Project featured in Variety, "Originally designed by celebrated architect Paul Williams and extensively updated and renovated to combine period architectural details with a modern-day lifestyle, the approximately 4,300-square-foot East Coast traditional has four bedrooms and four full and two half bathrooms plus a detached cottage with another bathroom for guests or staff. A slender center hall foyer features polished grey and white checkerboard marble floor tiles and a tightly curved staircase; the formal living room has a fireplace and floor-to-ceiling bay window that looks out to the verdant front yard; a library opens through transom-topped French doors to the backyard; and a chandelier lit formal dining room comfortably seats ten or twelve. An open-plan wing behind the dining room includes a spacious and well-equipped eat-in kitchen with five-stool snack bar integrated into a double wide island and, beyond that, a cozily proportioned TV-room with pilaster-accented fireplace and French door access to the yard. Inspiration for a large modern backyard stone patio kitchen remodel in Tampa with a roof extension

The client was looking for a complete renovation of the kitchen with sleek lines and simple aesthetics paired with a pale color palette. The partial removal of the shared kitchen / dining room, and kitchen / living room walls achieved the open concept. White, high gloss, glass and chrome finishes throughout the kitchen created a bright refreshing space with a modern esthetic. The bright white was contrasted with dark luxury vinyl flooring that resists wear and tear better than hardwoods. Strategically placed lighting is both functional and adds to the beauty of this kitchen gathering place.

Wonderfully colorful and full of energy, this is a large Italian Villa for a young family. Designed to be as bright, wild and fun as the Winn Resort in Las Vegas.
Children are growing up here, bowling, gaming, as the rest of the home features hand carved woods and limestones, handmade custom mosaics and rich textures. Kitchen area has a mosaic name shield behind range, whilst above the range is a a carved limestone range hood. Reds feature strongly in this beautiful home, as well as black and cream. Wrought iron fixtures including the stair rails, lighting and fireplace screens. Outdoor loggia lounge areas and bar b q areas, are all also designed by Maraya Interior Design, along with the multiple outdoor walks and halls. The entry shows a red glass chandelier inside a dome, with arched doors and windows.

We are delighted to have completed the radical transformation of a tired detached property in South Croydon.
When they appointed Granit, our clients were living in the property which had previously been divided into a number of flats.
The historic sub-division had resulted in an extremely poor use of space with redundant staircases, kitchens and bathrooms throughout.
Our clients sought to reconfigure the property back into a single dwelling for his growing family.
Our client had an eye for design and was keen to balance contemporary design whilst maintaining as much of the character of the original house.
Maximising natural light, space and establishing a visual and physical connection were also key drivers for the design. Owing to the size of the property, it became apparent that reconfiguration rather than extension provided the solution to meet the brief.
A metal clad ‘intervention’ was introduced to the rear facade. This created a strong horizontal element creating a visual balance with the vertical nature of the three storey gable.
The metal cladding specified echoed the colour of the red brick string courses tying old with new. Slender frame sliding doors provide access and views of the large garden.
The central circulation space was transformed by the introduction of a double height glazed slot wrapping up the rear facade and onto the roof. This allows daylight to permeate into the heart of the otherwise dark deep floor plan. The staircase was reconfigured into a series of landings looking down over the main void space below and out towards the tree canopies at the rear of the garden.
The introduction of double pocket doors throughout the ground floor creates a series of interconnected spaces and the whitewashed Larch flooring flows seamlessly from room to room. A bold palette of colours and materials lends character and texture throughout the property.
The end result is a spacious yet cosy environment for the family to inhabit for years to come.

The homeowners came to us looking to update the kitchen in their historic 1897 home. The home had gone through an extensive renovation several years earlier that added a master bedroom suite and updates to the front façade. The kitchen however was not part of that update and a prior 1990’s update had left much to be desired. The client is an avid cook, and it was just not very functional for the family.
The original kitchen was very choppy and included a large eat in area that took up more than its fair share of the space. On the wish list was a place where the family could comfortably congregate, that was easy and to cook in, that feels lived in and in check with the rest of the home’s décor. They also wanted a space that was not cluttered and dark – a happy, light and airy room. A small powder room off the space also needed some attention so we set out to include that in the remodel as well.
See that arch in the neighboring dining room? The homeowner really wanted to make the opening to the dining room an arch to match, so we incorporated that into the design.
Another unfortunate eyesore was the state of the ceiling and soffits. Turns out it was just a series of shortcuts from the prior renovation, and we were surprised and delighted that we were easily able to flatten out almost the entire ceiling with a couple of little reworks.
Other changes we made were to add new windows that were appropriate to the new design, which included moving the sink window over slightly to give the work zone more breathing room. We also adjusted the height of the windows in what was previously the eat-in area that were too low for a countertop to work. We tried to keep an old island in the plan since it was a well-loved vintage find, but the tradeoff for the function of the new island was not worth it in the end. We hope the old found a new home, perhaps as a potting table.
