This expansive traditional kitchen by senior designer, Randy O'Kane and Architect, Clark Neuringer, features Bilotta Collection cabinet in a custom color. Randy says, the best part about working with this client was that she loves design – and not just interior but she also loves holiday decorating and she has a beautiful sense of aesthetic (and does everything to the nines). For her kitchen she wanted a barn-like feel and it absolutely had to be functional because she both bakes and cooks for her family and neighbors every day. And as the mother of four teenage girls she has a lot of people coming in and out of her home all the time. She wanted her kitchen to be comfortable – not untouchable and not too “done”. When she first met with Bilotta senior designer Randy O’Kane, her #1 comment was: “I’m experiencing white kitchen fatigue”. So right from the start finding the perfect color was the prime focus. The challenge was infusing a center hall colonial with a sense of warmth, comfort and that barn aesthetic without being too rustic which is why they went with a straight greenish grey paint vs. something distressed. The flooring, by Artisan Wood floors, looks reclaimed with its wider long planks and fumed finish. The barn door separating the laundry room and the kitchen was made from hand selected barn wood, made custom according to the client’s detailed specifications, and hung with sliding hardware. The kitchen hardware was really a window sash pull from Rocky Mountain that was repurposed as handles in a living bronze finish mounted horizontally. Glazed brick tile, by Ann Sacks, really helped to embrace the overall concept. Since a lot of parties are hosted out of that space, the kitchen, and butler’s pantry off to the side, needed a good flow as well as areas to bake and stage the creations. Double ovens were a must as well as a 48” Wolf Range and a Rangecraft hood – four ovens are going all the time. Beverage drawers were added to allow others to flow through the kitchen without disturbing the cook. Lots of storage was added for a well-stocked kitchen. A unique detail is double door wall cabinets, some with wire mesh to allow to see their dishes for easy access. In the butler’s pantry, instead of mesh they opted for antique mirror glass fronts. Countertops are a natural quartzite for care free use and a solid wood table, by Brooks Custom, extends of the island, removable for flexibility, making the kitchen and dining area very functional. One of the client’s antique pieces (a hutch) was incorporated into the kitchen to give it a more authentic look as well as another surface to decorate and provide storage. The lighting over the island and breakfast table has exposed Edison bulbs which hearkens to that “barn” lighting. For the sinks, they used a fireclay Herbeau farmhouse on the perimeter and an undermount Rohl sink on the island. Faucets are by Waterworks. Standing back and taking it all in it’s a wonderful collaboration of carefully designed working space and a warm gathering space for family and guests. Having an effective sealer in place is essential for ensuring the long term condition of tiled floors in fact a lack of sealer can make cleaning the tiles exceptionally difficult as the sealer prevents dirt becoming ingrained in the tile.
This property owner, living in the former spa town of Matlock in Derbyshire, was experiencing problems with their Terracotta tiled kitchen floor since they had applied some kind of wax to act as a sealer, and this had worn off within a few weeks. After this happened the tiles were not sealed again, making cleaning a big problem. Terracotta is a highly porous stone and thus easily soaks in spillages and stains, and allows dirt to become very easily trapped.
In this situation, the property owner resolved to contact me about some professional maintenance. I suggested that the tiles would need a deep clean followed by the application of a fresh, high quality sealer. The work was agreed on and I made my way down to the property the following week.
When I arrived at the property and saw the tiles first hand it became clear that a professional clean had been in need for a long time: greasy looking stains were particularly prevalent and covered large areas of the kitchen floor.
To remove I mixed a strong solution of Tile Doctor Pro Clean, which is a multi-purpose, high-alkaline cleaner, stripper and degreaser, and, working in small areas, applied it to the floor. Working in small sections was important because the stone is very porous and quickly soaked in any product laid down. I scrubbed the cleaner into the stone using a rotary machine fitted with a black scrubbing pad, with the dirt and stains coming away nicely. Pro Clean is highly versatile and can be used for similar cleaning purposes on most types of natural stone floor.
After cleaning each section, I quickly removed the excess dirty water and chemicals with my wet vax machine. Once the whole floor had been cleaned I rinsed it several times with fresh water just to make sure all cleaning chemicals were gone. I then left the floor to dry completely for 36 hours.
When I returned to the property, I conducted several damp tests to check for any areas of the floor that needed further drying. As is almost always the case, there were a few areas that remained slightly damp, and I set about speeding the drying process along using my heat gun. In fact, it actually took me more than three hours to get the floor completely dry, but this was worth the effort as even the slightest excess moisture can damage the performance of the sealer.
Once the floor was finally dried I began sealing the floor with one coat of Tile a Doctor Colour Grow sealer. Colour Grow is an impregnating sealer that penetrates deep into the pores of the stone, thus acting as a shield against ingrained dirt, and also raises the colour of the tiles to provide an aesthetically appealing appearance. sealer. After sealing with Colour Grow, I left the floor to dry for couple of hours and then applied six coats of Tile Doctor Seal & Go, which is a topical sealer that builds up durable protection on the surface of the tiles.
The combination of through cleaning and the application of not one, but two high quality sealers really did wonders for the appearance of these Terracotta tiles. Looking at the final results you wouldn’t have believed they had been without a proper clean and seal for so long! Needless to say the customer was exceptionally pleased and will surely be able to keep her floor looking great for a long time to come.

Tucked away in the backwoods of Torch Lake, this home marries “rustic” with the sleek elegance of modern. The combination of wood, stone and metal textures embrace the charm of a classic farmhouse. Although this is not your average farmhouse. The home is outfitted with a high performing system that seamlessly works with the design and architecture.
The tall ceilings and windows allow ample natural light into the main room. Spire Integrated Systems installed Lutron QS Wireless motorized shades paired with Hartmann & Forbes windowcovers to offer privacy and block harsh light. The custom 18′ windowcover’s woven natural fabric complements the organic esthetics of the room. The shades are artfully concealed in the millwork when not in use.
Spire installed B&W in-ceiling speakers and Sonance invisible in-wall speakers to deliver ambient music that emanates throughout the space with no visual footprint. Spire also installed a Sonance Landscape Audio System so the homeowner can enjoy music outside.
Each system is easily controlled using Savant. Spire personalized the settings to the homeowner’s preference making controlling the home efficient and convenient.

J.Holderby - Renovations
Franklin County's Leading General Contractors - 2X Best of Houzz!

This project centered on helping a wonderful client and her equally fantastic dog transform her condo into a space that truly reflected her style and simplified her life. Eager to create a home that was both beautiful and functional, she envisioned a haven in the heart of the city.
Before: Feeling Disconnected
Before the renovation, our client felt disconnected from her condo. The builder-grade kitchen was a constant source of frustration, with an awkward peninsula that hindered the flow of the space. The condo overall felt outdated and no longer captured her vibrant personality. The foyer and laundry areas were cramped and lacked organization, while the mismatched hardwood flooring only added to the disjointed atmosphere. As for the bathrooms, they felt frozen in time, desperately needing an update.
Worries and Concerns
Like many homeowners, our client had heard her fair share of renovation horror stories—tales of projects gone awry and the frustrations of managing multiple contractors. She was understandably cautious and needed a trustworthy, experienced team she could rely on to handle the project with care and expertise.
The Solution: A Personalized Transformation
We took the time to listen carefully to our client’s needs and concerns and developed a tailored plan to address each of her pain points. For the kitchen, we preserved the existing layout but reimagined the space entirely. The awkward peninsula was redesigned to improve traffic flow and provide much-needed storage and counter space. Clever storage solutions, such as pull-outs, shelving, concealed drawers in the toe kicks, and an appliance garage, were incorporated. The kitchen now boasts a warm and inviting atmosphere, with light wood-tone lower cabinetry, off-white upper cabinets, and brushed nickel hardware that ties it all together.
The laundry room, once cramped and chaotic, was transformed into an organized, efficient space. We added custom cabinetry with pull-outs for hanging clothes, open storage above, a laundry sink, and a spacious counter for folding—no more piles of laundry!
Both the en-suite and shared bathrooms underwent complete renovations. Custom cabinetry was installed, including a floor-to-ceiling linen closet, and light grey and brown-toned tiles were selected, with contrasting hexagonal tiles for the shower floor. A heated flooring system was added for luxury and comfort year-round.
The mismatched flooring throughout the condo was replaced with cohesive vinyl and porcelain tiles, creating a seamless, modern aesthetic throughout the space.
Overcoming Challenges
As with any renovation, there were challenges to navigate. One of the key obstacles was managing the condo board’s renovation rules and policies while coordinating the delivery schedules for finishes and fixtures, especially during the busy holiday season. With careful planning, we ensured the project stayed on track. Additionally, we encountered a height variation between the tile and vinyl flooring. To resolve this, we used self-leveling material under the vinyl, ensuring a smooth and seamless transition between the two flooring types.
The Grand Reveal: A Dream Come True
The final result is simply stunning. The kitchen is now a chef’s dream, with custom-built cabinets, smooth quartz countertops, and a matching stone backsplash. Brushed nickel and stainless steel plumbing fixtures, elegant cabinet hardware, and LED lighting under the upper cabinets add the perfect finishing touches. Custom organizers in the foyer and laundry closets provide ample storage and keep everything neatly in place. The bathrooms have been transformed into spa-like retreats, with beautiful porcelain tiles and custom cabinetry. The new vinyl flooring throughout the main living areas and bedroom unifies the space, creating a cohesive and modern atmosphere.
Life Transformed
Our client’s life has been completely transformed. As a passionate cook, she now relishes spending time in her beautiful and functional kitchen. The single-bowl sink makes cleanup a breeze, and the thoughtfully designed storage solutions have brought a sense of calm and order to her home. The refreshed flooring and neutral paint palette have created a relaxing, comfortable environment she truly loves.
A Memorable Journey
This project was more than just a renovation—it was a collaboration. Our client valued our guidance throughout the design process, particularly when faced with the overwhelming number of decisions. We built a strong relationship with her, and we are immensely grateful for the trust she placed in our team.
