This adorable beach cottage is in the heart of the village of La Jolla in San Diego. The goals were to brighten up the space and be the perfect beach get-away for the client whose permanent residence is in Arizona. Some of the ways we achieved the goals was to place an extra high custom board and batten in the great room and by refinishing the kitchen cabinets (which were in excellent shape) white. We created interest through extreme proportions and contrast. Though there are a lot of white elements, they are all offset by a smaller portion of very dark elements. We also played with texture and pattern through wallpaper, natural reclaimed wood elements and rugs. This was all kept in balance by using a simplified color palate minimal layering. I am so grateful for this client as they were extremely trusting and open to ideas. A mountain modern residence situated in the Gallatin Valley of Montana. Our modern aluminum door adds just the right amount of flair to this beautiful home designed by FORMation Architecture. The Circle F Residence has a beautiful mixture of natural stone, wood and metal, creating a home that blends flawlessly into it’s environment. The modern door design was selected to complete the home with a warm front entrance. This signature piece is designed with horizontal cutters and a wenge wood handle accented with stainless steel caps. The obscure glass was chosen to add natural light and provide privacy to the front entry of the home. Performance was also factor in the selection of this piece; quad pane glass and a fully insulated aluminum door slab offer high performance and protection from the extreme weather. This distinctive modern aluminum door completes the home and provides a warm, beautiful entry way.

The family, who moved from another area of Wellesley, sought out this property to be within walking distance of the high school and downtown area. An existing structure on the tight lot was removed to make way for the new home. 84% of the construction waste, from both the previous structure and the new home, was diverted from a landfill. ZED designed to preserve the existing mature trees on the perimeter of the property to minimize site impacts, and to maintain the character of the neighborhood as well as privacy on the site. EXTERIOR EXPRESSION. The street facade of the home relates to the local New England vernacular. The rear uses contemporary language, a nod to the family’s Californian roots, to incorporate a roof deck, solar panels, outdoor living space, and the backyard swimming pool. ZED’s careful planning avoided to the need to face the garage doors towards the street, a common syndrome of a narrow lot. THOUGHTFUL SPACE. Homes with dual entries can often result in duplicate and unused spaces. In this home, the everyday and formal entry areas are one and the same; the front and garage doors share the entry program of coat closets, mudroom storage with bench for removing your shoes, and a laundry room with generous closets for the children's sporting equipment. The entry area leads directly to the living space, encompassing the kitchen, dining and sitting area areas in an L-shaped open plan arrangement. The kitchen is placed at the south-west corner of the space to allow for a strong connection to the dining, sitting and outdoor living spaces. A fire pit on the deck satisfies the family’s desire for an open flame while a sealed gas fireplace is used indoors - ZED’s preference after omitting gas burning appliances completely from an airtight home. ZED selected durable materials, finishes, cabinetry, and casework with low or no volatile organic compounds (VOCs) and no added urea formaldehyde. YEAR-ROUND COMFORT. The home is super insulated and air-tight, paired with high performance triple-paned windows, to ensure it is draft-free throughout the winter (even when in front of the large windows and doors). ZED designed a right-sized heating and cooling system to pair with the thermally improved building enclosure to ensure year-round comfort. The glazing on the home maximizes passive solar gains, and facilitates cross ventilation and daylighting. ENERGY EFFICIENT. As one of the most energy efficient houses built to date in Wellesley, the home highlights a practical solution for Massachusetts. First, the building enclosure reduces the largest energy requirement for typical houses (heating). Super-insulation, exceptional air sealing, a thermally broken wall assembly, triple pane windows, and passive solar gain combine for a sizable heating load reduction. Second, within the house only efficient systems consume energy. These include an air source heat pump for heating & cooling, a heat pump hot water heater, LED lighting, energy recovery ventilation, and high efficiency appliances. A private children’s foundation hired award-winning architecture firm, Christoff : Finio Architects, to renovate and remodel the classical-style townhouse structure into a modern and light-filled headquarters. Christoff : Finio contacted Hans to develop a planting plan for the intimate, rear courtyard gardens as well as a planting scheme for the front tree bed. We carefully selected plant material that could thrive in an extremely low-light environment while providing seasonal interest and color as a counterpoint to the modern interior. Herbaceous flowering and evergreen plants were selected to drift through each other with intermittent vertical accents, creating a lush courtyard border.

At 1850 square feet, the Prairie Passive is an extremely energy efficient two bedroom, two bathroom home. Designed for aging in place and accessibility, the unique floor plan optimizes views of the harbor despite the narrow lot. Carefully placed windows and a screened outdoor entertaining area with gas fireplace, provide privacy and a place of refuge in the bustling public marina setting. True to the prairie style, the form was kept low and friendly with hipped roofs and broad overhanging eaves. This ultra energy efficient home relies on extremely high levels of insulation, air-tight detailing and construction, and the implementation of high performance, custom made European windows and doors by Zola Windows ( http://www.zolawindows.com/) . Zola’s Thermo Wood line, which boasts R-11 triple glazing and is thermally broken with a layer of patented German Purenit®, was selected for the project. This Boulder, Colorado remodel by fuentesdesign demonstrates the possibility of renewal in American suburbs, and Passive House design principles. Once an inefficient single story 1,000 square-foot ranch house with a forced air furnace, has been transformed into a two-story, solar powered 2500 square-foot three bedroom home ready for the next generation. The new design for the home is modern with a sustainable theme, incorporating a palette of natural materials including; reclaimed wood finishes, FSC-certified pine Zola windows and doors, and natural earth and lime plasters that soften the interior and crisp contemporary exterior with a flavor of the west. A Ninety-percent efficient energy recovery fresh air ventilation system provides constant filtered fresh air to every room. The existing interior brick was removed and replaced with insulation. The remaining heating and cooling loads are easily met with the highest degree of comfort via a mini-split heat pump, the peak heat load has been cut by a factor of 4, despite the house doubling in size. During the coldest part of the Colorado winter, a wood stove for ambiance and low carbon back up heat creates a special place in both the living and kitchen area, and upstairs loft.
