A large 2 bedroom, 2.5 bath home in New York City’s High Line area exhibits artisanal, custom furnishings throughout, creating a Mid-Century Modern look to the space. Also inspired by nature, we incorporated warm sunset hues of orange, burgundy, and red throughout the living area and tranquil blue, navy, and grey in the bedrooms. Stunning woodwork, unique artwork, and exquisite lighting can be found throughout this home, making every detail in this home add a special and customized look. The bathrooms showcase gorgeous marble walls which contrast with the dark chevron floor tiles, gold finishes, and espresso woods.

Materials and finishes like white "raised panel" style cabinets, stone counter tops, decorative natural tile back splash and dark wide plank wood floors all complete this elegant space. Details abound in this gorgeous room. Crown molding, and true "divided light" mullions accents on glass front doors compliment the lovely curves of the detailed stone back splash pattern. Orb pendant fixtures enhance the curved lines through out the space and are a great juxtaposition to the dark wood grained island. Can you believe that this Kitchen used to be four separate rooms with a closet in the center that housed the furnace? Years ago, this client came to us, wanting to explore the idea of demolishing the house and starting new. After further discussion, we decided the best decision was to remodel the interior to make it exactly as they wanted, housing the clients and her mother. The clients found these awesome schoolhouse pendants that we up-cycled to add charm to this eclectic Kitchen. The themes of this Kitchen truly reflect the beautiful outdoor garden that the client loves to tend to in her spare time, blurring the line between the outdoor and indoors.

Inspiration for a mid-century modern bathroom remodel in San Francisco

Our client came to us with a desire to take an overgrown, neglected space and transform it into a clean contemporary backyard for the family to enjoy. Having had less than stellar experiences with other contractors, they wanted to find a trustworthy company; One that would complement their style and provide excellent communication. They saw a JRP banner at their son's baseball game at Westlake High School and decided to call. After meeting with the team, they knew JRP was the firm they needed to give their backyard a complete overhaul. With a focus on sleek, clean lines, this contemporary backyard is captivating. The outdoor family room is a perfect blend of beauty, form, and function. JRP reworked the courtyard and dining area to create a space for the family to enjoy together. An outdoor pergola houses a media center and lounge. Restoration Hardware low profile furniture provides comfortable seating while maintaining a polished look. The adjacent barbecue is perfect for crafting up family dinners to enjoy amidst a Southern California sunset. Before renovating, the landscaping was an unkempt mess that felt overwhelming. Synthetic grass and concrete decking was installed to give the backyard a fresh feel while offering easy maintenance. Gorgeous hardscaping takes the outdoor area to a whole new level. The resurfaced free-form pool joins to a lounge area that's perfect for soaking up the sun while watching the kids swim. Hedges and outdoor shrubs now maintain a clean, uniformed look. A tucked-away area taken over by plants provided an opportunity to create an intimate outdoor dining space. JRP added wooden containers to accommodate touches of greenery that weren't overwhelming. Bold patterned statement flooring contrasts beautifully against a neutral palette. Additionally, our team incorporated a fireplace for a feel of coziness. Once an overlooked space, the clients and their children are now eager to spend time outdoors together. The Glenhill house settles gracefully into a mature pine forest, its form composed as a quiet study of light, proportion, and crafted detail. A two-story residence lifted above a drive-through garage, it is designed as a sequence of framed views — each room capturing the vertical rhythm of pines, shifting daylight, and the subtle movement of the landscape. Boundaries dissolve as floor-to-ceiling glass opens living spaces to broad terraces and cantilevered balconies, allowing the forest to inhabit the interior as much as the residents inhabit the site. A finely tuned steel frame enables deep overhangs and slender structural lines, giving the house its floating clarity. These long spans soften the transition between indoors and out, casting calibrated shadows across stone floors and hand-finished wood surfaces. Every junction, from the precision-cut steel connections to the custom millwork, reflects an elevated commitment to craft. Materials are chosen not only for their beauty but for the way they register light—the warmth of timber, the quiet solidity of stone, the reflective sheen of metal. The owner’s collection of art integrates seamlessly into the architectural language. Display walls and open sightlines turn circulation paths into gallery promenades, while the garage level becomes both threshold and exhibition space for the automobile collection. At dusk, the home glows lantern-like within the pines, revealing a composition where structure, material, and nature are held in delicate balance. It is a dwelling shaped less as an object in the woods and more as a crafted extension of the forest itself. The project began with an unexpected challenge: the original lot, once selected for its beauty, became untenable when neighboring homeowners objected to the presence of a modern house. Rather than compromise the vision, the team embraced a new site, one even more deeply woven into the pine forest, and treated the change as an opportunity to refine the project’s relationship to nature and craft. Working within a densely wooded parcel required choreography as much as construction. Limited access routes, the need to preserve mature trees, and the precision demands of steel erection shaped a carefully phased process. Contractors navigated the site with restraint, placing each piece of steel like a line of poetry between trunks. The resulting frame, powerful yet minimal, was later infilled with lumber to create a hybrid system — efficient, warm, and capable of carrying cantilevers far beyond what wood alone could achieve. These extended overhangs became the project’s quiet gesture of shelter and shadow. Collaboration with the interior designer was integral to the home’s harmony. Together, the team refined material transitions so stone, wood, and metal could pass from exterior to interior with a single visual glance. Craftsmanship elevated everyday moments: concealed hardware, sculpted millwork, and the sourcing of a solid limestone soaking tub, carved from a single block, all contribute to the home’s sense of intentional calm. What emerged is a house shaped by constraint, strengthened by collaboration, and refined through an unwavering commitment to detail — an architectural refuge where complexity was transformed into clarity, and obstacles into opportunities for deeper expression. Material selection became an essential extension of the home’s design philosophy, reinforcing the crafted clarity of each space. Hand-selected stone slabs were book-matched for the fireplace and bath walls, creating veined compositions that read like natural murals. Custom- built windows, engineered with specialty-coated glazing and rigorously pressure-tested, provide both protection and extraordinary visual transparency. Above, concealed truss framing houses recessed air diffusers and hidden shades, allowing ceilings to remain quiet and uninterrupted. The horizontal planes of the flat roof are achieved with a commercial-grade membrane system, delivering the crisp, modern silhouette the design demands. At the exterior, natural stone grounds the home to its site, stitching the architecture to the forest floor and rooting the dwelling in the land from which its materials are drawn.

The owner of this urban residence, which exhibits many natural materials, i.e., exposed brick and stucco interior walls, originally signed a contract to update two of his bathrooms. But, after the design and material phase began in earnest, he opted to removed the second bathroom from the project and focus entirely on the Master Bath. And, what a marvelous outcome! With the new design, two full­height walls were removed (one completely and the second lowered to knee­wall height) allowing the eye to sweep the entire space as one enters. The views, no longer hindered by walls, have been completely enhanced by the materials chosen. The limestone counter and tub deck are mated with the Rift­cut Oak, Espresso stained, custom cabinets and panels. Cabinetry, within the extended design, that appears to float in space, is highlighted by the under­cabinet LED lighting, creating glowing warmth that spills across the butter­colored floor. Stacked stone wall and splash tiles are balanced perfectly with the honed travertine floor tiles; floor tiles installed with a linear stagger, again, pulling the viewer into the restful space. The lighting, introduced, appropriately, in several layers, includes ambient, task (sconces installed through the mirroring), and “sparkle” (under­cabinet LED and mirror­frame LED). The final detail that marries this beautifully remodeled bathroom was the removal of the entry slab hinged door and in the installation of the new custom five glass panel pocket door. Footprint Architects responded by continuing the existing roofline across the property, providing an extra two bedrooms whilst also allowing the proposal to blend seamlessly with the properties existing form, whilst breathing new life into the look of the dated building. On the ground floor, the kitchen and dinning area were re-organised and extended out from the property in a brick form that exhibits views of the garden, with an alternative contrasting timber rear entrance to provide improved access to the house from the drive and garage. The design changes have transformed the quality and functionality of Branksome Woods, providing modern additional space, with a minimal impact on the surrounding context. The project was completed in November 2017.
