In south Seattle, a tiny backyard garden needed a makeover to add usability and create a sitting area for entertaining. Raised garden beds for edible plants provide the transition between the existing deck and new patio below, eliminating the need for a railing. A firepit provides the focal point for the new patio. This photo is the existing building that my semester-long assignment was based off of. The assignment was to create an addition to this home and to make sure the design elements matched the original home.

Inspired Ornamental replicated and installed 32' of plaster crown molding. The team fabricated and installed the molding and blended in the new to existing so that it appears original to the home.

This property had many existing trees that we wanted to include in the landscape design. Extensive rock walls, boulders and stone walkway around all the plantings.

Beautiful update of an existing concrete patio space using Belgard Lafitt pavers as an overlay. Existing screens were removed and patio was extended for more space and to allow for automated screens to be installed. Irrigation was adapted and sod was installed to finish the look. Downspouts were tied into existing drainage to run water away from patio and to the rear of the yard. Both the back porch and front entry were done in the same manor, using the same products and same installation methods

When the homeowners first purchased the 1925 house, it was compartmentalized, outdated, and completely unfunctional for their growing family. Casework designed the owner's previous kitchen and family room and was brought in to lead up the creative direction for the project. Casework teamed up with architect Paul Crowther and brother sister team Ainslie Davis on the addition and remodel of the Colonial. The existing kitchen and powder bath were demoed and walls expanded to create a new footprint for the home. This created a much larger, more open kitchen and breakfast nook with mudroom, pantry and more private half bath. In the spacious kitchen, a large walnut island perfectly compliments the homes existing oak floors without feeling too heavy. Paired with brass accents, Calcutta Carrera marble countertops, and clean white cabinets and tile, the kitchen feels bright and open - the perfect spot for a glass of wine with friends or dinner with the whole family. There was no official master prior to the renovations. The existing four bedrooms and one separate bathroom became two smaller bedrooms perfectly suited for the client’s two daughters, while the third became the true master complete with walk-in closet and master bath. There are future plans for a second story addition that would transform the current master into a guest suite and build out a master bedroom and bath complete with walk in shower and free standing tub. Overall, a light, neutral palette was incorporated to draw attention to the existing colonial details of the home, like coved ceilings and leaded glass windows, that the homeowners fell in love with. Modern furnishings and art were mixed in to make this space an eclectic haven.

When my clients purchased this charming 1940's home in the Seattle neighborhood of Wedgwood, they were amazed by how intact the original kitchen was. It was like a perfect time capsule. The color palette was avocado green and buttercream yellow. The highlights were an original retro built-in banquette and vintage oven! The challenge we faced (besides the awesome but dated finishes) was the closed floor plan typical in this era of homes and the lack of storage. So, we opened the kitchen to the adjacent dining and living room, bringing it up to speed with modern-day living. In opening it up, we also walled off a doorway that went from the kitchen to the hallway, but it was completely unnecessary and allowed us to gain an entire wall of cabinets that didn't exist previously. For the finishes, we kept it classic with mostly gray and white but brought in a little flare and interest with the herringbone backsplash and brushed brass finishes because who doesn't love a little gold? Also, we added color with the finishing details like the rug and countertop decor because those things are a great way to add interest and warmth to a space and can be easily changed when it's time for a fresh new look.

Existing conditions

Client purchased an existing manufactured home and wanted a central vacuum system. Since there is no basement, pipes were run in the crawl space and up into a closet off the kitchen in order to reach the power unit.
