This Boulder, Colorado remodel by fuentesdesign demonstrates the possibility of renewal in American suburbs, and Passive House design principles. Once an inefficient single story 1,000 square-foot ranch house with a forced air furnace, has been transformed into a two-story, solar powered 2500 square-foot three bedroom home ready for the next generation. The new design for the home is modern with a sustainable theme, incorporating a palette of natural materials including; reclaimed wood finishes, FSC-certified pine Zola windows and doors, and natural earth and lime plasters that soften the interior and crisp contemporary exterior with a flavor of the west. A Ninety-percent efficient energy recovery fresh air ventilation system provides constant filtered fresh air to every room. The existing interior brick was removed and replaced with insulation. The remaining heating and cooling loads are easily met with the highest degree of comfort via a mini-split heat pump, the peak heat load has been cut by a factor of 4, despite the house doubling in size. During the coldest part of the Colorado winter, a wood stove for ambiance and low carbon back up heat creates a special place in both the living and kitchen area, and upstairs loft. This ultra energy efficient home relies on extremely high levels of insulation, air-tight detailing and construction, and the implementation of high performance, custom made European windows and doors by Zola Windows. Zola’s ThermoPlus Clad line, which boasts R-11 triple glazing and is thermally broken with a layer of patented German Purenit®, was selected for the project. A mountain modern residence situated in the Gallatin Valley of Montana. Our modern aluminum door adds just the right amount of flair to this beautiful home designed by FORMation Architecture. The Circle F Residence has a beautiful mixture of natural stone, wood and metal, creating a home that blends flawlessly into it’s environment. The modern door design was selected to complete the home with a warm front entrance. This signature piece is designed with horizontal cutters and a wenge wood handle accented with stainless steel caps. The obscure glass was chosen to add natural light and provide privacy to the front entry of the home. Performance was also factor in the selection of this piece; quad pane glass and a fully insulated aluminum door slab offer high performance and protection from the extreme weather. This distinctive modern aluminum door completes the home and provides a warm, beautiful entry way.

To eliminate an inconsistent layout, we removed the wall dividing the dining room from the living room and added a polished brass and ebonized wood handrail to create a sweeping view into the living room. To highlight the family’s passion for reading, we created a beautiful library with custom shelves flanking a niche wallpapered with Flavor Paper’s bold Glow print with color-coded book spines to add pops of color. Tom Dixon pendant lights, acrylic chairs, and a geometric hide rug complete the look.

What began as a small, extremely dated kitchen in this 1929 Spanish Casa with an even tinier nook that you could hardly eat in has turned into a gorgeous stunner full of life! We stayed true to the original style of the home and selected materials to complement and update its Spanish aesthetic. Luckily for us, our clients were on board with some color-loving ideas too! The peacock blue cabinets pair beautifully with the patterned tile and let those gorgeous accents shine! We kept the original copper hood and designed a functional kitchen with mixed metals, wire mesh cabinet detail, more counter space and room to entertain! Beginning this full home remodel in the kitchen, we added a cozy banquette, built-in custom cabinets, and a PentalQuartz Super White countertop for a contemporary vibe. An extreme renovation makeover for my clients teenagers bathroom. We expanded the footprint and upgraded all facets of the existing space. We selected a more mature, sophisticated, spa like vibe that fit her likes and needs, while maintaining a modern, subdued palette that was calming + inviting and showcased the sculptural elements in the room. There really was nowhere but up to go in this space.

My team took a fresh approach to traditional style in this home. Inspired by fresh cut blossoms and a crisp palette, we transformed the space with airy elegance. Exquisite natural stones and antique silhouettes coupled with chalky white hues created an understated elegance as romantic as a love poem.

This stunning master suite is part of a whole house design and renovation project by Haven Design and Construction. The master bath features a 22' cupola with a breathtaking shell chandelier, a freestanding tub, a gold and marble mosaic accent wall behind the tub, a curved walk in shower, his and hers vanities with a drop down seated vanity area for her, complete with hairdryer pullouts and a lucite vanity bench.

Inspiration for a coastal laundry room remodel in San Diego

This LEED Platinum certified house reflects the homeowner's desire for an exceptionally healthy and comfortable living environment, within a traditional neighborhood. INFILL SITE. The family, who moved from another area of Wellesley, sought out this property to be within walking distance of the high school and downtown area. An existing structure on the tight lot was removed to make way for the new home. 84% of the construction waste, from both the previous structure and the new home, was diverted from a landfill. ZED designed to preserve the existing mature trees on the perimeter of the property to minimize site impacts, and to maintain the character of the neighborhood as well as privacy on the site. EXTERIOR EXPRESSION. The street facade of the home relates to the local New England vernacular. The rear uses contemporary language, a nod to the family’s Californian roots, to incorporate a roof deck, solar panels, outdoor living space, and the backyard swimming pool. ZED’s careful planning avoided to the need to face the garage doors towards the street, a common syndrome of a narrow lot. THOUGHTFUL SPACE. Homes with dual entries can often result in duplicate and unused spaces. In this home, the everyday and formal entry areas are one and the same; the front and garage doors share the entry program of coat closets, mudroom storage with bench for removing your shoes, and a laundry room with generous closets for the children's sporting equipment. The entry area leads directly to the living space, encompassing the kitchen, dining and sitting area areas in an L-shaped open plan arrangement. The kitchen is placed at the south-west corner of the space to allow for a strong connection to the dining, sitting and outdoor living spaces. A fire pit on the deck satisfies the family’s desire for an open flame while a sealed gas fireplace is used indoors - ZED’s preference after omitting gas burning appliances completely from an airtight home. A small study, with a window seat, is conveniently located just off of the living space. A first floor guest bedroom includes an accessible bathroom for aging visitors and can be used as a master suite to accommodate aging in place. HEALTHY LIVING. The client requested a home that was easy to clean and would provide a respite from seasonal allergies and common contaminants that are found in many indoor spaces. ZED selected easy to clean solid surface flooring throughout, provided ample space for cleaning supplies on each floor, and designed a mechanical system with ventilation that provides a constant supply of fresh outdoor air. ZED selected durable materials, finishes, cabinetry, and casework with low or no volatile organic compounds (VOCs) and no added urea formaldehyde. YEAR-ROUND COMFORT. The home is super insulated and air-tight, paired with high performance triple-paned windows, to ensure it is draft-free throughout the winter (even when in front of the large windows and doors). ZED designed a right-sized heating and cooling system to pair with the thermally improved building enclosure to ensure year-round comfort. The glazing on the home maximizes passive solar gains, and facilitates cross ventilation and daylighting. ENERGY EFFICIENT. As one of the most energy efficient houses built to date in Wellesley, the home highlights a practical solution for Massachusetts. First, the building enclosure reduces the largest energy requirement for typical houses (heating). Super-insulation, exceptional air sealing, a thermally broken wall assembly, triple pane windows, and passive solar gain combine for a sizable heating load reduction. Second, within the house only efficient systems consume energy. These include an air source heat pump for heating & cooling, a heat pump hot water heater, LED lighting, energy recovery ventilation, and high efficiency appliances. Lastly, photovoltaics provide renewable energy help offset energy consumption. The result is an 89% reduction in energy use compared to a similar brand new home built to code requirements. RESILIENT. The home will fare well in extreme weather events. During a winter power outage, heat loss will be very slow due to the super-insulated and airtight envelope– taking multiple days to drop to 60 degrees even with no heat source. An engineered drainage system, paired with careful the detailing of the foundation, will help to keep the finished basement dry.
