The Conceptual Design Development- RENESA ARCHITECTURE DESIGN INTERIORS have recently completed an interiors project for a penthouse(The PentHaus) in Gurgaon. The basic design requirement as per the client was to divide the floor plates in the penthouse on the basis of public and private relationship.(With the public interaction and services on the lower level with the private interface on the upper level). The design philosophy as dictated and understood was on the lines of contrast in colors with the play of art and decorative pieces highlighting the depth in the detailing of the accessorization of the whole scale model. The client's interest in art and design pieces worked in favor for RENESA DESIGN STUDIO as it was a value-addition to the whole interior decor design process. Credits need to be given to the client for the right selection of art pieces in terms of the color pallet blending into the design philosophy set by RENESA STUDIO. A mix of contemporary modern with classical essence here and there provides a smooth transition of amalgamation of different design philosophies in a given space model. The play of solid volumes with double height spaces gives the apartment a very expansive and grand look at the entrance. Thus a line of communication is created between the public and private zones via the massive chandelier mass structure in the middle of the entrance foyer. RENESA ARCHITECTURE STUDIO carefully studied and analyzed the given area and the clients requirement for the look and feel for the space (internal decor) and planned the space accordingly. The positioning and placement of art pieces, furniture and furnishings once decided by RENESA was left to the client to decide and they did proper justification to the space with some amazing decor choice to value add to the existing space design by the architects. It is also great to have clients with good design taste as it is always a value addition to the architect's vision. Each and every space has been demarcated with its own essence of design so that they stand out and give a new experience to the visitor while passing through. Also, the toilets have been carefully crafted according to the ambience of the space. Different specialized Italian stones for each different toilets gives a new experience for the viewers. Perhaps the contrasting color pallets of the activity zones change so massively that the eye catching experiential pathway is induced at the lower level of the apartment. The kitchen area has been expansively designed to give a very airy feeling to the household activities. Huge windows with amazing views provide a perfect setup for a good-to-cook ambiance at any time of the day. The deck area for the Penthouse has been carefully crafted in terms of keeping the pallet on the green side with a tinge of hardscaping with the lit backdrop of the penthouse adding character to this external space. The Rancho Estate provides a level of luxury that sets it apart from any residence in Los Angeles, breaking the record for the most expensive home ever sold in the Encino area. The Eden Group worked with the client to achieve all their development goals by providing integrated design and engineering services which developed concurrently achieving project milestones while staying within the construction budget. Our residential design team used modern aesthetics which entailed of design elements tailored to provide spacious and unparalleled views of the San Fernando Valley. Attracting a dream buyer is the most important aspect in the eyes of any real estate developer and that is why we chose two words to describe the amenities we incorporated into the design: Vast & Spectacular. The estate allows you to swim with infinite views, get your work out on at the indoor gym, shoot hoops with your friends in the indoor basketball court, go for a round of bowling with your child, chomp on popcorn in your theater, get a massage after the steam room at your private spa, putt a couple hole-in-ones, and if you get bored you can always choose to go for a ride from the collection inside your 16-car garage. Majestic high ceilings mixed wide span openings created a challenge for our engineers given the strict rules in the Baseline Hillside Ordinance and the California Building Code. Our structural engineers prepared innovative design plans which entailed of 150 deep pile foundations mixed with steel and laminated timber framing members. We also used permanent shoring techniques to reduce construction cost by eliminating the need for temporary shoring plans for both the structure foundation and on-site retaining walls. Given that California has some of the strictest stormwater management requirements and the total amount of non-permeable areas on this project, the client was required to construct a 35,000-gallon rain harvesting tank per the Low Impact Development Plan Best Management Practice (BMP’s) standards. Our specialized drainage design team captured all on-site stormwater through trench drains, area drains, and downspouts which routed water to a mechanical sump pump that connected to the storage tank for irrigation use later. Innovative design engineering techniques used on this project allowed for increased safety and sustainability making the Rancho Estate a masterpiece of contemporary construction.

The topography of their lot allowed for a walk out basement which is practically unheard of with how close they are to the water. Their view is fantastic, and the goal was of course to take advantage of the view from all three levels. The positioning of the windows on the main and upper levels is such that you feel as if you are on a boat, water as far as the eye can see. They were striving for a Hamptons / Coastal, casual, architectural style. The finished product is just over 6,200 square feet and includes 2 master suites, 2 guest bedrooms, 5 bathrooms, sunroom, home bar, home gym, dedicated seasonal gear / equipment storage, table tennis game room, sauna, and bonus room above the attached garage. All the exterior finishes are low maintenance, vinyl, and composite materials to withstand the blowing sands from the Lake Michigan shoreline.

The exterior façade of the home is reminiscent of the 50’s with its mixed material aesthetic. The stacked stone veneer is complimented with the Shou Sugi Ban siding. The burned wood finish is an ancient Japanese technique that chars the wood, essentially wrapping it in carbon, adding protection and durability against mold, insects, and moisture related decay. This impressive burned wood finish is not only an indelible product but eye-catching as well. The horizontal and vertical orientation of the wood planks further emphasize the width and height of the structure. The subtle play of each material is simplistic and functional. The three-story residence is tucked into the side of the slope, creating an unimposing and welcoming entry. The large expanses of glass on the front façade draw the eye into the home allowing for natural daylighting and sun soaked rooms throughout the day. The strategically placed horizontal windows add architectural interest, natural lighting, and privacy. Two separate third level balconies are situated toward the rugged skyline, creating a 360-degree vantage point of the surrounding terrain.

Guests sweep into the home through a set of red double doors. An elliptical Mediterranean staircase awes visitors as their eyes leave the waxed-steel spindles and beech railing to soak up the clean, white walls and dark black walnut floors." The high ceilings of the main-level rooms are intricate part of the home's one and a half story design. To create an ideal sense of scale, the roof was carefully crafted to facilitate the dormers and height of the upper-level rooms. Providing a view from the front door into the cozy den was just one way Kevin created intimacy while maximizing space and light.

This house was built in 1994 and our clients have been there since day one. They wanted a complete refresh in their kitchen and living areas and a few other changes here and there; now that the kids were all off to college! They wanted to replace some things, redesign some things and just repaint others. They didn’t like the heavy textured walls, so those were sanded down, re-textured and painted throughout all of the remodeled areas. The kitchen change was the most dramatic by painting the original cabinets a beautiful bluish-gray color; which is Benjamin Moore Gentleman’s Gray. The ends and cook side of the island are painted SW Reflection but on the front is a gorgeous Merola “Arte’ white accent tile. Two Island Pendant Lights ‘Aideen 8-light Geometric Pendant’ in a bronze gold finish hung above the island. White Carrara Quartz countertops were installed below the Viviano Marmo Dolomite Arabesque Honed Marble Mosaic tile backsplash. Our clients wanted to be able to watch TV from the kitchen as well as from the family room but since the door to the powder bath was on the wall of breakfast area (no to mention opening up into the room), it took up good wall space. Our designers rearranged the powder bath, moving the door into the laundry room and closing off the laundry room with a pocket door, so they can now hang their TV/artwork on the wall facing the kitchen, as well as another one in the family room! We squared off the arch in the doorway between the kitchen and bar/pantry area, giving them a more updated look. The bar was also painted the same blue as the kitchen but a cool Moondrop Water Jet Cut Glass Mosaic tile was installed on the backsplash, which added a beautiful accent! All kitchen cabinet hardware is ‘Amerock’ in a champagne finish. In the family room, we redesigned the cabinets to the right of the fireplace to match the other side. The homeowners had invested in two new TV’s that would hang on the wall and display artwork when not in use, so the TV cabinet wasn’t needed. The cabinets were painted a crisp white which made all of their decor really stand out. The fireplace in the family room was originally red brick with a hearth for seating. The brick was removed and the hearth was lowered to the floor and replaced with E-Stone White 12x24” tile and the fireplace surround is tiled with Heirloom Pewter 6x6” tile. The formal living room used to be closed off on one side of the fireplace, which was a desk area in the kitchen. The homeowners felt that it was an eye sore and it was unnecessary, so we removed that wall, opening up both sides of the fireplace into the formal living room. Pietra Tiles Aria Crystals Beach Sand tiles were installed on the kitchen side of the fireplace and the hearth was leveled with the floor and tiled with E-Stone White 12x24” tile. The laundry room was redesigned, adding the powder bath door but also creating more storage space. Waypoint flat front maple cabinets in painted linen were installed above the appliances, with Top Knobs “Hopewell” polished chrome pulls. Elements Carrara Quartz countertops were installed above the appliances, creating that added space. 3x6” white ceramic subway tile was used as the backsplash, creating a clean and crisp laundry room! The same tile on the hearths of both fireplaces (E-Stone White 12x24”) was installed on the floor. The powder bath was painted and 12x36” Ash Fiber Ceramic tile was installed vertically on the wall behind the sink. All hardware was updated with the Signature Hardware “Ultra”Collection and Shades of Light “Sleekly Modern” new vanity lights were installed. All new wood flooring was installed throughout all of the remodeled rooms making all of the rooms seamlessly flow into each other. The homeowners love their updated home!
