The outdated galley kitchen with confined spaces, lack of powder room on main level, dropped down ceiling, partition walls, small bathrooms, and the main level laundry were a few of the deficiencies this family wanted to resolve before moving in. Starting with the top floor, we converted a small bedroom into a master suite, which has an outdoor deck with beautiful view of old town. We reconfigured the space to create a walk-in closet and another separate closet. We took some space from the old closet and enlarged the master bath to include a bathtub and a walk-in shower. Double floating vanities and hidden toilet space were also added. The addition of lighting and glass transoms allows light into staircase leading to the lower level. On the third level is the perfect space for a girl’s bedroom. A new bathroom with walk-in shower and added space from hallway makes it possible to share this bathroom. A stackable laundry space was added to the hallway, a few steps away from a new study with built in bookcase, French doors, and matching hardwood floors. The main level was totally revamped. The walls were taken down, floors got built up to add extra insulation, new wide plank hardwood installed throughout, ceiling raised, and a new HVAC was added for three levels. The storage closet under the steps was converted to a main level powder room, by relocating the electrical panel. The new kitchen includes a large island with new plumbing for sink, dishwasher, and lots of storage placed in the center of this open kitchen. The south wall is complete with floor to ceiling cabinetry including a home for a new cooktop and stainless-steel range hood, covered with glass tile backsplash. The dining room wall was taken down to combine the adjacent area with kitchen. The kitchen includes butler style cabinetry, wine fridge and glass cabinets for display. The old living room fireplace was torn down and revamped with a gas fireplace wrapped in stone. Built-ins added on both ends of the living room gives floor to ceiling space provides ample display space for art. Plenty of lighting fixtures such as led lights, sconces and ceiling fans make this an immaculate remodel. We added brick veneer on east wall to replicate the historic old character of old town homes. Jackie and Sean loved the Algonquin neighborhood they lived in with the peaceful neighborhood and the close proximity to work and school. What they didn’t love was how outdated their home had become. With a cramped kitchen and an unused dining room, they decided a remodel was the perfect solution to their problem. They would be able to continue to live in the area they loved, while at the same time they could have the dream home they envisioned. After a thorough search, Jackie came across Advance Design Studio. She was impressed by all of the positive reviews she saw on the internet and saw herself identifying with all of the project stories she saw on the website. Once they met with designer Scott Christensen and owner Todd Jurs, they knew Advance Design was the right company to make their dreams a reality. The project consisted of four main areas: the kitchen/dining/powder room, the laundry room, the master bathroom, and the kid’s bathroom. They wanted to expand the kitchen into the seldom used dining room and add a large island for hosting parties and family gatherings. They also wanted new hardwood flooring throughout the first level. The laundry room needed to be more functional, and all three bathrooms were in dire need of updating. The closed off kitchen was opened up to create a sweeping space between the new eating area and the much larger kitchen. A handsome dry bar complete with a beverage refrigerator and lighted glass door cabinetry makes an elegant transition across from a peninsula area filled with storage. An additional decorative cabinet lighting up elegant dishware through the mullioned glass sits directly across from the drybar. An expansive island was critical to the kitchen plans. Jackie, Sean and Scott worked closely together to create just the right details for their design. They wanted the island to be functional in addition to being the centerpiece of the room. Added storage for the kid’s school supplies was hidden behind cabinet doors so the children could do their schoolwork right at the island, and a microwave drawer glides open with the touch of a finger hidden inconspicuously within the island space. The easy to care for Cambria Britannica Quartz island top with its sweeping grey and white marble look perched atop hand-carved Craftsman corbels was absolutely what they were hoping for, blending both beauty and function perfectly. Adding a nice contrast to the brightness of the quartz and the white cabinetry, Kodiak - Leather granite countertops were used to balance the light and dark tones of the space. Dura Supreme Classic White painted cabinets grace the perimeter, while Maple Poppy Seed stained cabinets with a beautiful soft grey woodgrain were used in the beverage center and island. The two tones compliment the large space balancing it out nicely creating interest and elegance with the simple Craftsman style full overlay doors. A deep warm Barnwood White Oak flooring was added throughout the lower level. The new floor brings additional contrast to the bright kitchen and provides unity with the now open floorplan as it rolls in to the foyer and family room. Final details like the show-stopping lunar like duo light fixtures complete the space and intermix expertly with crisscross details of the glass door mullions, the island bar seating and even accessories in the space. The small cluttered laundry room needed more space and more storage. With a busy family it seemed to overflow daily and did not have anywhere to hide the families “in and out stuff.” Scott designed the new space with a stackable washer and dryer and much more efficiently organized cabinetry. Doing laundry is now (almost!) a pleasure and keeping everyone’s “stuff” hidden, but readily accessible is now a snap. The master bath was not a place where the couple enjoyed spending time getting ready for their day. The tub almost never was used, so removing it made it possible to build an extra-large shower, replacing the small cramped cube of the previous shower they hated. Clean, horizontal lines softly draw your eye around the space with porcelain tile called Driftwood Sea spray. Full overlay cabinetry in a soft white vanity with double sinks makes getting ready for the day much more convenient for the busy couple. Long floor planks made of porcelain tile mimic real hardwood floors in a soft grey to compliment the shower, but with the ease and care of a tile surface. Cambrian Black Granite counters with a matte finish and under mount porcelain sinks with handsome brushed chrome hardware complete the handsome space. A real bonus in any master bath; a custom built in storage nook was tucked in the corner of the space for linens and heavenly storage. The kid’s bath was in sad shape because it was original to the house. To keep the budget in control, the tub which was in great condition was retained, but focus was on the new large brick style porcelain charcoal tile on the floor, crisp white new Craftsman style cabinetry with pretty furniture details on the corner base, a striking granite top with white under mount porcelain sinks and fresh hardware and faucets. Some beautiful soft grey wood mirrors to match mom and dads were custom sized and placed under new lighting, and 4 hooks were smartly arranged down the wall for kids’ towels. This couple was determined not to move, and made their house their dream home. Not only does their home function greatly now, but Jackie says, “When the neighbors come to visit, they’re asking if they can “steal” the design”! The homeowners wanted to keep the original character of the home whilst giving their home a complete makeover. The kitchen space was expanded by opening up the kitchen and dining room, adding French doors off the kitchen to a new deck, and moving the powder room as much as the existing plumbing allowed. A custom kitchen design with custom cabinets and storage was created. A custom "princess bathroom" was created by adding more floor space from the adjacent bedroom and hallway, designing custom millworker, and specifying equisite tile from New Jersey. The home also received refinished hardwood floors, new moulding and millwork, pot lights throughout and custom lighting fixtures, wainscotting, and a new coat of paint. Finally, the laundry was moved upstairs from the basement for ease of use.

This is a hard working dining room that gets used everyday and is now a part of an open space plan. We removed the wall between the kitchen and the living room to open up the space and to bring more natural light into the space. The family hosts many gatherings including children, so the best option was to create a dining space with benches, so we could fit as many kids around the table as possible. We refinished the dining table in a dark stain to match the legs of the benches and upholstered dining chairs. A custom built-in buffet was designed to house extra plates, party platters, and glasses. It also includes a hidden charging station for iphones, iPods, and iMacs. The beautiful china was purchased in Italy during the home owner's travels.

We received a request to renovate Victorian tiled hallway floor at a house in the London borough of Harlesden NW10. My client had modernised the heating system and this unfortunately required a section of the tiled flooring to be dug up so new pipework could be laid. After speaking on the phone, I arranged an initial visit to the property so I could properly assess the work required and provide a price for restoring the floor. During my visit I could see there was another section of missing tiles at one of the door thresholds which would need attention. Except for the missing sections of floor I could see that the tiles themselves were in good condition for their age and would respond well to a deep clean and fresh seal. I was confident on being able to source matching replacements for the missing tiles and reassured my client that we would be able not only repair the floor but also renovate it to a good standard. I gave them a price to do the restoration which they were happy to accept, and the work was booked. After some research I managed to source replacement tiles from the Vintage Floor Tile Company in Kent; Victorian tiles are still popular so there a few companies that keep stock so we can usually find a match. With the replacements in hand, work started by removing the cement and loose material from the missing sections of flooring and backfilling with self-levelling compound to bring the exposed base up to the right level for tiling. The tiles were then cut to shape as required to match the existing patten and fixed into place with a quick setting adhesive and then grouted. The floor was left to overnight to allow the adhesive to harden fully, and I returned the next day to deep clean the whole floor. To give the tiles are deep clean a strong dilution of Tile Doctor Remove and Go was sprayed onto the floor and left to soak in for ten minutes. It was then scrubbed into the floor using a rotary machine fitted with a with a black pad. This action lifted the dirt out of the tiles and the resulting slurry was removed with the wet vacuum. It turned out that the pores of the tiles were holding a lot of dirt, so the process was repeated until I was satisfied. Due to the age of the property, there was no damp-proof membrane installed so I do try to minimise the amount of water I use in this process as there is always a chance of exacerbating any latent efflorescence issues. Efflorescence occurs where moisture rises through the tile bringing with it salts from underneath the floor as it evaporates on the surface. This can lead to unsightly white marks appearing on the tile. To counteract this potential problem the cleaning was followed by an acid wash using Tile Doctor Acid Gel applied with a 100 then 200-grit pad, before finishing on a 400-grit burnishing pad. The floor was again rinsed with water after the application of each pad to remove the slurry and extracted with a wet vacuum. Once I was satisfied the floor was as clean as possible, we left site and the area was left to dry over the weekend ready for application of a new sealer. I returned on the Monday and started by taking a few moisture readings to check the floor was dry. The floor was in an acceptable range, so I applied the first of 4 coats of sealer. For this floor I chose Tile Doctor Seal and Go Extra which is specially formulated product that provides stain resistance with a hard wearing low-sheen finish. This product is also breathable which is an important feature for old floors, anything that blocks moisture from rising through the tile will cause it to become trapped underneath where it will pool and eventually reach out to the walls and result in rising damp. Once complete the floor looked brand new and I’m pleased to say with the deep clean and a fresh sealer applied it was impossible to tell the difference between the original and repaired sections of flooring. For the aftercare of sealed Victorian tiled floors, I recommend Tile Doctor Neutral Cleaner, it’s a mild day to day cleaner with a neutral pH that won’t damage the sealer. California modern rancher. Blend of warm and cool tones and material balance this space. Outdoor environment is low water use and drought resistant but still has greenery and inviting to hang out. In the kitchen we removed the walls that made up the tiny closet of a kitchen that was in the corner under the skylight and was able to hide the ceiling height differences at the small desk area and oven cabinets and keep the skylight. The effect is a wide-open concept with the least amount of construction possible. For the kitchen layout, we created a cozy zone for the chef to work in the corner without any cross traffic, seating area around the outside of the island keeps guest out of the work area but still close and part of the process. The warming drawer in the island positioned for proximity to the "buffet line" at the island when entertaining. On the dining end of the kitchen there is a coffee and wine bar. Coffee bar is hidden behind the metal roll up door, and the wine and liquor bar are to the left and both share the sink in the middle, making it a functional and useful space from the morning until the evening. I like to call this bar "Start and Stop" ha-ha. Even though this space is very open and airy, it has a ton of storage including underneath the seating area at the island and the little workstation, which is open and uncluttered, has lots of storage nestled in the wall and underneath the counter and hides any CPU and wires neatly. In the master bath, we updated all the colors and finishes in a clean modern European style with large format porcelain tiles and repurposed a small useless closet (with a window in it) to a second vanity for extra counter space and linen storage. Plus, we added storage over the toilet in the water closet and an updated door and casing into the walk-in closet with frosted glass panels so that at night the light in the closet glowing in those panels can act as a night light. Sustainable Design Meets Smart Technology This home featured a request from the client to use as many environmentally friendly materials and fabrics as possible. Many common shade manufacturers use materials with PVC plastic, which is known for off-gassing hazardous chemicals that linger in the air in the home for years. The main floor roller shades met the client’s request for an eco-friendly fabric by utilizing motorized shades with GreenScreen fabric. In other rooms, the designer and client wanted the classic look and soft fabrics with roman shades and drapery tracks on several windows in the house. By partnering with the interior designer and fabric workroom, we were able to provide a custom solution for motorization of roman shades and drapery. Lighting Control The client is able control all of the lighting and window treatments in the house with a single control system. This eliminates the need for extra devices on the wall or remote controls that clutter up the space and get lost. By utilizing the custom window treatments, the house is able to conserve energy by keeping the house warmer in the winter, and cooler in the summer by providing insulation and blocking sunlight. The lighting control system further helps to conserve energy by beautifully dimming LED lights as well as using quick buttons that turn off all of the lights in the house, or un-occupied rooms, with the press of a single button. Motorized Window Treatments Motorized window treatments add a high level of convenience to any project, especially those with many windows in hard to reach places. The challenge with many manufacturers is a limitation of style and fabric selection, some may be a s basic as only roller shades. Often times these come with un-reliable, wireless controls. On this Birmingham, MI project completed in March 2019, we partnered with the interior designer and drapery workroom to provide a truly unique solution. The homeowner and designer’s requests included many different styles of window treatments including rollers shades, roman shades and motorized draperies. Typically, this would result in a collection of various shade manufacturers with unsightly remotes scattered across each room or stuck to the wall for control. Utilizing standard offerings, coupled with an incredible team effort by the designer and drapery workroom, we provided all of the requested styles of window treatments, and were able to control them all on a single system. This means that each room has a single, elegant keypad built into the wall that controls not only the window treatments, but the lighting as well. When leaving/entering the home, all of the window coverings can be raised or lowered with a single button press. Shades and draperies can also be set to operate based on the time of day for automatic day-to-day operation using sunlight as a guide. In the end, we achieved convenience, function and sophisticated style.

Our clients, a vibrant young family with two energetic kids and a playful dog, were feeling the constraints of their outdated, cramped house. The Main Floor was divided by walls, fragmenting the Kitchen, Dining Room, and living areas, making family time and entertaining a bit of a struggle. The Kitchen was small and dim, lacking counter space and storage. The kids' study/play table was squeezed into a tight corner, emphasizing the lack of space. The dark hardwood floors were scratched and worn, and the foyer felt cramped and uninviting. The powder room was also The idea of a major renovation brought both excitement and a bit of anxiety. The couple was unsure about design decisions and worried about the challenges of dealing with structural columns and beams. Collaborating with Sosna designer Camila, the family embarked on a journey to transform their outdated house into a bright, functional home. To open up the space, walls were removed, creating a seamless flow between the foyer, living room, dining room, and kitchen. The kitchen was relocated and expanded to include generous counter space and a large island, providing the ideal spot for the kids to help prepare meals—a task they’ve come to enjoy since the renovation—or work on their homework. Additionally, the addition of a cozy window bench offers extra seating for hanging out with the family. It’s also the perfect place to curl up with a good book. The once dark and gloomy powder room was completely refreshed with new fixtures, a white oak vanity, and beautiful floor tiles, which significantly brightened it up. Additionally, the dark hardwood floors were replaced with a lighter, more modern option, brightening the entire main floor. The renovation wasn't without its hiccups. A mix-up with the hardwood flooring led to a last-minute scramble for a replacement. But in the end, the family fell in love with the new flooring, proving that sometimes unexpected changes can lead to even better outcomes. The renovation completely transformed the home. What was once a cramped and segmented main floor is now a bright, open space perfectly suited to the family's lifestyle. The new kitchen island became the heart of the home, providing a place for the kids to do homework while their parents cooked, fostering a sense of togetherness. The open layout also made hosting gatherings effortless. Throughout the renovation, the kids and their dog brought a playful energy to the construction site, forming a special bond with the crew. Despite the challenges of living through a renovation, the family managed to maintain a sense of normalcy, working from home when possible and appreciating the crew's efforts to keep things tidy. What started as a simple update turned into a full-scale transformation that reflects the family’s needs and personal style. Their willingness to embrace bold design choices, such as blush pink tiles and bright floral patterns, adds a unique touch to the space. And that hardwood flooring mix-up? It turned out to be a happy accident, resulting in a floor they love even more. What used to be a dated 1980's u-shaped kitchen without any flow or interest is now an open and inviting gathering space with plenty of room to cook and for everyone to sit or walk around. We squared off the bay window area making cabinets with drawers and pull-outs a possibility, plus the extra deep sink cabinet has room for a filtered water/carbonated water system. The side windows are easy to reach, and one is a pass through to the BBQ area. The island doubles as a large dining table and has a prep sink that can also be used by the bar area and refrigerator/microwave/leftovers area without bothering the chef. Also in the island is a Perlick ice maker, wicker pull out baskets for fruits and vegetable and an open bookcase for cookbooks and to tuck away school/homework supplies. All the tall items like the refrigerator, pantry and wall ovens are grouped together to one side to keep the room from getting too choppy. Added storage for the kid’s school supplies was hidden behind cabinet doors so the children could do their schoolwork right at the island, and a microwave drawer glides open with the touch of a finger hidden inconspicuously within the island space. The easy to care for Cambria Britannica Quartz island top with its sweeping grey and white marble look perched atop hand-carved Craftsman corbels was absolutely what they were hoping for, blending both beauty and function perfectly. Adding a nice contrast to the brightness of the quartz and the white cabinetry, Kodiak - Leather granite countertops were used to balance the light and dark tones of the space. Dura Supreme Classic White painted cabinets grace the perimeter, while Maple Poppy Seed stained cabinets with a beautiful soft grey woodgrain were used in the beverage center and island. The two tones compliment the large space balancing it out nicely creating interest and elegance with the simple Craftsman style full overlay doors. A deep warm Barnwood White Oak flooring was added throughout the lower level. The new floor brings additional contrast to the bright kitchen and provides unity with the now open floorplan as it rolls in to the foyer and family room. Final details like the show-stopping lunar like duo light fixtures complete the space and intermix expertly with crisscross details of the glass door mullions, the island bar seating and even accessories in the space. The small cluttered laundry room needed more space and more storage. With a busy family it seemed to overflow daily and did not have anywhere to hide the families “in and out stuff.” Scott designed the new space with a stackable washer and dryer and much more efficiently organized cabinetry. Doing laundry is now (almost!) a pleasure and keeping everyone’s “stuff” hidden, but readily accessible is now a snap. The master bath was not a place where the couple enjoyed spending time getting ready for their day. The tub almost never was used, so removing it made it possible to build an extra-large shower, replacing the small cramped cube of the previous shower they hated. Clean, horizontal lines softly draw your eye around the space with porcelain tile called Driftwood Sea spray. Full overlay cabinetry in a soft white vanity with double sinks makes getting ready for the day much more convenient for the busy couple. Long floor planks made of porcelain tile mimic real hardwood floors in a soft grey to compliment the shower, but with the ease and care of a tile surface. Cambrian Black Granite counters with a matte finish and under mount porcelain sinks with handsome brushed chrome hardware complete the handsome space. A real bonus in any master bath; a custom built in storage nook was tucked in the corner of the space for linens and heavenly storage. The kid’s bath was in sad shape because it was original to the house. To keep the budget in control, the tub which was in great condition was retained, but focus was on the new large brick style porcelain charcoal tile on the floor, crisp white new Craftsman style cabinetry with pretty furniture details on the corner base, a striking granite top with white under mount porcelain sinks and fresh hardware and faucets. Some beautiful soft grey wood mirrors to match mom and dads were custom sized and placed under new lighting, and 4 hooks were smartly arranged down the wall for kids’ towels. This couple was determined not to move, and made their house their dream home. Not only does their home function greatly now, but Jackie says, “When the neighbors come to visit, they’re asking if they can “steal” the design”! This custom kitchen renovation in a beautiful historic home in Glen Ridge NJ, was made possible by taking down interior walls to gain extra space for a large island with a 4’ Galley sink, seating, and a lower walnut butcher block work area. A custom tray ceiling was also designed with accent lighting and pendants over the island. Perimeter cabinetry is Wood-Mode Yardley Inset Recessed in Nordic White with special Chippendale X-Mullion doors for accent, and Siver Shadow honed quartz. Hutches are also Wood-Mode Yardley Inset Recessed in Vintage Dover Cliffs with custom wire mesh doors. Island is Wood-Mode Yardley Inset Raised in Antique Leather with mirror toe kick and Pegasus honed marble and Sapele Mahogany Grothouse Lumber butcher block. Appliance highlights include a 43” Navy blue Cornufe’ La Cornue Range with stainless steel and polished brass trim, and a matching antique stainless and brass custom hood. Integrated Sub-Zero refrigerator and freezer to match the perimeter cabinetry.

Designed by Jen Denham of Reico Kitchen & Bath in White Plains, MD in collaboration with Potomac LLC, this kitchen remodeling project features a transitional style inspired design with Merillat Masterpiece cabinets in the door style Martel in the finish Evercore Rainfall. The kitchen countertops are Cambria Torquay. The kitchen also includes Roma Splendor Keystone Blend tile, Adex Habitat Leaf Glossy tile and 12x24 Nashville Nord Cement tile. “The clients were a joy to work with! They were able to roll with the process during all the issues and delays with Covid and were gracious and kind when everything was finished. They were so full of inspiration and were not afraid of color. They wanted to incorporate their favorite shades of green into each aspect of the kitchen,” said Jen. “We tried to open up the kitchen as much as possible and allow a bit more counter and storage space. A nice feature was being able to take the cabinets up to the ceiling to give more storage. After having a bad experience with a contract that remodeled their bathrooms this homeowner was very inquisitive, did all her own research on the materials that were suggested, did her research on us which built her confidence in what we could do for their kitchen. She started out wanting to lighten and brighten the cabinets and retrofit some new appliances. After assessing all of their current frustrations in their space we found that modifying some of their cabinets to be drawer stacks and adding a few storage solutions would be helpful. Discovering that their countertops were not installed flush with the wall we added pencil tile to cover the gap making a problem into a feature that she couldn’t be happier with. Our attention to detail and suggestions for efficiency has left them ecstatic for all the extra suggestions though they each had some doubts of what the other wanted. Now they plan to add above cabinet lighting in the future and possibly more storage solutions!
