Inspiration for a transitional dining room remodel in Miami with no fireplace

This gracious property in the award-winning Blaine school district - and just off the Southport Corridor - marries an old world European design sensibility with contemporary technologies and unique artisan details. With more than 5,200 square feet, the home has four bedrooms and three bathrooms on the second floor, including a luxurious master suite with a private terrace. The house also boasts a distinct foyer; formal living and dining rooms designed in an open-plan concept; an expansive, eat-in, gourmet kitchen which is open to the first floor great room; lower-level family room; an attached, heated, 2-½ car garage with roof deck; a penthouse den and roof deck; and two additional rooms on the lower level which could be used as bedrooms, home offices or exercise rooms. The home, designed with an extra-wide floorplan, achieved through side yard relief, also has considerable, professionally-landscaped outdoor living spaces. This brick and limestone residence has been designed with family-functional experiences and classically proportioned spaces in mind. Highly-efficient environmental technologies have been integrated into the design and construction and the plan also takes into consideration the incorporation of all types of advanced communications systems. Contemporary wood exterior home idea in San Francisco

Our homeowner had dreamt about one day redoing her beyond outdated kitchen since they day her husband carried her over the threshold. Vinyl flooring used for a backsplash, dingy carpeting, laminate with no sheen left to speak of and mismatched cabinetry…. it was time to make it happen. A year’s worth of planning later, her time capsule became one dreamy kitchen. Functionality reigns supreme in this small, but efficient kitchen where every cabinet has a story to tell and a place to store it. Countertop space to the right of the stove was an added necessity for function and safety. The raised snack bar is perfect for day to day meals and the lowered countertop was a must for this petite baker. A new lighting plan includes recessed lights, under-cabinet and accent lights, while new lighting fixtures reflect the client’s sense of style. Dingy brick patterned carpet was removed making way for new hardwood floors toothed in from the dining room. An airy palette gained some weight with the use of larger details; the oversized hood, beefy turned posts, prominent apron front sink and a grouping of tall cabinets on the refrigerator wall. The homeowners were ready to renovate this basement to add more living space for the entire family. Before, the basement was used as a playroom, guest room and dark laundry room! In order to give the illusion of higher ceilings, the acoustical ceiling tiles were removed and everything was painted white. We love a kitchen transformation because it really impacts a family's lives! This bright and airy kitchen was dark and dated and in desperate need of an upgrade to accommodate a busy family. What used to be a 70s glass block wall is now the dramatic stone backsplash and a new rich blue island brings color and lots of extra storage to the space. We used beautiful custom counter stools to make the island a gathering or work-from-home spot, while the built-in banquette provides a comfortable setting for breakfast. There's a built-in coffee station with a metal mesh panel near the beverage center. We mixed soft brushed brass and matte black metal finishes for the hardware and plumbing.
