The owners of this Washington, D.C. row house wanted an outdoor area where they could entertain and enjoy views of the Washington Monument and Capitol Building. Our design team worked closely with the clients to help them maximize the usable deck space on the roof and create the relaxing vibe they wanted. As the deck is on a historic row house, we had to work with the Historic Review Board to make sure the design met their requirements. We constructed the supports for the new deck, walls, and provided comfortable access through a structure with a full size door. Historic Review. Since the roof deck is on a house in the historic district, the city’s historic review board had to approve the design. Any roof structure could not be visible from the street. The roof pitch of the L-shaped structure at the front of the house is located along the sight lines of the building, so you can’t see it from the street. For the review, we actually framed a mock-up out of the structure and then checked if it was visible from the street. The shape and size of the access structure on the roof was dictated by both the historic rules listed above and structural/code issues. Structural Review/Code. Our designer used every square foot available based on set back and historic requirements. This included creating a two-level deck with steps in between. The roof deck is actually treated as a penthouse, so it has to be set back a certain distance. Structurally, each of side party walls is a bearing wall. The structural beams are excluded as a part of the “structure” and are not included in the setback space. The horizontal setback had to equal the height of the floor above the existing structure. With a pitched roof, that ends up being at 2 levels. The step is as much zoning issue as it is an aesthetic one. HDBros

While being the new kid on the block, this home was designed to be a good neighbor to it's older surroundings. Progressive in materiality, fenestration and detailing but sympathetic in scale and form. It provides the homeowners privacy from the street but is very open to the backyard and the southern sun exposure afforded there. While the home is not certified, it subscribes to many Passive House principles which means it provides a very comfortable environment with good indoor air quality as well as reducing energy consumption. To further tread lightly on the planet, the home is all electric thereby directly excluding the use of fossil fuels. Alternative energy is provided by geothermal and solar photovoltaic systems. The homeowners are also big proponents of local bike culture and have prioritized bike use with an attached bike garage that also serves as a space for training and repairs, and a small bike trail looping the urban property.

Retirement, and the need for a dedicated home office, prompted this Mountain Brook couple to engage in a remodel of their detached apartment-garage. This was the couple’s second remodel with Oak Alley. Inside, the work focused on transforming and updating the old storage area into a practical office space for the homeowner and separate laundry area for the upstairs tenant. Rot was discovered and removed. New stud walls were constructed. The room was insulated with foam, and ductwork was connected to the existing HVAC unit to provide climate control. The wiring was replaced, and outlets installed. The walls and suspended ceiling system were finished in gypsum wallboard to give a clean look. To separate the laundry, HVAC system, and water heater from the office area, we installed frosted glass doors to provide access while retaining the natural light. LED lights throughout the room provide abundant brightness. The original concrete floor was stained and left visible. Outside, the rotten and aged wood siding was removed entirely. Where water had flowed for years, copious amounts of rot were cut away. The structure was wrapped using Zip System sheathing. Allura ColorMax 7.25” smooth lap siding and ColorMax trim were used on the exterior. Excluding a few newer windows at the rear, all windows were replaced with insulated, vinyl, Low-E windows with grills. Aluminum gutters and downspouts were installed. Sherwin Williams “Aurora Brown,” was found to blend with the color of the main house’s bricks and shingle siding, bringing the exterior color as close as possible to the original color. Cedar braced awnings with cedar shingles dressed each entryway, finishing the structure in style, blending it perfectly with the existing house.

Our clients found their perfect home in the ideal location, with just one catch...they didn't love the interior. It was a little dated. We can fix that! And so we did. Starting with new hardwood floors, we painted the kitchen cabinets, added new carpeting to the staircase, new tile floors in the upstairs bathrooms, new comfort-height toilets, and fresh paint throughout the home. We chose distinct colors for the ceiling, trim, doors, and walls, ensuring a harmonious yet dynamic look. The fireplace brick and trim received a fresh coat, and the stair railings were painted to create a cohesive and modern aesthetic. Revamping the Kitchen We installed a new sink and faucet in the kitchen to enhance functionality and style. Removing the half-wall opened up the space, and we relocated the electrical socket to the outside wall for better accessibility and a cleaner look. Hardwood and Vinyl Flooring We installed beautiful hardwood flooring throughout the home, excluding the laundry room and the tub area of the master bathroom. The two upstairs bedrooms, covering approximately 350 square feet, now boast the elegance of hardwood. We laid luxury vinyl flooring in the laundry room and upstairs bath for practical and aesthetic purposes, combining durability with style. Upgrading Doors To add a touch of luxury, we replaced four hollow doors with solid wood doors in the master bedroom, front TV room, and two upstairs bedrooms. Additionally, we hung a slab door in the basement, all provided by the homeowner, ensuring their taste was reflected in the updates. Addressing Miscellaneous Needs We didn't overlook the details. The access panel to the tub in the upstairs bedroom closet was repaired to ensure functionality and aesthetic continuity. We also provided and installed a half-size utility sink in the laundry room, enhancing its practicality. A Client-Centered Approach Throughout the project, our priority was maintaining a clean and organized worksite, minimizing disruption to our client's daily life. The Magpies are delighted! This stunning project is nestled in the South Australian country township of Willunga, whose name is derived from the Aboriginal word meaning “The locality of green trees”. During the course of the renovations a family of 11 magpies swooped in and now call this abundantly treed property ‘Home’. The clever design frames the natural views to the north, uninhibited by the alfresco structure. Passive solar design methodology is employed by utilising optimal eaves overhang allowing warming winter sun to penetrate into the interior of the building, whilst excluding the harsh rays during summer. A blending of the old and new help to keep a sense of history whilst combining a modern, natural feel with a semi industrial working space. Bringing the outdoors in by maximising the views of the abundant vegetation and birdlife is a feature of this addition. Well known local identities, and the owners of this spectacular building, are now enjoying their lifestyle passion for preparing food and entertaining in this enlarged, purpose built space….
