This brownstone renovation was a full gut project in every sense of the word. On top of installing new floors, a kitchen and bath renovation, and all the typical restoration and refinishing involved in a brownstone built in 1899, we also completely updated the exterior, constructed a balcony that was not originally there, and converted the space from a single-family home into an an owner’s triplex. A newly separated studio rental on the garden level offers the opportunity for supplemental income, an uncommon and welcome addition to a New York brownstone. A TRANSITIONAL GEM The result is a two-family brownstone that perfectly combines classic townhouse living with today’s modern needs, including SmartHome technology that we installed to control Bluetooth speakers, Nest thermostats, and the security system. The overall aesthetic goal was to pay homage to the historical periods the brownstone has lived through in a cohesive way that is the hallmark of modern transitional style. In the kitchen, white Shaker-style cabinetry, a subway tile backsplash, and marble rather than quartz countertops bring a classically upscale sensibility. To modernize the space further, we opened up the back wall to create floor-to-ceiling windows that are also doors, opening up into the newly built balcony. TIMELY TOUCHES This brownstone renovation included many quintessential elements, such as millwork like the ceiling medallions. We restored some and custom built others, perfectly recreating their original appearance. The heated master bathroom is now serene, with a walk-in shower featuring a subtly modern linear drain. A herringbone Carrera marble tiled floor and marble slab sink complete the scene. In the powder room, we embraced a contemporary look by pairing dark hexagonal floors with light chevron tiles, accented with dramatic navy blue wallpaper. With its clear-cut 1920s-style, we selected the wall sconce to reference one of the brownstone’s earlier eras. DESIGN DETAILS Natural oak herringbone floors we installed throughout the entire home bring a modern yet warm touch. We restored the wood-burning marble fireplace, which is fully functioning. An elegant staircase with a custom-crafted black wooden banister and white balusters winds up and down alongside a real brick interior wall that we restored and refinished. In this brownstone renovation, we were also able to create ceiling height, an unexpected yet aesthetically pleasing side benefit. When working on the joists and beams to level out the floors (a common issue in pre-war renovations) we added ceiling height in the main parlor floor by taking the second floor and raising the ceiling an entire foot. The end result is a main floor with stunning 9-foot ceilings. Inspiration for a contemporary kitchen remodel in Chicago

This 1300 square foot home built in the 60's got a new lease on life after this full remodel took it from dark and dated to bright, fresh and functional. Hallways were widened and used as storage corridors and looked at as a continuation of the space, in order to give each room a more spacious feel. The homeowners love of blue was used tastefully, to inspire the concept of the kitchen. Standard euro-style cabinetry was given a custom inset look with the application of recessed crown and light rail. 3 different styles of cabinet pulls were mixed beautifully, to style up the cabinets even more. This remodel was packed with functional details, the dining table even doubles as a game table for boys night!

This expansive first floor takes luxury to the next level. A once dreary and dark kitchen, lacking in function, takes on a new look. Natural light floods through the kitchen with wall-to-wall windows, highlighting the gorgeous wood texture from the rift sawn white oak and walnut inset cabinets. A french La Corneau range provides a beautiful focal point, paired with layered designer lighting and various stones. A host’s dream space for entertaining with a hidden pantry, fully stocked with a chefs sink, dishwasher, and wall oven with ample storage for dry goods and small appliances. A morning brew or 5'oclock cocktail can be found in the fully loaded wet bar stocked with an integrated espresso maker, ice maker, refrigerator, freezer, wine cooler, and spirits collected from traveling the globe. Our clients purchased this 1950 ranch style cottage knowing it needed to be updated. They fell in love with the location, being within walking distance to White Rock Lake. They wanted to redesign the layout of the house to improve the flow and function of the spaces while maintaining a cozy feel. They wanted to explore the idea of opening up the kitchen and possibly even relocating it. A laundry room and mudroom space needed to be added to that space, as well. Both bathrooms needed a complete update and they wanted to enlarge the master bath if possible, to have a double vanity and more efficient storage. With two small boys and one on the way, they ideally wanted to add a 3rd bedroom to the house within the existing footprint but were open to possibly designing an addition, if that wasn’t possible. In the end, we gave them everything they wanted, without having to put an addition on to the home. They absolutely love the openness of their new kitchen and living spaces and we even added a small bar! They have their much-needed laundry room and mudroom off the back patio, so their “drop zone” is out of the way. We were able to add storage and double vanity to the master bathroom by enclosing what used to be a coat closet near the entryway and using that sq. ft. in the bathroom. The functionality of this house has completely changed and has definitely changed the lives of our clients for the better!

Inspiration for a transitional dining room remodel in Minneapolis

We were hired to design a Northern Michigan home for our clients to retire. They wanted an inviting “Mountain Rustic” style that would offer a casual, warm and inviting feeling while also taking advantage of the view of nearby Deer Lake. Most people downsize in retirement, but for our clients more space was a virtue. The main level provides a large kitchen that flows into open concept dining and living. With all their family and visitors, ample entertaining and gathering space was necessary. A cozy three-season room which also opens onto a large deck provide even more space. The bonus room above the attached four car garage was a perfect spot for a bunk room. A finished lower level provided even more space for the grandkids to claim as their own, while the main level master suite allows grandma and grandpa to have their own retreat. Rustic details like a reclaimed lumber wall that includes six different varieties of wood, large fireplace, exposed beams and antler chandelier lend to the rustic feel our client’s desired. Ultimately, we were able to capture and take advantage of as many views as possible while also maintaining the cozy and warm atmosphere on the interior. This gorgeous home with abundant space makes it easy for our clients to enjoy the company of their five children and seven grandchildren who come from near and far to enjoy the home. - Jacqueline Southby Photography

Inspiration for a contemporary patio remodel in Seattle

Nestled in a historic residential neighborhood this 1950s Baptist Church was outgrown by its congregation. The building was left unused for 12 years until it was adapted for reuse as a single family home. The home, for a young family of four, was designed with the healthy building principles in mind. The completed house is net zero ready, meaning that all of the systems necessary to convert this house to a net zero home are in place, all that is needed are solar panels. Though the original building was in very rough shape, the design team worked hard to retain as much of the original form as possible. The addition distinguishes itself from the original through materiality and structural articulation. The new form hovers on cantilevers, creating a light touch with the ground plane, in contrast to the heavy form of the original masonry structure. Even though the new building has a modern aesthetic it had to conform to some of the historic neighborhood ordinances of the city. The completed product is loved by the neighborhood, with many people taking their evening walks to pass by their new favorite house.
