We met the owners of this 6-story townhouse in Philadelphia when we renovated their neighbor's home. Originally, this townhouse contained a multi-level apartment and a separate studio apartment. The owners wanted to combine both units into one modern home with sleek, yet warm elements. We really enjoyed creating a beautiful triangular, glass paneled staircase; a living garden wall that stretches up through 4 stories of the house; and an eye-catching glass fireplace with a mantle made out of reclaimed wood. Anchoring the entire house design are distressed white oak floors.

We remodeled this unassuming mid-century home from top to bottom. An entire third floor and two outdoor decks were added. As a bonus, we made the whole thing accessible with an elevator linking all three floors.
The 3rd floor was designed to be built entirely above the existing roof level to preserve the vaulted ceilings in the main level living areas. Floor joists spanned the full width of the house to transfer new loads onto the existing foundation as much as possible. This minimized structural work required inside the existing footprint of the home. A portion of the new roof extends over the custom outdoor kitchen and deck on the north end, allowing year-round use of this space.
Exterior finishes feature a combination of smooth painted horizontal panels, and pre-finished fiber-cement siding, that replicate a natural stained wood. Exposed beams and cedar soffits provide wooden accents around the exterior. Horizontal cable railings were used around the rooftop decks. Natural stone installed around the front entry enhances the porch. Metal roofing in natural forest green, tie the whole project together.
On the main floor, the kitchen remodel included minimal footprint changes, but overhauling of the cabinets and function. A larger window brings in natural light, capturing views of the garden and new porch. The sleek kitchen now shines with two-toned cabinetry in stained maple and high-gloss white, white quartz countertops with hints of gold and purple, and a raised bubble-glass chiseled edge cocktail bar. The kitchen’s eye-catching mixed-metal backsplash is a fun update on a traditional penny tile.
The dining room was revamped with new built-in lighted cabinetry, luxury vinyl flooring, and a contemporary-style chandelier. Throughout the main floor, the original hardwood flooring was refinished with dark stain, and the fireplace revamped in gray and with a copper-tile hearth and new insert.
During demolition our team uncovered a hidden ceiling beam. The clients loved the look, so to meet the planned budget, the beam was turned into an architectural feature, wrapping it in wood paneling matching the entry hall.
The entire day-light basement was also remodeled, and now includes a bright & colorful exercise studio and a larger laundry room. The redesign of the washroom includes a larger showering area built specifically for washing their large dog, as well as added storage and countertop space.

A beautifully remodeled shower, featuring gleaming white subway tiles and striking gold fixtures. The white subway tiles create a clean and crisp look that brightens up the shower area and enhances its overall aesthetic. The tiles are evenly spaced and arranged in a traditional brick pattern, lending a classic feel to the space. The addition of gold fixtures elevates the shower to a new level of sophistication, creating a luxurious and eye-catching design element. The gold fixtures, including the showerhead, faucets, and handles, provide a warm contrast against the white tiles, drawing the eye and adding visual interest. Our clients were relocating from the upper peninsula to the lower peninsula and wanted to design a retirement home on their Lake Michigan property. The topography of their lot allowed for a walk out basement which is practically unheard of with how close they are to the water. Their view is fantastic, and the goal was of course to take advantage of the view from all three levels. The positioning of the windows on the main and upper levels is such that you feel as if you are on a boat, water as far as the eye can see. They were striving for a Hamptons / Coastal, casual, architectural style. The finished product is just over 6,200 square feet and includes 2 master suites, 2 guest bedrooms, 5 bathrooms, sunroom, home bar, home gym, dedicated seasonal gear / equipment storage, table tennis game room, sauna, and bonus room above the attached garage. All the exterior finishes are low maintenance, vinyl, and composite materials to withstand the blowing sands from the Lake Michigan shoreline.

Lutron Lighting Control System
The mood is easily set throughout this elegant space with the Lutron lighting control system installed by our team. The Lutron Lighting Control System is a great way for our clients to have the capability to adjust the lighting and shade levels within a single room or throughout an entire home with the touch of a button.

Custom Programming
Complimentary with the architectural design of curved walls, we installed two curved Samsung TVs. Through custom programming we were able to provide our client the ability to use both TVs simultaneously. With the ingenuity of our team we created an eye captivating custom designed 4K background scenery of wineries that scroll through the TVs providing an additional WOW factor to this already exquisite room.
Motorized Shades
Motorized shades were installed for the floor to ceiling windows. With easy to use controls, our client can enjoy amazing views or minimize harsh glare on the TVs. The shades are hidden inside custom soffits so they don’t distract from the beautiful view of the landscape or the exquisite design of the room.
Savant Control System
The Savant Control system was installed to provide our clients the ability and ease of controlling everything in one central location with one touch technology.

Add a modern flair to your living room, dining room, or kitchen with this small accent chest. This two drawer chest with it's classic silhouette is finished in our Prism Gold and is paired with a contrasting black powdered coated base. The raised tumbling rock design that covers the door fronts will catch your eye as the play of light and shadows create an unique appearance that will be perfect in any room.

This project is an incredible transformation and the perfect example of successful style mixing! This client, and now a good friend of TVL (as they all become), is a wonderfully eclectic and adventurous one with immense interest in texture play, pops of color, and unique applications. Our scope in this home included a full kitchen renovation, main level powder room renovation, and a master bathroom overhaul. Taking just over a year to complete from the first design phases to final photos, this project was so insanely fun and packs an amazing amount of fun details and lively surprises. The original kitchen was large and fairly functional. However, the cabinetry was dated, the lighting was inefficient and frankly ugly, and the space was lacking personality in general. Our client desired maximized storage and a more personalized aesthetic. The existing cabinets were short and left the nice height of the space under-utilized. We integrated new gray shaker cabinets from Waypoint Living Spaces and ran them to the ceiling to really exaggerate the height of the space and to maximize usable storage as much as possible. The upper cabinets are glass and lit from within, offering display space or functional storage as the client needs. The central feature of this space is the large cobalt blue range from Viking as well as the custom made reclaimed wood range hood floating above. The backsplash along this entire wall is vertical slab of marble look quartz from Pental Surfaces. This matches the expanse of the same countertop that wraps the room. Flanking the range, we installed cobalt blue lantern penny tile from Merola Tile for a playful texture that adds visual interest and class to the entire room. We upgraded the lighting in the ceiling, under the cabinets, and within cabinets--we also installed accent sconces over each window on the sink wall to create cozy and functional illumination. The deep, textured front Whitehaven apron sink is a dramatic nod to the farmhouse aesthetic from KOHLER, and it's paired with the bold and industrial inspired Tournant faucet, also from Kohler. We finalized this space with other gorgeous appliances, a super sexy dining table and chair set from Room & Board, the Paxton dining light from Pottery Barn and a small bar area and pantry on the far end of the space. In the small powder room on the main level, we converted a drab builder-grade space into a super cute, rustic-inspired washroom. We utilized the Bonner vanity from Signature Hardware and paired this with the cute Ashfield faucet from Pfister. The most unique statements in this room include the water-drop light over the vanity from Shades Of Light, the copper-look porcelain floor tile from Pental Surfaces and the gorgeous Cashmere colored Tresham toilet from Kohler. Up in the master bathroom, elegance abounds. Using the same footprint, we upgraded everything in this space to reflect the client's desire for a more bright, patterned and pretty space. Starting at the entry, we installed a custom reclaimed plank barn door with bold large format hardware from Rustica Hardware. In the bathroom, the custom slate blue vanity from Tharp Cabinet Company is an eye catching statement piece. This is paired with gorgeous hardware from Amerock, vessel sinks from Kohler, and Purist faucets also from Kohler. We replaced the old built-in bathtub with a new freestanding soaker from Signature Hardware. The floor tile is a bold, graphic porcelain tile with a classic color scheme. The shower was upgraded with new tile and fixtures throughout: new clear glass, gorgeous distressed subway tile from the Castle line from TileBar, and a sophisticated shower panel from Vigo. We finalized the space with a small crystal chandelier and soft gray paint. This project is a stunning conversion and we are so thrilled that our client can enjoy these personalized spaces for years to come. This stunning Homes By Us showhome is fresh and airy! Overlooking the natural scenery with mountain views, the landscape compliments the home perfectly. A neutral palette with warm woods and mixed metal hardware gives this home a comfortable yet European contemporary feel. The large kitchen is warm and inviting with the curved feature island and stunning white backsplash finished with gold and silver for the best of both worlds. The two-story great room fireplace is the main feature of this home! The high volume and the soft white finishes with artisan tile accent make the fireplace a feature that can be felt throughout the main level and upper bonus room. The bonus room features an inviting layout perfect for movie night, with a stunning accent pendant that makes a statement. Upstairs is the master bedroom, where the oversized wicker pendant draws your eye into the room. Around the corner, in the master ensuite is the stunning terrazzo tile that climbs the walls and is complimented with bright finishes. The two kids’ bedrooms each have a fun and playful theme, finished with custom art and wallpaper. On the lower level, the guest bedroom is finished with a coastal feel using blue and green with natural wood tones. We could not be happier with the end result of this project.

The owners of this 1970s-era split-level on Lake Calhoun recently added a third story bringing the home up-to-date with attractive soffits, angles, and half-walls built to create depth and dimension. But in a house where every room registered a dull white, a healthy dose of color becomes the true force for modernizing this space. The homeowners asked Otogawa-Anschel to bring color into their lives.
The standalone fireplace in the room’s center wears an entirely different chromatic palette on each side. From the sleeping area and looking out toward the lake, cool tones tease out the aqua and dark blue in the slate fireplace surround. From the opposite side, warm hues pick up the rose and violet of the same material. The wall separating the bedroom from the bathroom boasts a rich adobe red, set off by a gold soffit and a rich chocolate panel. The bold, earthy color triad serves as the eye-catching anchor point for the room.
Asymmetrical glass block flanking the bathroom vanity opens up an otherwise restrictive space, allowing it to communicate with the walk-in closet on one side and the natural light spill on the other. Because the green glass block diffuses the light, the room’s colors work to compensate for this softening. A mix of tangerine, pale green, and lemon yellow tile used in the shower find a place on the floor and walls as well for a burst of synthetic sunshine designed to shift and bend depending on vantage point. The gently morphing pattern eliminates the flat sterility of white tile and ordinary glass block.
The transition from the second floor to the third floor features a combination of yellow hues that also appear to shimmer and shift with the movement of natural light through the space. In the intense afternoon sun, the pigments lose their distinction and become a solid glowing wall. As the sun sets, they regain their individual character.
Like any healthy relationship, the living room and dining room work together while maintaining independence. In the living room, a soft suede wall gives way to the room’s large bank of windows and smartly complements the stone fireplace. Muted greens and golds segue effortlessly to the spectacular lake view. Meanwhile, the vibrant tones of the dining room tastefully contrast the cool calm of the living area.
