Located in the heart of Manhattan’s Lower East Side, the building was erected on a shallow commercial lot between two 120 year old masonry buildings and a new residential rental building. 330 Grand Street is a mix of 725 SF 1BRs and 1050 SF 2BR apartments. It also contains a 1100 SF two story duplex as well as private and public rooftop space, large private balconies for most units and two large private terraces for the ground floor units.
330 Grand Street was originally designed and approved at the NYC DOB as a prefabricated modular building. During the pandemic, as shipping costs skyrocketed putting the project at risk, we suggested redesigning the building as a reinforced cast-in-place concrete structure. Concrete was readily available and prices had not been affected by the demand increase that many other materials suffered in the pandemic. We took this opportunity to raise floor to ceiling heights, enlarge high performance windows and redistribute the buildings MEPFS and Structural Systems to create very open floor plans.
The challenge was to create a luxurious sensorial living experience with very limited means. In a city with very high construction costs, low cost residential buildings in the area are usually devoid of good quality, design and character. Our approach was to aim high for the end user, prioritizing natural light, open space with long visual perspectives, high ceilings and as always, rejecting the use of predefined building templates.
Our biggest challenge was to ensure that the small spaces feel as clean cut, large and bright as possible. Several unique design decisions were made to ensure low cost and high quality;
Floor plans were laid out so that spaces were wide open and free of clutter from mechanical or structural interruptions. Therefore all infrastructure was placed in lateral demising walls, which in turn act as the unit’s storage and kitchen. The apartments feel wide open, are super quiet and have more storage space than any other comparable apartment in the city.
To solve the problem of the site’s shallow commercial lot which is typically prone to dark interior spaces we focused our attention on the building’s envelope. Instead of the usual small punched window openings, oversized high performance windows were designed to ensure that light penetrated as far as possible into the units. In the smaller 1BR units, the full 50’ depth of the lot is perceived by partitioning spaces with sliding pocket doors that can be retracted to allow deep visual perspectives, making the sight lines in the space feel longer, larger, more ample than normal. In addition to the full height glazing, each unit above the 2nd floor receives a 7 foot covered balcony, adding 120 to 240 sf to each apartment, something unusual in New York City buildings. The space is large enough for a full size dining table, when the weather permits being outside.
We also worked hard to ensure modularity. For example, all kitchen units are all identical throughout the building. The idea of modularity and the economy of the repetitive unit is exercised to the maximum through the building.
Hardware, appliances, flooring, wall coverings and material finishes are all carefully selected to feel bespoke, high quality and unique.
It was important to KURV that the result of this work manifest into something that would deeply connect with the end user and sustain relationships with the consumers of this space.

The Elbert, named after a Colorado fourteener, is designed in the modern farmhouse style with an open concept that creates a
welcoming feeling. The two-story entry light compliments the incredible view of Pikes Peak. The main level includes a gourmet kitchen
open to the great room, dining room and study. The master suite is an owner’s delight with a separate seating area that opens to a
spa-like master bathroom.
Moving up a level will reveal one of JS Homes’ specialties. Utilizing often overlooked space, we bring our East Coast influences to the
Colorado Springs market by using the attic for additional living space without adding another floor. This results in higher roof lines and a majestic appearance. Two bedrooms, a bathroom and a bonus room will be a delight for the kids in the family.
The ten-foot ceiling in the lower-level was designed with entertaining in mind. Two bedrooms, a shared bath and an exercise room complete the ensemble. Building within Flying Horse North, we were able to incorporate unique materials including stucco, barnwood, stone and pre-finished western red cedar.

The Builder
Building homes for over 10 years, Jeff and Sonja Cole have been gifted to create a company that listens to our clients’ needs and desires and strives to capture those visions in their creations. Before becoming a home builder, Jeff was an interior trim carpenter specializing in new custom homes in the Denver and East Coast markets. This gave him a unique perspective on space and design. Jeff stays current with the changing plans and movements in home design by attending national shows and following contemporary design trends.

The Interior Design
This Flying Horse North lot was a perfect setting for The Elbert, a modern farmhouse. From the moment you walk through the front door, your sightline is drawn to the incredible Pikes Peak view. We sought to capture the large space by blending a mix of different materials and textures. Superior craftsmanship incorporates a mixture of materials, from knotty alder and walnut on the main level, to hickory and quarter-sawn oak elsewhere, creating a rich and rewarding feel. Luxe granites complimented by beautiful tile work add depth and movement in many areas of the house — creating a refined feeling. Working with Jessica Brown of La-Z-Boy Furniture Galleries, we designed a palette of colors, patterns and rich textures to enhance and compliment the interior finishes. A mixture of grays, blues and whites provides a timeless, fresh and family friendly environment that makes The Elbert a sanctuary for entertaining and relaxing.

This residence, located in Livingston, New Jersey, has many wonderful features. A very large home with over 6,500 square feet of living space, it has a very open plan but the homeowner is still able to find rooms set off from the openess for privacy. This home has an open floor plan in an L shaped configuration to allow a playroom off the kitchen (for easy monitoring of the kids while prepping for dinner) as well as completely open to a breakfast area and family room for great entertaining opportunities. The dining room, living room and study are smaller and more intimate spaces. The first floor also features a full bath, powder room, large mudroom, three car garage and a two story foyer. The second floor has four bedrooms each having direct acces to a bathroom along with an oversized master bedroom suite that is about 1,500 square feet (you can imagine the size of the closets!).
