Shots of our iconic shed "Hanssel or Gretel". A play on words from the famous story, due to the families last name and this being a his or hers (#heshed #sheshed or #theyshed), but not a play on function. This dynamic homeowner crew uses the shed for their private offices, alongside e-learning, meeting, relaxing and to unwind. This 10'x10' are requires no permit and can be completed in less that 3 days (interior excluded). The exterior space is approximately 40'x40', still required no permitting and was done in conjunction with a landscape designer. The owners of this Washington, D.C. row house wanted an outdoor area where they could entertain and enjoy views of the Washington Monument and Capitol Building. Our design team worked closely with the clients to help them maximize the usable deck space on the roof and create the relaxing vibe they wanted. As the deck is on a historic row house, we had to work with the Historic Review Board to make sure the design met their requirements. We constructed the supports for the new deck, walls, and provided comfortable access through a structure with a full size door. Historic Review. Since the roof deck is on a house in the historic district, the city’s historic review board had to approve the design. Any roof structure could not be visible from the street. The roof pitch of the L-shaped structure at the front of the house is located along the sight lines of the building, so you can’t see it from the street. For the review, we actually framed a mock-up out of the structure and then checked if it was visible from the street. The shape and size of the access structure on the roof was dictated by both the historic rules listed above and structural/code issues. Structural Review/Code. Our designer used every square foot available based on set back and historic requirements. This included creating a two-level deck with steps in between. The roof deck is actually treated as a penthouse, so it has to be set back a certain distance. Structurally, each of side party walls is a bearing wall. The structural beams are excluded as a part of the “structure” and are not included in the setback space. The horizontal setback had to equal the height of the floor above the existing structure. With a pitched roof, that ends up being at 2 levels. The step is as much zoning issue as it is an aesthetic one. HDBros

LEED Certification Level: V4 Builder: BPC Green Builders, LLC Architect: Trillium Architects The Taft School faculty home serves as a high performance residence and learning lab for students. The project also earned certification through ENERGY STAR, Indoor airPLUS, Water Sense, PHIUS, and Department of Energy Zero Energy Ready Homes with Living Building Challenge Petal recognition pending. The project team was honored with third place in the 2014 Connecticut Zero Energy Home Challenge. Excluding the photovoltaic installation the HERS index was 33, and with the 13.1 kW the HERS index is -14. A year of utility bills show the home is producing more electricity than it uses. Located on a quiet street adjacent to campus the existing, historic home was deconstructed and materials donated or reused where possible. Challenged to find high efficiency windows that were historic commission acceptable, the team installed Klearwall awnings or casements over fixed glass (to mimic double hungs) with simulated divided lites (u-values as low as 0.13). A high solar heat gain coefficient (0.58) facilitates the passive solar gain for winter months, while well designed overhangs and a pergola shade summer sun. Double stud walls have 2¼” closed cell foam plus 8½” dense pack cellulose for a R-49 cavity. The exterior sheathing is R-6.6 Zip Wall System with taped seams to create the continuous air barrier. Inside the solid concrete foundation is 3” closed cell foam behind 2x4 stud walls and R-32 cellulose in the cavity. Prefabricated TJI joists frame the attic floor, an insulated “room” houses the heat recovery ventilator and ductwork, and blown in cellulose blankets it all in R-86. The house tested 0.6ACH50 proving the effectiveness of its air-tight envelope and attention to air sealing. Heating and cooling is provided by efficient air source heat pumps (9.2 HSPF, 16.5 SEER) and delivered by short duct runs which tested extremely tight. A heat pump water heater provides domestic hot water and an on-demand switch, with an occupancy sensor at each bath, ensures hot water is delivered fast and efficiently. Low flow fixtures are WaterSense certified, appliances are Energy Star labeled, and all LED lighting. A Zehnder Novus 300 (93.3% efficient) HRV supplies 112 cfm of continuous fresh air while using only 32 watts of power and running quietly. The homeowners control the mechanical ventilation through the intuitive wall-mounted control pad to shut off or increase the ventilation. Chemicals and contaminants were reduced by using low VOC and GreenGuard certified sealants, adhesives, primers, and paints. A walk-off matt at the side entry and hardwood floors help control dirt and dust. The granite front steps were salvaged and local stone used for the patio and stone walls. Storm water runoff from the roof, patio, and driveway is managed by the rain garden. The native landscaping is low maintenance, a community garden produces vegetables, and the chicken coop is powered by its own roof mounted PV panels. Taft School Director of Environmental Stewardship, Carly Borken has used the design and construction process as a teaching tool for her science classes. With access to the home monitoring system they can virtually access the residents’ consumption.

Retirement, and the need for a dedicated home office, prompted this Mountain Brook couple to engage in a remodel of their detached apartment-garage. This was the couple’s second remodel with Oak Alley. Inside, the work focused on transforming and updating the old storage area into a practical office space for the homeowner and separate laundry area for the upstairs tenant. Rot was discovered and removed. New stud walls were constructed. The room was insulated with foam, and ductwork was connected to the existing HVAC unit to provide climate control. The wiring was replaced, and outlets installed. The walls and suspended ceiling system were finished in gypsum wallboard to give a clean look. To separate the laundry, HVAC system, and water heater from the office area, we installed frosted glass doors to provide access while retaining the natural light. LED lights throughout the room provide abundant brightness. The original concrete floor was stained and left visible. Outside, the rotten and aged wood siding was removed entirely. Where water had flowed for years, copious amounts of rot were cut away. The structure was wrapped using Zip System sheathing. Allura ColorMax 7.25” smooth lap siding and ColorMax trim were used on the exterior. Excluding a few newer windows at the rear, all windows were replaced with insulated, vinyl, Low-E windows with grills. Aluminum gutters and downspouts were installed.
