This residence, located in Livingston, New Jersey, has many wonderful features. A very large home with over 6,500 square feet of living space, it has a very open plan but the homeowner is still able to find rooms set off from the openess for privacy. This home has an open floor plan in an L shaped configuration to allow a playroom off the kitchen (for easy monitoring of the kids while prepping for dinner) as well as completely open to a breakfast area and family room for great entertaining opportunities. This beautiful, three-story, updated shingle-style cottage is perched atop a bluff on the shores of Lake Michigan, and was designed to make the most of its towering vistas. The proportions of the home are made even more pleasing by the combination of stone, shingles and metal roofing. Deep balconies and wrap-around porches emphasize outdoor living, white tapered columns, an arched dormer, and stone porticos give the cottage nautical quaintness, tastefully balancing the grandeur of the design. The interior space is dominated by vast panoramas of the water below. High ceilings are found throughout, giving the home an airy ambiance, while enabling large windows to display the natural beauty of the lakeshore. The open floor plan allows living areas to act as one sizeable space, convenient for entertaining. The diagonally situated kitchen is adjacent to a sunroom, dining area and sitting room. Dining and lounging areas can be found on the spacious deck, along with an outdoor fireplace. The main floor master suite includes a sitting area, vaulted ceiling, a private bath, balcony access, and a walk-through closet with a back entrance to the home’s laundry. A private study area at the front of the house is lined with built-in bookshelves and entertainment cabinets, creating a small haven for homeowners. The upper level boasts four guest or children’s bedrooms, two with their own private bathrooms. Also upstairs is a built-in office space, loft sitting area, ample storage space, and access to a third floor deck. The walkout lower level was designed for entertainment. Billiards, a bar, sitting areas, screened-in and covered porches make large groups easy to handle. The Control/Shift House is perched on the high side of the site which takes advantage of the view to the southeast. A gradual descending path navigates the change in terrain from the street to the entry of the house. A series of low retaining walls/planter beds gather and release the earth upon the descent resulting in a fairly flat level for the house to sit on the top one third of the site. The entry axis is aligned with the celebrated stair volume and then re-centers on the actual entry axis once you approach the forecourt of the house. The initial desire was for an “H” scheme house with common entertaining spaces bridging the gap between the more private spaces. After an investigation considering the site, program, and view, a key move was made: unfold the east wing of the “H” scheme to open all rooms to the southeast view resulting in a “T” scheme. The new derivation allows for both a swim pool which is on axis with the entry and main gathering space and a lap pool which occurs on the cross axis extending along the lengthy edge of the master suite, providing direct access for morning exercise and a view of the water throughout the day. The Control/Shift House was derived from a clever way of following the “rules.” Strict HOA guidelines required very specific exterior massing restrictions which limits the lengths of unbroken elevations and promotes varying sizes of masses. The solution most often used in this neighborhood is one of addition - an aggregation of masses and program randomly attached to the inner core of the house which often results in a parasitic plan. The approach taken with the Control/Shift House was to push and pull program/massing to delineate and define the layout of the house. Massing is intentional and reiterated by the careful selection of materiality that tracks through the house. Voids and relief in the plan are a natural result of this method and allow for light and air to circulate throughout every space of the house, even into the most inner core. To the manor born… or at least it will feel like it in this elegant yet easygoing French Country home designed by Visbeen Architects with a busy family who wants the best of the past and the present in mind. Drawn from both French and English traditional architecture, this two-story 5,463-square-foot home is a pleasing and timeless blend of two perennially popular styles. Driving up the circular driveway, the home’s front façade impresses with its distinctive details, including a covered porch, iron and stone accents, a roofline with multiple peaks, large windows and its central turret capping two bay windows. The back is no less eye-catching, with a series of large central windows on all three floors overlooking the backyard, two private balconies and both a covered second-floor screen porch and an open-air main-level patio perfect for al fresco entertaining. There’s magic on the inside too. The expansive 2,900-square-foot main level revolves around a welcoming two-story foyer with a grand curved staircase that leads into the rest of the luxurious yet not excessive floor plan. Highlights of the public spaces on the left include a spacious two-story light-filled living room with a wall of windows overlooking the backyard and a fireplace, an adjacent dining room perfect for entertaining with its own deck, and a open-plan kitchen with central island, convenient home management area and walk-in pantry. A nearby screened porch is the perfect place for enjoying outdoors meals bug-free. Private rooms are concentrated on the first-floor’s right side, with a secluded master suite that includes spa-like bath with his and her vanities and a large tub as well as a private balcony, large walk-in closet and secluded nearby study/office. Upstairs, another 1,100 square feet of living space is designed with family living in mind, including two bedrooms, each with private bath and large closet, and a convenient kids study with peaked ceiling overlooking the street. The Home The Elbert, named after a Colorado fourteener, is designed in the modern farmhouse style with an open concept that creates a welcoming feeling. AV Architects + Builders Location: McLean, VA, USA Hill House is situated in the heart of McLean, VA in a well-established neighborhood. This unique site is perfect for this modern house design because it sits at the top of a hill and has a grand view of the landscape. We have designed a home that feels like a retreat but offers all the amenities a family needs to keep up with the fast pace of Northern VA. The house offers over 8,200 sqft of luxury living area on three finished levels. The main level is an open-concept floor plan designed to entertain. The central area is the great room and the kitchen separated by a two-sided fireplace, but it’s surrounded by a very generous dining room, a study with custom built-ins and an outdoor covered patio with another gas fireplace. We also have a functional mudroom with a powder room right-off the 3-car garage with plenty of storage. The open stair case anchors the front elevation of the home to the front porch and the site. This 1600+ square foot basement was a diamond in the rough. We were tasked with keeping farmhouse elements in the design plan while implementing industrial elements. The client requested the space include a gym, ample seating and viewing area for movies, a full bar , banquette seating as well as area for their gaming tables - shuffleboard, pool table and ping pong. By shifting two support columns we were able to bury one in the powder room wall and implement two in the custom design of the bar. Custom finishes are provided throughout the space to complete this entertainers dream.
