On the top of this client's list of must-have features for their new backyard was a wood burning fire pit near the lake. Closer to the water and designed to have a more rustic feeling, this is the perfect setting to enjoy the view of the lake and that smokey campfire aroma. The full color Chilton stone patio is held in place by a polymeric sand that hardens to prevent weeds and grass from growing between the stones. A low stone wall provides extra seating in a pinch.

When you uncover a tiled floor after it has been covered by carpet for many years, it’s almost a given that it will be in a bad state. However, my customer, who lives in the town of Lymm, wasn’t expecting the Victorian tiled hallway they had recently uncovered to be in quite so terrible a state. As you can see from the photograph, it has been completely devastated by paint plaster and a big pool of cement floor leveller. Understandably, the formerly colourful appearance of the tiles had completely drained and it would require a through restoration to get them back into a usable condition. To begin the restoration, I mixed a strong cleaning solution which consisted of Tile Doctor Remove & Go combined 50/50 with Tile Doctor Pro Clean. Remove & Go is a heavy duty remover that breaks down old sealers, along with adhesives, paint stains and other tough soil build up where as Pro-Clean is a versatile alkaline-based cleaner that reliably eradicates dirt on a wide variety of natural stone floors. The solution was applied liberally across the floor, and left to dwell for a short period, allowing time for it to soften up the paint plaster. Next, I fitted a coarse scrubbing pad to my rotary cleaning machine and began to scrub the solution into the tiles, with a big difference to the appearance of the tiles being made quite quickly. The resulting cleaning slurry was promptly removed using a wet-vac machine. I repeated the process two times to provide an extra thorough clean and then give the floor a thorough rinse. Some particularly stubborn marks remained on the floor which I was able to remove using Tile a Doctor Acid Gel, a blend of phosphoric and hydrochloric acids in gel form that’s easy to control. The floor was then left to dry fully overnight. The next morning, I returned to the property and ran some damp tests. This is incredibly important to do before sealing any tiled floor because any excess moisture can cloud the sealer and prevent it from doing its job properly. Once satisfied that the floor could be sealed, I applied several coats of Tile Doctor Seal and Go, our topical sealer which provides both a robust surface seal and a long-lasting low sheen finish in one and ideal for Victorian tiles. It would be an understatement to say that this Victorian tiled floor was transformed. The customer was amazed at the results considering how bad a state the tiles had been in just a day earlier. When you have a situation like this, it’s hard to believe the tiles could ever be fully restored. Expanding the narrow 30 square foot balcony on the upper level to a full floor allowed us to create a 300 square foot gym. We closed off the opening to the kitchen below. The floor framing is extra strong, specifically to carry the weight of the clients’ weights and exercise apparatus. We also used sound insulation to minimize sound transmission. We built walls at the top of the stairway to prevent sound transmission, but in order not to lose natural light transmission, we installed 3 glass openings that are fitted with LED lights. This allows light from the new sliding door to flow down to the lower floor. The entry door to the gym is a frosted glass pocket door. We replaced existing door/transom and two double-hung windows with an expansive, almost 16-foot, double sliding door, allowing for almost 8-foot opening to the outside. These larger doors allow in a lot of light and provide better access to the deck for entertaining. The cedar siding on the interior gym wall echoes the cedar deck fence. HDBros

Anchors are installed in the patio about 36 inches away from the swimming pool. The way they are installed is by drilling a hole in the patio, brass anchors are slid through, and the cover is then attached to the anchors. If the patio is not installed correctly, the cover may become loose and it will not be as safe as it should be. The Gappsi way of installation starts with the proper installation of the patio. Four foot wide slabs with reinforced rebar are always installed around the swimming pool to prevent settling of the patio, then the finished paving material is installed over the concrete base. The Gappsi installation of the safety pool cover is then installed over the patio by drilling holes straight through the finished paving material all the way down into the concrete base. A sleeve is installed into the hole about 6 inches into the patio going through the 4 inches of concrete base and further in the ground, and a brass screw pin is then installed into the pipe. By unscrewing the brass screw pin; it comes up above the patio and allows for the cover ring hooks to attach to the brass screw. After this is all done for every strap of the cover, your Gappsi installed pool cover is safe to walk on with no chance of breaking.

Expanding the narrow 30 square foot balcony on the upper level to a full floor allowed us to create a 300 square foot gym. We closed off the opening to the kitchen below. The floor framing is extra strong, specifically to carry the weight of the clients’ weights and exercise apparatus. We also used sound insulation to minimize sound transmission. We built walls at the top of the stairway to prevent sound transmission, but in order not to lose natural light transmission, we installed 3 glass openings that are fitted with LED lights. This allows light from the new sliding door to flow down to the lower floor. The entry door to the gym is a frosted glass pocket door. We replaced existing door/transom and two double-hung windows with an expansive, almost 16-foot, double sliding door, allowing for almost 8-foot opening to the outside. These larger doors allow in a lot of light and provide better access to the deck for entertaining. The cedar siding on the interior gym wall echoes the cedar deck fence. HDBros

This project is a (new) pool within an (existing) pool! The client asked me to remodel their extra large 1970s trapezoid pool that was lacking a spa and seating area. They wanted to make it into a focal feature of their yard allowing them to entertain and capture there scenic view in ways that the previous configuration prevented. On this property, it made sense for the new spa to be on the uphill side adjacent to the master bedroom -- not only for convenience but also for enjoying the views, and allowing us to overflow the spa so that the water could return downhill back to the pool. This is where the cylindrical glass tile “jewel” is situated. The vibrant color of glass was chosen to compliment (be the opposite of, in order to visually resonate and create a higher energy feel) with the ocher seen in the natural stone palette that the house gave us as precedent. Once the spas location was decided, the best views enjoyed by this property are located where the chaise lounges are now in the finished design. The previous pool occupied the space, and this prime area could not be accessed at all! Our second order of business was to carve out a destination space from the previous pool and give it back to be a furniture area for entertaining. Locating the chaise lounger deck across the pool presented a challenge that became a fun opportunity not to be passed up. The overflowing spa water had to return to the pool somehow, and the flowing water had to be crossed over to get to the Chaise lounge viewing deck. The solution? A bridge of course! And with the stairs ascending up to the spa, why not have a stairway like water feature underneath the bridge? The final touch on this design was omitting the weak and poorly executed vanishing edge, which had a horizon line finishing right into the rooftops of the homes below. Not the best aesthetic! To block the roof lines of the homes below and direct your eyes up to the mountain peaks beyond, a stone clad raised planter became the central focal point of the yard, allowing us to create a beautiful agave, yucca, and cacti display to be enjoyed from every angle of the home. Altogether the new configuration really plays off the angular shapes of the home, extends the pallet of materials around the yard, and makes the new space all that more enjoyable for the owners private and public entertainment.
