The Twin Peaks Passive House + ADU was designed and built to remain resilient in the face of natural disasters. Fortunately, the same great building strategies and design that provide resilience also provide a home that is incredibly comfortable and healthy while also visually stunning. This home’s journey began with a desire to design and build a house that meets the rigorous standards of Passive House. Before beginning the design/ construction process, the homeowners had already spent countless hours researching ways to minimize their global climate change footprint. As with any Passive House, a large portion of this research was focused on building envelope design and construction. The wall assembly is combination of six inch Structurally Insulated Panels (SIPs) and 2x6 stick frame construction filled with blown in insulation. The roof assembly is a combination of twelve inch SIPs and 2x12 stick frame construction filled with batt insulation. The pairing of SIPs and traditional stick framing allowed for easy air sealing details and a continuous thermal break between the panels and the wall framing. Beyond the building envelope, a number of other high performance strategies were used in constructing this home and ADU such as: battery storage of solar energy, ground source heat pump technology, Heat Recovery Ventilation, LED lighting, and heat pump water heating technology. In addition to the time and energy spent on reaching Passivhaus Standards, thoughtful design and carefully chosen interior finishes coalesce at the Twin Peaks Passive House + ADU into stunning interiors with modern farmhouse appeal. The result is a graceful combination of innovation, durability, and aesthetics that will last for a century to come. Despite the requirements of adhering to some of the most rigorous environmental standards in construction today, the homeowners chose to certify both their main home and their ADU to Passive House Standards. From a meticulously designed building envelope that tested at 0.62 ACH50, to the extensive solar array/ battery bank combination that allows designated circuits to function, uninterrupted for at least 48 hours, the Twin Peaks Passive House has a long list of high performance features that contributed to the completion of this arduous certification process. The ADU was also designed and built with these high standards in mind. Both homes have the same wall and roof assembly ,an HRV, and a Passive House Certified window and doors package. While the main home includes a ground source heat pump that warms both the radiant floors and domestic hot water tank, the more compact ADU is heated with a mini-split ductless heat pump. The end result is a home and ADU built to last, both of which are a testament to owners’ commitment to lessen their impact on the environment.

The recent restoration of Giant View was guided by a singular principle: preserve and strengthen the spirit, craftsmanship, and mountain character of the original camp for future generations. The renovation was approached as an act of stewardship. We invested extensively in professional arboricultural care to protect the long-term health of the immediate forest. A new engineered septic system was carefully designed to work with the site's natural topography and setting. Existing retaining structures were stabilized using approaches intended to preserve the natural appearance of the setting. Exterior lighting was designed to be fully Dark Sky compliant. I was contacted by the Realtor who sold this house to his friend in San Marino to help with the interior design of the extensive remodel. The 3,777 sf house with 6 bedrooms and 5 bathrooms was built in 1948 and was in need of some major changes. San Marino, CA, incorporated in 1913, was designed by its founders to be uniquely residential, with expansive properties surrounded by beautiful gardens, wide streets, and well maintained parkways. In 2010, Forbes Magazine ranked the city as the 63rd most expensive area to live in the United States. There are little to no homes priced under US$1,000,000, with the median list price of a single family home at US$2,159,000. We decided to tear down walls, remove a fireplace (gasp!), reconfigure bathrooms and update all the finishes while maintaining the integrity of the San Marino style. Here are some photos of the home after. The kitchen was totally gutted. Custom, lacquered black and white cabinetry was built for the space. We decided on 2-tone cabinets and 2 door styles on the island and surrounding cabinets for visual impact and variety. Cambria quartz in Braemar was installed on the counters and back splash for easy clean up and durability. New Schonbek crystal chandeliers and silver cabinetry hardware are the jewelry, making this space sparkle. Custom Roman shades add a bit of softness to the room and custom barstools in white and black invite guests to have a seat while dinner is being prepared. In the dining room we opted for custom moldings to add architectural detail to the walls and infuse a hint of traditional style. The black lacquer table and Louis chairs are custom made for the space with a peacock teal velvet. A traditional area rug and custom window treatments in a blue-green were added to soften the space. The Schonbek Crystal Rain chandelier is the show stopper in the space with pure sparkle and graceful traditional form. The living room is host to custom tufted grey velvet sofas, custom accent chair with ottoman in a silver fabric, custom black and while media center, baby grand piano with mini Schonbeck Crystal Rain chandelier hung above, custom tufted velvet tuffet for extra seating, one-of-a-kind art and custom window coverings in a diamond grey fabric. Sparkle and pizzazz was added with purple, crystal and mirrored accessories. The occupant of this home is a 21 year old woman. Her favorite colors are baby pink and blue. I knew this was possibly going to be my only chance in my design career to go nuts with the color pink, so I went for it! A majestic pink velvet tufted bed dressed with luxurious white linens is the focal point. Flanking the bed are two pink crystal chandeliers, a custom white lacquer desk with a baby blue Louis chair and a custom baby blue nightstand with a Moroccan door design. A super soft white shag rug graces the floor. Custom white silk window coverings with black out lining provide privacy and a completely dark room when wanted. An acrylic hanging bubble chair adds whimsy and playfulness. The master bathroom was a complete transformation. A clawfoot slipper tub sits inside the shower, clad with marble wall and floor tiles and a basketweave with custom baby blue accent tiles. A frameless shower wall separates the wet and dry areas. A custom baby blue cabinet with crystal knobs, topped with Cambria Quartz Whitney, was built to match the bedroom’s nightstand. Above hangs a pair of pink crystal wall sconces and a vintage rococo mirror painted in high gloss white. Crystal and nickel faucets and fixtures add more sparkle and shine.

Designer: Emily Blonigen Home Style: Tudor Design Style: Traditional Project Completion Date: November 2016 This 1938 South Minneapolis Tudor was ready for a Kitchen remodel that not only improved the aesthetics, but also the function. Luckily, the home was asking for a larger kitchen. By removing what was originally a breakfast room or informal dining, we were able to expand the kitchen for new potential. A new archway was designed to open the new kitchen to the formal dining and living room. We had a small list of “must haves” including a large pantry wall, double oven, and custom bench seating. All new custom cabinetry was designed with practical storage including a lazy susan corner, trash/recycle pull-out, sink tip-out, full extension drawers, shelf pull-outs, silverware organizers, tray tip-up, pocket door appliance garage, a space in the pantry for their vacuum, and a messaging corner. To complement the homes dark woodwork and stone front facade, new porcelain slate tile floors, rich cherry stained cabinets, and natural slate tile backsplash were paired with a neutral Cambria quartz countertop. Fun details were included across the room including a new Kohler cast iron sink, Delta Touch-less faucet, pewter knobs and pulls, bronze lighting, and a rich wall color by Benjamin Moore. The homeowner’s couldn’t be happier and are enjoying the new kitchen with family and friends.

The homeowners wanted to better use their outdoor space to feel like an extension of their home with several separate lounge and entertaining spaces. While they desired to keep the lawn for their kids, they also wanted to ensure there were enough private areas for adults. While these factors are typical for an Alderwood project, the challenges of this landscape made the final design incredibly unique. Rather quickly, our design team learned that a large septic system ran right underneath most of the backyard. Coordinating with city workers, the building architect, and the clients, our landscape architect crafted a unique design that worked around the drain constraints and accomplished each desire on the clients' list.
