This lovely landscape sports a poured in place concrete slab patio with drought tolerant sedum plants between the slabs. This sedum mix is sold in sheets then cut to fit but it’s actually grown for green-roof application. It works perfectly in this hot environment too as it is extremely drought tolerant and can go a month without water. Because the water runoff is absorbed between the slabs the patio drainage works perfectly and there are no need for drains.The swimming pool is of the fiberglass variety. Though the initial investment is greater than that of vinyl pools the ROI is greater over a 10 year period. Fiberglass pools retains more heat as the pool shell is all one piece and they don’t ever require a new liner.. This fiberglass pool has cool built-in benching and steps. And there is even a swim jet built into one side great for those cardio blasting swims. The pool interior colour is grey though it shows a soft blue/grey when water is added due to the reflection of the sky and other surroundings. The pool coping is natural stone with rock face edge. The steel arbour was custom made. Metal (steel) was chosen for it’s slim strength as wood placed here would have been too chunky. The best rooms (indoors or our) have a subtle layering of textural elements. To me this landscape needed a structure here to define the “rooms” It will look even better in a few years when the vines reach the top and the Miscanthus on either side reaches its 7′ height!The 12′ x 16′ pavilion is also made of steel and houses an alfresco dining table and sofa set. The pavilions built in cupola makes the warm breezes comfortably pass through with no need for a fan. It’s also sunken 2′ from the pool/patio height and nestled nicely in the corner. I must also mention the large slim planters with “Red Shades” Canna lily within. They are the perfect boldness/balance!Step through the arbor and a linear pond with “floating” natural stone step is revealed! Two smooth flow scuppers are responsible for the quiet waterfalls either side. A wood deck overhangs the pond adding softness to the setting. A modern retaining wall with natural stone cap runs the full width of the pond and pool adding interest and dimension. In the covered outdoor living area this wall is the perfect seat wall - adding lots of extra party seating! The lesson to be learned here is that good design can be applied to any space. This project was an LED upgrade and repair to an older, existing outdoor lighting system that was in not working. Many of the lighting wires had been cut and a good many of the fixtures needed to be relocated due to the more mature landscape. The system was cleaned, repaired and the old halogen lamps were replaced with high quality, energy efficient, LED lamps. This fortunate homeowner will now get to enjoy night after night of flawless light around the garden and pool spaces, and not have to worry about changing a bulb on this current system ever again. Exterior home idea in Salt Lake City

When envisioning the Hygeia Lot 3 single family residential home in Encinitas, California, Lindsay and Rory Brown of The Brown Studio sought to weave unique architectural details throughout the minimalist design scheme. To add depth to the overall look and feel of the space, and to complement the home’s existing ‘hard’ angles, the team selected Banker Wire’s IPZ-25 woven wire mesh. Specified in a stainless steel and brass finish, the wire mesh was utilized to create the interior stairway railing, which functions as the focal point of the lower lounge room area. Adding an elegant touchpoint to the space, the wire mesh reiterates the angular look and feel while providing much-needed depth through the stainless steel and brass finish. Similarly, for the project-at-large, the design team favored a seamless indoor/outdoor design scheme, with the Banker Wire mesh application helping to achieve this; the exterior of the home features Gabion rock walls, created using an enclosing wire structure to secure the rocks into a wall formation. By adding the wire mesh interior stairway railing, the design team was able to create an indoor/outdoor connection through highlighting these unique wire touchpoints. “The Hygeia Lot 3 house is full of unique angles and architectural details—it’s two levels of playful design and carefully crafted architectural details,” says Loryn Cook, Designer, The Brown Studio. “We wanted to use materials that reflect this line of thinking, and Banker Wire’s architectural mesh provided the stability and breathability we were after.” The simple, lightweight material of the IPZ-25 wire mesh pattern—which has a 54% open area—utilizes a mixture of stainless steel to achieve balanced sturdiness; when mixed with the copper-based alloy of brass, a beautiful contrast occurs, while the team’s custom system holds the wire in place. Through utilizing different wire diameters for the warp and shute—achieving balanced stiffness in both directions—the intercrimp surface gives the material a high degree of reflective energy. As a result, the mesh pattern imitates an array of colors that changes as the viewer moves throughout the space. “For this project, we wanted a material that was permeable enough to see through, but detailed enough to catch the eye,” adds Cook. “IPZ-25 provides a myriad of different textures and colors, depending on the perspective from which it is viewed from—we love it specifically for this effect.” In regards to the fabrication process, Robert Richter, Owner of Flur Metals, notes that although it was initially a challenge, this project is proof that the outcome is well worth it. “We typically utilize more rigid mesh types for this kind of application, but because of how unique IPZ-25 is, The Brown Studio came to us asking if we could make it work,” says Richter. “We did not shy away from the challenge; this project was exciting, as we were able to utilize such a delicate, beautiful mesh, but a non-traditional way. Once one side was ‘tac’d in,’ we pulled it tight, and ‘tac’d’ the other side to the frame. Then, the border was welded to another frame that sandwiched the mesh in place,” adds Richter. “This application is proof that it can be done! It’s still one of my favorite projects we have ever worked on.”

This Brooklyn backyard patio design was made for entertaining with its outdoor kitchen, contemporary dining and seating areas, a fire-pit, bluestone patio, and custom horizontal planter boxes and fencing made of ipe. The lush plantings include Japanese maples, dogwoods, ornamental grasses, trumpet vines, sweet potato vines, and a lush assortment of flowering perennials and annuals. All of the plantings contain automated low-voltage up-lighting and drip irrigation lines. The main challenges to designing this space included being aware of widely varying pockets of sun and shade and using the right plants that would do well in each scenario, providing adequate drainage in the bluestone patio, which we did by installing a zip drain that runs the length of the patio, and making planters that would be substantial enough to be able to hold mature plantings, but that wouldn't be so heavy that they would be impossible to ever move later on. We put casters on the bottom of all the planters to help make them mobile, which turned out to be a very good thing when the client decided to make some changes to the placement of the planters after they were installed. Erik Grammer Photography - I recently came across a post on Facebook with a photo of an elderly couple with a quote saying "We were born in a time when if something was broken we would fix it, not throw it away..." This quote resonated with me. I found myself thinking of it while working on the same house - for the fourth time. I affectionately call this beautiful Southern California beach house the Humpty Dumpty home. I started a wonderful business relationship with one of my favorite clients back in 2003. Initially, I was called in to "fix" and finish what another designer started. Once completed and with everything just so, the couple unfortunately divorced and amicably divided the art, rugs and furnishings. I was hired for a second time to recreate each room as close as possible to replace all items that were missing. The house was happily restored back to the original design and all was well for a few years. My client relocated to the East Coast for a temporary job assignment and the house was rented to a person (whose name I can't say) from a famous all-girl band. During this time there was a problem with the upstairs laundry room and water damage occurred. I was hired for the third time to help repair and update (ever so slightly) some areas in the house. My client requested to keep the design and feeling of the house intact because he loved it so much. A few years passed before a pipe broke in the master bathroom while the new renter was out of town on vacation. Unfortunately, things like this do happen - and if not attended to quickly, major damage can occur. In this case, nearly the entire house was flooded requiring it to be completely gutted and stripped down to the floorboards and studs. In January of this year, I was hired to help the client, the insurance company, and the contractor put the house back together again. But unlike the Humpty Dumpty story, this house has actually been put back together again - several times over. Although, this house and client have experienced some challenges, I say this is a perfect example of design success. My client has had many opportunities to change and create something new in his environment with every mis-adventure. Instead, he realizes his home is exactly the way he likes it. It has been such an honor to work with this man who is definitive, trusting, and confident enough to create (or re-create) the perfect home that "fits" his personality and lifestyle. Although this Humpty Dumpty home has been good for my business, I hope the next project with this client is to decorate another property - perhaps a New York City Apartment!

This La Jolla condo, located steps away from Wind n Sea beach was our client's third home we completed for them in San Diego. As vacation rental property owners, this Texas couple plans on making this their retirement escape in the years to come. In the meantime, the design had to be suitable for short time renters. Keeping our clients' needs in mind, the interior design was geared to appeal to the out of towners. With a focus on durability, clean, simple and modern coastal design, we're all pretty certain this little gem is going to stand out amongst its competition. The formula is pretty simple, but our job is to make it happen! :) Most of the furnishings were custom-made to fit the space perfectly, taking advantage of every inch and maximizing the space. Doubling up 2 full size beds in each of the guest rooms made this vacation rental property perfect for families and large groups. One of our biggest challenges? Finding pieces we loved that had no metal accents! ((The salt air takes its toll on those pieces faster than you'd ever guess when you're this close to the ocean!)
