We crafted this spacious two-story home in Flowery Branch, GA, featuring an attractive exterior with a mix of stone, brick, and siding. The outer facade boasts board and batten shutters, along with a stylish metal roof accentuating the extended front porch. The porch itself is adorned with flagstone flooring and a wood inlaid ceiling. Upon entering, you're welcomed by an elegant two-story foyer showcasing a curved open banister handrail leading to the upper floor. The open-concept floor plan seamlessly extends from the front to the back, where the dining room meets the family room. Hardwood floors grace the entire living space, and the family room is highlighted by a large stone fireplace and a curved set of windows overlooking the outdoor living area. The expansive kitchen and dining areas were thoughtfully designed with plenty of custom cabinets and countertop space, featuring brushed stainless steel appliances. This young family began working with us after struggling with their previous contractor. They were over budget and not achieving what they really needed with the addition they were proposing. Rather than extend the existing footprint of their house as had been suggested, we proposed completely changing the orientation of their separate kitchen, living room, dining room, and sunroom and opening it all up to an open floor plan. By changing the configuration of doors and windows to better suit the new layout and sight lines, we were able to improve the views of their beautiful backyard and increase the natural light allowed into the spaces. We raised the floor in the sunroom to allow for a level cohesive floor throughout the areas. Their extended kitchen now has a nice sitting area within the kitchen to allow for conversation with friends and family during meal prep and entertaining. The sitting area opens to a full dining room with built in buffet and hutch that functions as a serving station. Conscious thought was given that all “permanent” selections such as cabinetry and countertops were designed to suit the masses, with a splash of this homeowner’s individual style in the double herringbone soft gray tile of the backsplash, the mitred edge of the island countertop, and the mixture of metals in the plumbing and lighting fixtures. Careful consideration was given to the function of each cabinet and organization and storage was maximized. This family is now able to entertain their extended family with seating for 18 and not only enjoy entertaining in a space that feels open and inviting, but also enjoy sitting down as a family for the simple pleasure of supper together.

Michelle and Dominic had purchased their home in Wake Forest several years earlier with the idea in mind that it would serve as a family-centric place where they could gather with extended family. Situated in a quiet residential neighborhood with large lots, it was the perfect place for them to raise and home school their 4 children. As their family grew, the children’s daily activities were split between the 1st and 2nd floors, making it difficult to coordinate activities amongst them all. And their extended family get-togethers had become cramped and increasingly difficult to accommodate everyone comfortably. They were in need of added living space that could serve their family’s needs as well as provide extra entertaining areas to host family gatherings. With our experience in helping homeowners secure financing for their Home Improvement projects, we worked with Dominic and Michelle to prepare all of the necessary documentation required to apply for an FHA 203K Home Renovation loan. As a result, they were able to finance the full cost of the construction of their new Family Room Addition. Our solution was to add a 1st floor living space that harmonized with the existing floor plan and décor, was central to the existing Kitchen, and flexible enough to facilitate large groups and accommodate the whole family’s daily activities and access to the outdoors. As a result of their newly added flexible living area, they are now able to comfortably gather with their extended family as well accommodate the whole family’s needs, giving them the opportunity spend more quality time with their family and friends. New flooring, new paint, and new lighting throughout this home, provided a fresh canvas to make this home their own. The kitchen renovation involved extending and expanding two work areas, one a peninsula and the other the island with an attached table. The original flow through the kitchen made the extended island with the table an ideal problem resolution and the perfect place for grandkids to gather for snacks and games. The perimeter cabinets were painted an off-white and the green island spoke to my client's love of green and her California roots. Durable quartz countertops and subway tile backsplash provided the perfect canvas for countless family gatherings. The living room also had a custom built-in with a bench added for their many books and collections.
