With a restrained hand, out interior designer set about bringing a new life in our clients petite apartment while also introducing easy to maintain, durable surfaces and furnishings as they love to entertain and have a lively St. Bernard. And as they had an extensive book collection and a single three-foot wide closet, the key challenge here was to make the best use of the entire space while injecting it with charming whimsy. After falling in love with our designer’s presentation, our clients went for a complete apartment overhaul and started from scratch. Since the space is small, our designer Anna S. wanted to create an urgent sense of vibrancy without coming off as too heavy handed. So she worked in expressive colors and decorative extras in small doses for subtle impact. Starting the project by changing several of the unit’s light fixtures for brighter, more minimal styles, Anna surveyed the apartment room to room to devise clever storage solutions that are easy on the eye. As they have friends over often, Anna created a warm and inviting living room boasting a slightly feminine take on mid-century modern layered with colorful pillows, patterned rugs, and eclectic art that doesn’t take over the apartment. In the kitchen, she added a strong yet gender neutral burlap wallpaper, floating wooden shelves, and new plumbing fixtures that were more sophisticated than the original, standard ones in place. However, our favorite part of the apartment is the moody, statement-making foyer. Though it was a long and narrow barely used, neglected space, Anna brought in wallpaper from Tempaper that features a matte black background covered with gold bird and floral illustrations, and added a long row of black glass cabinets and several large gold mirrors for an added sense of glamorous drama and an extra amount of storage space to boot.

We designed the grain pattern to have just a hint of rustic, but it is still clean enough that you can convincingly use it in a modern setting. REDEFINING DURABILITY The most important specification for determining the durability of vinyl flooring is the thickness of the wear-layer. The best wear-layers are made of thick, clear virgin PVC, which covers the paper print-film that gives the floor its unique appearance. Once the wear-layer wears through, the paper is damaged and the floor will need replacement. Most vinyl floors come with a 8-12 mil wear-layer (0.2-3 mm). The top commercial specs in the industry are higher, at 20-22 mil (0.5 mm). A select few manufacturers offer a "super" commercial spec of 28 mil (0.7 mm). For Modin, we decided to set a new standard: 40 mil (1.0 mm) of premium virgin PVC. This allows us to offer an industry-leading 20 year Commercial Warranty (Lifetime Residential), compared to nearly all other commercial vinyl floors' 10 year Commercial Warranty. Beyond our superior wear-layer, we also use a patented click mechanism for superior hold, and a ceramic-bead coating. SIZE MATTERS Wider and longer planks create a sense of space and luxury. Most vinyl floors come in 6" or 7" widths, and 36" or 48" lengths. For Modin, we designed our planks to be 9" wide, and 60" long. This extra large size allows our gorgeous designs to be fully expressed. DETAILS THAT COUNT We made sure to get all the details right. Real texture, to create the feel of wire-brushed wood. Low sheen level, to ensure a natural look that wears well over time. 4-sided bevels, to more accurately emulate the look of real planks. When added together they help create the unique look that is Modin. DESIGNS THAT INSPIRE We spent nearly a year just focusing on our designs, to ensure they provide the right mix of color and depth. Interior and Exterior Design Project This was an exciting interior and exterior design project for This house was purchased directly from a builder by a vibrant career couple with active children and a love for spending time with their extended family and friends. While it was presented to us empty, we still had input on the flooring, lighting, cabinetry, moldings and wall colors. We decided to go with a transitional design style and bring in furnishings with an emphasis on being comfortable for their large family and frequent family gatherings. With a love for family gatherings and entertainment of the immediate and extended family we knew from the start that our design had to be beautiful, very functional and durable. Having worked with the this couple’s parents and sister we knew the family, their style and preferences. We knew this multi generational family loved being and entertaining with each other and we knew from the start that our design had to be beautiful, very functional and durable. Since the family room and living room are connected we designed a seamless flow between them and unique ways to share the some of the furnishings between them. We began with a large sectional with cozy seating in the family room. We brought in extra swivel chairs guests could turn to the living room to converse with guests or swivel family room to and see TV. We love ottomans for extra seating in living room to accommodate 8 and can be pulled into the family room for additional seating. The carpet was selected with family in mind to look beautiful, functional and easy to clean. En route from the family room to the kitchen eating area we designed a fully accessorized bookcase that complimented perfectly the custom built “only by Margali and Flynn” built in desk with hid-a-way doors hide homework and and paperwork when needed. In the kitchen we created a family dining center on the large central island with lots of stools. In the dining area we installed beautiful dining set with functional leather fabric. We used suede with nailheads, a herringbone wool carpet and transitional circular lighting to compliment the traditional colors of warm blues and neutrals … all working together to create a sophisticated and comfortable feel.
