Together, we created a cozy, modern layout that both facilitates relationships and increases the value of their home. Specifically, the new layout features a larger bathroom, a new standing shower, an open plan kitchen with an island, and a laundry closet too. Our team installed new bamboo flooring, new doors and mouldings, and new recessed and feature lighting throughout the space; we also painted the entire apartment. This complete swimming pool and hot tub renovation in New Buffalo, MI started with a faulty swimming pool installation. The infinity edge was not level, and consequently did not work at all. Tile work was sloppy, and faulty. The pool surface was rough, uneven, and unattractive. After performing specific engineering and bluff stability testing, the entire project was demolished and begun anew. In its place was installed a new 18’0” x 45’0” swimming pool, which was 3’6” to 7’6” deep. The spa was separated from the pool, and raised 18”. The square steps going into the swimming pool include an enlarged top-step which doubles as a sunshelf. The spa filtration and heating system was then also separated to facilitate a longer season. The pool is also equipped with an in-floor cleaning system and state of the art sanitization systems including ozone and mineral sanitizers. Valders Limestone coping and Ipe decking was utilized to completely change the aesthetic of the swimming pool and surrounding area. The pool finish is Diamond Brite exposed aggregate.

Finished in cherry, the Baikal Wardrobe features spotlights and functional corner shelf with four shelves to display your favorite items. Highlight of the unit will create a cozy atmosphere. This Cobble Hill Brownstone for a family of five is a fun and captivating design, the perfect blend of the wife’s love of English country style and the husband’s preference for modern. The young power couple, her the co-founder of Maisonette and him an investor, have three children and a dog, requiring that all the surfaces, finishes and, materials used throughout the home are both beautiful and durable to make every room a carefree space the whole family can enjoy. The primary design challenge for this project was creating both distinct places for the family to live their day to day lives and also a whole floor dedicated to formal entertainment. The clients entertain large dinners on a monthly basis as part of their profession. We solved this by adding an extension on the Garden and Parlor levels. This allowed the Garden level to function as the daily family operations center and the Parlor level to be party central. The kitchen on the garden level is large enough to dine in and accommodate a large catering crew. On the parlor level, we created a large double parlor in the front of the house; this space is dedicated to cocktail hour and after-dinner drinks. The rear of the parlor is a spacious formal dining room that can seat up to 14 guests. The middle "library" space contains a bar and facilitates access to both the front and rear rooms; in this way, it can double as a staging area for the parties. The remaining three floors are sleeping quarters for the family and frequent out of town guests. Designing a row house for private and public functions programmatically returns the building to a configuration in line with its original design. This project was published in Architectural Digest. For this three-bedroom house in the Southdowns Estate, ARCA Unlimited was appointed to design a home with bedrooms that boast private outdoor spaces and living areas that live out onto the adjacent farm fields. The design incorporates a courtyard concept to maximise privacy and use of available erf capacity. The house is expressed as three linear, north-facing, solid masses linked by a central, transparent passageway, which forms a visual focus point onto the pool and the farm fields beyond. Rooms, with outdoor extensions that facilitate both northern sunlight and natural ventilation, live out onto two secure and private courtyards. Central courtyards are connected to the living and entertainment areas, which spill out onto the farm fields. The renovation included elevating the architectural finish of the deck with low-maintenance fascia, trim, and wrapped columns as well as the addition of a pergola for shade and style. A new fireplace was added to create a cozy seating arrangement, adding both privacy and visual interest. The landscaping was enhanced with a patio and a gas fire pit seating area, perfect for relaxation and gatherings. Additionally, a dining area was incorporated to facilitate hosting and entertaining. To address the yard’s excessive slope, a retaining wall was constructed, leveling the terrain and providing a more functional and aesthetically pleasing outdoor space.
