An existing 70’s brick home nestled streets away from the beach, is in dire need of a transformation. The existing home had the bones to accommodate a substantial renovation, some modifications to the layout, adding an extension and exaggerating the existing raked ceilings in the main living area impacts the new home. The home itself is a relatively disjointed 70’s home, so cleaver planning was imperative to make the most of the interior space. Large open plan living areas with adjoining outdoor entertaining was important. The owners are a young family who enjoy family and entertaining so interaction with the outdoor alfresco was essential not only for quality of living but to appear as a continuation of the main living area to increase the zone visually. My client’s fresh approach; introduction of modern materials with a hint of Scandinavian and industrial, an improved working area and a functional space for cooking and preparing meals.

The Family Room included a sofa, coffee table, and piano that the family wanted to keep. We wanted to ensure that this space worked with higher volumes of foot traffic, more frequent use, and of course… the occasional spills. We used an indoor/outdoor rug that is soft underfoot and brought in the beautiful coastal aquas and blues with it. A sturdy oak cabinet atop brass metal legs makes for an organized place to stash games, art supplies, and toys to keep the family room neat and tidy, while still allowing for a space to live. Even the remotes and video game controllers have their place. Behind the media stand is a feature wall, done by our contractor per our design, which turned out phenomenally! It features an exaggerated and unique diamond pattern. We love to design spaces that are just as functional, as they are beautiful.

The design team, consisting of Bilotta senior designer, RitaLuisa Garcés and Billy Ceglia of Billy Ceglia Designs, opted for the warmth of traditional walnut cabinetry done in an exaggerated shaker style with ultra-thin stiles and rails and light textured laminate cabinets with distinct horizontal graining. The cabinetry they selected is Bilotta’s contemporary Artcraft line – European style cabinets manufactured in Canada. This combination of colors and textures helped solve another design issue: a long narrow space that opened directly into the family room. Cabinet colors and finishes helped to create the illusion of width in the space by situating the light cabinetry in an “L” across the rear wall and window wall of the space and “bookending” it with the full height walnut units that read more as paneling than cabinetry when viewed from the adjoining family room. The large simple island outfitted with Donghia counter stools, allows for an uninterrupted work space, storage of tabletop items, and also houses a “snack zone” for the client’s children with cabinetry and roll-outs for snacks, a microwave, and a beverage center all within easy reach, but outside of the main work area. The custom stainless steel exhaust hood and handcrafted tile backsplash also add subtle visual interest to the space, reinforcing the idea that the back walls of the kitchen recede into the background creating the illusion of more space. The centerpiece of the breakfast room is the multi light, hand blown chandelier from Niche Modern hanging above a blue lacquered breakfast table with stainless steel detailing and vintage Saarinen dining chairs. This remodel took a dated and cramped bathroom and transformed it into a classy oasis for our Lowry clients. The clients had a limited budget and wanted to leave the space as in-place as possible. However, the large drop in tub ate valuable floor space and a half wall between the shower and tub had become a holding place for random items without a home. The thick frame on the shower glass made the shower feel extremely small, and the dated lighting and fixtures further depressed the space. We proposed a traditional and elegant design that consider the client's budgetary and spatial constraints. We removed the existing drop-in tub and replaced it with a lovely free-standing soaker. The length of this tub is short, but the depth is exaggerated, making it an ideal replacement in this tiny footprint. The shower glass was swapped for framless glass that boldly expands space. We tore out the existing carpet and installed gorgeous wood-look tile that adds depth and warmth to the room. The clients opted to keep their existing vanity to save cost, so a new top was added to bring the aesthetic up to the level of the new additions. The wall paint was taken from a buttery yellow to a soft gray-green, accented by a darker version of this same color on the siding barn door and toilet room door. New vanity lights, faucets, and storage shelves were installed to help our clients organize and keep things off the counter tops. Finally, new custom up-down window shades were curated for the bathroom to add to the final touch. This space is a simple scope with a dramatic transformation that introduces a timeless look for years to come.

Untouched since 1974, our clients knew the JRP team were the ones to call and help them bring their renovation dreams to fruition. With an awkward closet inside the bathroom, it was determined that a new spatial layout was a must. Moving the closet to a new location and with a rearrangement of the plumbing fixtures, this dull and dated bathroom now has a clean contemporary and spa-like feel designed for relaxation. This bathroom renovation features wall-mounted cabinetry and an exaggerated countertop detail that really creates a statement. Robern mirrored cabinets, with integrated lights, are not only beautiful but add much need storage. A linear shower drain provides the appropriate slope for the large wood-like porcelain tile throughout the shower pan, add in a solar tube, and you now have a bright, clean-lined, and serene aesthetic. Inspiration for a contemporary exterior home remodel in Los Angeles

The house is characterized by an intellectual juxtaposition of grand scale and formality, overlaid with fun and eccentric detailing that humanizes the architecture. The lighting systems are carefully configured to bring order to complex ceiling planes, while accommodating all of the illumination requirements below. This once cold and dusty basement was transformed into a gorgeous, serine yoga studio. Our client was determined to reuse and recycle as much of the existing features as possible. So, coming up with a design that felt "this century" with this much wood paneling was anything but trivial. After the initial nervous rush of "…OMG, what are we going to do here…", the challenge was surmounted, as it always is. The studio looks stunning. Cove lighting exaggerates the texture of the ceiling and highlights the beams. Cork flooring brings warmth and a unique softness to the space. The newly designed and remodeled bathroom feels like a high end spa. The client was ecstatic, which is, as always, the most important thing. Namaste!

We selected Farrow & Ball Mole's breath for the walls and picture moulding to create a sense of calm and exaggerate the size of the foyer. The cane seat rocking chair and Rembrandt lithograph are family heirlooms.

This client, and now a good friend of TVL (as they all become), is a wonderfully eclectic and adventurous one with immense interest in texture play, pops of color, and unique applications. Our scope in this home included a full kitchen renovation, main level powder room renovation, and a master bathroom overhaul. Taking just over a year to complete from the first design phases to final photos, this project was so insanely fun and packs an amazing amount of fun details and lively surprises. The original kitchen was large and fairly functional. However, the cabinetry was dated, the lighting was inefficient and frankly ugly, and the space was lacking personality in general. Our client desired maximized storage and a more personalized aesthetic. The existing cabinets were short and left the nice height of the space under-utilized. We integrated new gray shaker cabinets from Waypoint Living Spaces and ran them to the ceiling to really exaggerate the height of the space and to maximize usable storage as much as possible. The upper cabinets are glass and lit from within, offering display space or functional storage as the client needs. The central feature of this space is the large cobalt blue range from Viking as well as the custom made reclaimed wood range hood floating above. The backsplash along this entire wall is vertical slab of marble look quartz from Pental Surfaces. This matches the expanse of the same countertop that wraps the room. Flanking the range, we installed cobalt blue lantern penny tile from Merola Tile for a playful texture that adds visual interest and class to the entire room. We upgraded the lighting in the ceiling, under the cabinets, and within cabinets--we also installed accent sconces over each window on the sink wall to create cozy and functional illumination. The deep, textured front Whitehaven apron sink is a dramatic nod to the farmhouse aesthetic from KOHLER, and it's paired with the bold and industrial inspired Tournant faucet, also from Kohler. We finalized this space with other gorgeous appliances, a super sexy dining table and chair set from Room & Board, the Paxton dining light from Pottery Barn and a small bar area and pantry on the far end of the space.
