Located in Alexandria, VA, this was a 3-level townhome renovation. The original kitchen was only 7' x 7'. We completely opened the space by expanding into an un-needed small dining area and created dual bars for plenty of seating. We installed recessed lighting with gorgeous pendent crystal lights.

The previous kitchen was tiny and cramped. It didn't have enough storage for a growing family and did not allow two people to work in it at the same time. There was a formal dining area that was not used at all, so we took down the wall to this area and expanded the kitchen. This allowed for lots of open space, lots of storage and counterspace and a beautiful clean, modern aesthetic.

This kitchen was part of a large addition that expanded where the old car port use to be. With small children the family is always on the go so we added seating for four for those quick meals and homework. On the back side we added a wine cabinet so when the family entertains good food and wine are always close by.

The new owners of this late 19th century home in a historic district commissioned Frazier Associates to help transform the house into a new living space that respected the historic character but allowed for modern amenities. Chief among those goals was creating a larger kitchen and more open living and dining areas, as well as designing new rear, side and upper porches that allowed access to the back yard and took advantage of the splendid views of downtown. Character defining features such as wood floors, diamond windows, and original doors, trim and moldings were retained and complemented with a sleek new kitchen, bathrooms and built-in cabinetry. The result is an open, bright interior with spaces that function and flow well together, and new porches that greatly expand the living spaces and integrate the house with the site and views.

Full second floor renovation with new expanded bathroom. We started this project by taking down all the second floors plaster on the walls and ceilings. We reframed the bedroom closets to better utilize the space as well as adding a new hallway linen closet. We enlarged the main bathroom giving room for a new show stopping shower. New insulation, drywall, and trims were installed throughout. We also installed all new soft close by pass closet doors, new closet shelving, and black gas pipe closet rods. New Johnson hickory hardwood floors were installed throughout the bedrooms, hall, and stairs in English pub series; color hickory scotch. The bathroom tile work is exceptional and the metallic accent band adds to the look. From the ground up this second floor is brand new and it shows. Everything is now crisp and bright; a totally different space.

We removed a wall between a kitchen and a dining room to bring this expanded kitchen space to life! The client loves baking, so the large island to roll out cookies at and the double ovens were a must have for her. We took advantage of the lower window that had been in the dining room by adding a bench underneath it. The space is now warm and inviting, perfect this young family! Because they were also renovating two bathrooms with us, we went with our stock cabinetry and a less expensive granite countertop to help them stretch their budget to all of the spaces that it needed to cover.

This Arvada, Colorado, outdoor living space has given this family of 5 a space to enjoy the sunny Colorado days as a family and with family and friends! This deck was a hazard waiting to happen & it was too small for both a sitting area and dining area. After meeting with the family and discussing their needs and budget we designed an expanded composite deck by Timbertech/Azek in the color maple and Dark Hickory for the stair treads and picture framing. Our design team also adjusted the footprint of the old staircase to be to code after researching the requirements for the lot. As you can see from the pictures their view never looked so great!
