This patio features formal Boxwood hedges, Hibiscus, and a rose garden set in pea gravel. The living room of the home opens to an outdoor living area which is raised three feet above the pool. This allowed for opportunity to feature handcrafted Spanish tiles and raised planters. The side courtyard, with stepping stones and Dichondra grass, surrounds a focal Crape Myrtle tree. One focal point of the back patio is a 24-foot hand-hammered wrought iron trellis, anchored with a stone wall water feature. We added a pizza oven and barbecue, bistro lights, and hanging flower baskets to complete the intimate outdoor dining space. We are delighted to have completed the radical transformation of a tired detached property in South Croydon. When they appointed Granit, our clients were living in the property which had previously been divided into a number of flats. The historic sub-division had resulted in an extremely poor use of space with redundant staircases, kitchens and bathrooms throughout. Our clients sought to reconfigure the property back into a single dwelling for his growing family. Our client had an eye for design and was keen to balance contemporary design whilst maintaining as much of the character of the original house. Maximising natural light, space and establishing a visual and physical connection were also key drivers for the design. Owing to the size of the property, it became apparent that reconfiguration rather than extension provided the solution to meet the brief. A metal clad ‘intervention’ was introduced to the rear facade. This created a strong horizontal element creating a visual balance with the vertical nature of the three storey gable. The metal cladding specified echoed the colour of the red brick string courses tying old with new. Slender frame sliding doors provide access and views of the large garden. The central circulation space was transformed by the introduction of a double height glazed slot wrapping up the rear facade and onto the roof. This allows daylight to permeate into the heart of the otherwise dark deep floor plan. The staircase was reconfigured into a series of landings looking down over the main void space below and out towards the tree canopies at the rear of the garden. The introduction of double pocket doors throughout the ground floor creates a series of interconnected spaces and the whitewashed Larch flooring flows seamlessly from room to room. A bold palette of colours and materials lends character and texture throughout the property. The end result is a spacious yet cosy environment for the family to inhabit for years to come.

The Watonga residence was commissioned by a woman with a big heart for animal fostering. She wanted a house that felt private from the street but visually and physically connected to the backyard. The house needed to consider the typology and scale of the existing neighborhood, and it needed durable materials to accommodate little paws. Finally, it had to support an environmentally conscientious life. The house was intentionally placed on the short end of an irregularly shaped lot, allowing the living spaces to open up to a large native landscape and adjacent lot containing a significant tree grove. This siting allowed for a passive orientation where window walls face north and exposure to the south and west is minimal. The interior is light-filled, capturing expansive landscape views of an established oak grove to the North and bayou views to the East. A carefully choreographed entry vestibule and screen shield create interior privacy from the street. A two-story volume fills the center of the home with warm, southern light. A palette of tile, Texas stone, and concrete are used for budget friendly durability. The house is derived from a simple diagram with utilitarian functions placed in the stone box and living in a minimal gabled roof that supports solar panel orientation and rainwater collection. At its core, this home is designed for family, foster dogs, well-curated music, and Aggie game days.

The award-winning, 6,500 square-foot terrace of the Midtown Manhattan Sky Garden takes advantage of panoramic skyline views while providing an intimate garden backdrop to the mid-century-modern building’s newly-renovated interior workspace. Richly textured and seasonally diverse plantings include a dense blanket of drought-tolerant prairie grasses, wildflower perennials, and spring flowering bulbs, punctuated by flowering Crab Apple trees. At twilight, the garden evolves into a subtle stage set of textured plantings, rustling softly against the glow of a frosted glass parapet rail—a soothing space where workers can escape the conference room or the electrifying noise of the dense urban environment. The owners of this home came to us with a plan to build a new high-performance home that physically and aesthetically fit on an infill lot in an old well-established neighborhood in Bellingham. The Craftsman exterior detailing, Scandinavian exterior color palette, and timber details help it blend into the older neighborhood. At the same time the clean modern interior allowed their artistic details and displayed artwork take center stage. We started working with the owners and the design team in the later stages of design, sharing our expertise with high-performance building strategies, custom timber details, and construction cost planning. Our team then seamlessly rolled into the construction phase of the project, working with the owners and Michelle, the interior designer until the home was complete. The owners can hardly believe the way it all came together to create a bright, comfortable, and friendly space that highlights their applied details and favorite pieces of art.
