DESCRIPTION: With a nod to the client’s long commitment to the environmental movement and alumnus Rachel Carson, her writings on the topic of monarch butterflies became the inspiration for the very visible balconies on this campus residence hall. JURY COMMENTS: The jury was impressed with how this project transformed and greatly enhanced the existing building. The project stands on its own, and enlivens the entire site. This solution leverages an aged building failure to be much more than a simple in-kind repair.

As a manager of a building or property, you quickly learn the art of mediation. One minute you may be working with a vendor to keep the building’s operating system running efficient and smooth; the next moment you may be calming a tenant down after finding the change in the system disrupted his office’s workflow. Give and take; it’s the only way to make sure every day runs perfectly. Overall, you have two goals to strive for in everything you do. 1. Keep the building running properly, upgrading systems as appropriate, and striving to do all you can on a pre-established budget. 2. Keep the building occupants happy, with as little disruption as possible. While some changes are minor, barely registering on a building occupant’s mind, with HVAC challenges, that’s rarely the case. If a HVAC contractor is replacing an air handler, for instance, and disconnects one and moves to the next unit, it may cause major disruptions to sensitive areas of a building. And if the occupant wasn’t prepared for the disruption, you can have a mighty unhappy customer on your hand. Anytime you are working on HVAC projects throughout your building, there are strategies you can put into place to keep things running smooth. Communicate with occupants Communication is key to any good relationship, and as a property manager, this rule is a great place to start. If you will be working with the HVAC equipment, block out the timeframe for work to be done, and understand the potential consequences of the process. Then communicate this process with every point of contact you have throughout the building. The more detail you can provide, the less surprises you’ll have throughout the process. You can also work with your building’s occupants before the process begins, finding out if there are better timeframes than others. Establish a realistic schedule As a property manager, its easy to provide your expectations for the HVAC project at hand, and request that the proposal be written in such a way that work is completed on your timeframe. Unfortunately, many contractors want your business and will agree to anything upfront in order to win the bid, knowing full well the work will take longer than specified. Instead of projecting your timeframes into the proposal process, ask for HVAC project bids to establish realistic schedules of how long the process will take, and what areas of your property will be most effected throughout the schedule. This will help you avoid crises between you and the contractor, and you and your tenants. Plan for the whole system If one small piece of your HVAC system is weak, its easy to fix that one small piece. But how will that impact your overall system? Will it cause weak spots in different parts of the building – maybe a corner office will have reduced air flow, and therefore be colder in the winter and warmer in the summer? When retrofitting new pieces with older existing systems, its easy to reduce the efficiency of your entire system. Before agreeing to certain repairs, make sure you understand how it will impact your entire system overall. An easy way of handling this problem is by working with the same HVAC contractor again and again, He will understand your system’s potential, and know when to make repairs, and when to replace. Have points of contact available for immediate assistance In many cases, problems arise because connections can’t be made. Can the HVAC contractor get a hold or you or another person that can make decisions at a moments notice if a problem arises? Do you have access to decision makers throughout the building that may be impacted by this change? Many projects have been put on hold simply because a person in authority can’t be found to give the go-ahead to move forward. If you have access to these people during the time of the project, you’ll be able to complete the project in record time. Test Finally, if you can test things in stages, or test when the potential for problems is the smallest, you reduce the chances of bigger emergency issues falling into your lap. If you’ll be installing a new terminal unit, can you make the switch on a Saturday morning when the building is largely unoccupied? If you’re replacing a large system, can you replace and test in phases so the entire project isn’t released at once? Most issues can be avoided with just a little strategy from the beginning. If you’ve never had a HVAC maintenance team to help you stay on track with your building’s heating and cooling, now may be the time to find out how easy a team approach makes the process.

This project was a large scale landscape lighting project. D'Urso Landscaping was hired to do a complete over-hall of the existing site lighting, which consisted of hundreds of bullet lights in various stages of damage, disrepair and failure. The fixtures themselves had become a very distracting visual feature in the landscape with some areas that were severely over-lit while other areas were completely dark. The design goal of this lighting project was two-fold; less is more and to provide more interesting lighting effects while limiting the visibility of the fixtures themselves.

This Palm Bay homeowner needed a full shower replacement due to improper waterproofing and tile failure. We removed the old shower, corrected the curb slope, rebuilt the shower pan, installed new waterproofing, and finished with large-format wall tiles and a premium niche installation. Clean lines, perfect layout, and durable materials made this a long-lasting upgrade. Complete Hillside Backyard Renovation, El Paso – by GoDesigns This breathtaking backyard transformation in the historic area of El Paso, Texas, is a shining example of GoDesigns’ vision, expertise, and resilience. Situated on a challenging hillside property, the original backyard installed in 2005 was plagued by critical design flaws that led to a complete failure of the outdoor space. The existing negative edge pool, improperly installed with insufficient grade, drainage, and support, caused massive water loss and structural issues. The consequences were severe — the side rock wall broke in half, the backyard destabilized, and even a portion of the house was compromised. GoDesigns was brought in to turn crisis into opportunity. During the height of COVID-19, they launched Phase 1 of a multi-phase master plan to restore and reinvent the space. The entire backyard was demolished, including the compromised pool shell. The broken negative edge section was filled in, making way for a reimagined pool design. A new, reinforced pool structure was shot, finished with 5cm tumbled travertine coping, oversized mossrock boulders, new waterline tile, and a premium PebbleTec interior. Beneath the beauty lies smart engineering: GoDesigns replaced all plumbing and regraded the property, applying subsurface remediation and compaction techniques to ensure long-term stability. A new rocksalt steel reinforced concrete deck was poured, replacing the narrow wraparound layout with a spacious, functional outdoor living area. Now, the family enjoys ample room for chaise lounges, alfresco dining, and relaxing by the existing outdoor fireplace — luxuries they never had before. GoDesigns didn’t stop there. Advanced drainage systems — including underground piping, box drains, and planter drains — were installed to protect the integrity of the hillside. These systems are integrated into leveled planters that not only beautify the space but also reinforce the structure of the pool and surrounding terrain. Phase 2 focused on upgrading the patio directly outside the main house, while Phase 3 was the final touch — a lush landscape planting plan paired with elegant outdoor lighting to enhance ambiance and curb appeal. What was once a scene of despair is now a luxurious retreat — completed in thoughtfully timed phases over four years. Thanks to GoDesigns’ master planning and unwavering commitment, this hillside haven is a true testament to transformation. The clients are now looking forward to their next chapter: the front yard.

Originally built in 1892, this quaint log cabin has undergone a transformative renovation while preserving its charming character. Located near the Little Deschutes River in Central Oregon, within the historic Vandert Homestead, the home now boasts bright, open spaces for everyday living, complete with flexible aluminum clad folding doors. Working alongside contractor Bales Inc., architect Jeff Klein from Klein Architecture led the renovation with the goal of opening the once dark interior to natural light and the surrounding landscape. Central to the design was transforming a deteriorating garage into a new functional sunroom, creating a light-filled space that reorients the cabin design toward the patio and natural environment. Restoring a Historic Cabin with Aluminum Clad Folding Doors outdoor living with aluminum clad folding door A Revamped Cabin Design for Indoor-Outdoor Living The former garage is now a transitional space between the cabin and a natural stone patio. Positioned along the south elevation, the sunroom captures daylight throughout the day while acting as a buffer between the interior and exterior environments. A revised roof assembly was developed to resolve previous drainage failures. Working with framers, the design team incorporated a sloping roof system with a waterproof membrane to direct water away from the structure. This approach not only protected the log walls but also created access to a rooftop deck from the upper level, adding functional outdoor space without expanding the building footprint. “It was also critical to transform the existing dark, segmented interior spaces by physically opening them up to the new sunroom,” says Klein. “NanaWall systems offered the ideal solution for what we were after.” historical homestead interior Improving Spatial Flow, From the Kitchen to the Sunroom The kitchen remained largely intact during the renovation, retaining many of the elements that had defined the cabin’s character for decades. Features such as the farmhouse sink, concrete countertops, butcher-block island, and built-in seating were retained, creating a perfect blend of old and new. What changed was how the kitchen connects to the surrounding rooms. The layout now flows naturally into an adjacent dining area before extending into the newly added sunroom, delivering a seamless transition from the interiors to the outdoors through aluminum clad folding doors. Interior designer Sue Olson helped create the room's atmosphere by choosing finishes and furnishings that complement the cabin's rustic materials while keeping the space open and inviting. The sunroom captures sunlight throughout the day and serves as a flexible space for dining, relaxing, and entertaining. The addition was designed to sit comfortably alongside the existing log structure while introducing expansive glazing and aluminum clad folding doors that draw daylight deep into the home. NanaWall aluminum clad folding doors and windows Aluminum Clad Folding Doors Open the Sunroom to the Patio A NanaWall aluminum clad folding glass door opens the south wall of the sunroom, creating a direct connection to the natural stone patio. Spanning more than thirteen feet wide and nearly eight feet tall, the system allows the entire façade to open when the panels are folded back. Specified with pine wood frames and simulated divided lites, the door complements the cabin’s traditional materials while introducing the flexibility of modern indoor-outdoor living. When closed, the door frames the view while bringing daylight into the sunroom. When open, the space seamlessly flows into the patio. This basement remodel came from a large intrusion of water and failure of the previous system they had installed to help prevent water from entering into the basement. We ended up having to dig up around the entire exterior foundation of the home and redo the drainage and water proof the foundation and then remove all flooring on the interior and tear up the slab on grade and redo all the drainage inside and repour the slab and then install this stunning pre engineered hardwood flooring back over all the interior surface of this basement to finish it off so the owners would have a excellent finish to their basement spaces. Their in home gym their tv room and many other space down here.

This client had a stained concrete floor in their lower level. She had originally started working with a box store. They delivered a non waterproof laminate flooring, did minimal prep, explained product had failures, and cancelled her project. I helped her re-select a budget friendly waterproof Shaw luxury vinyl plank (lvp) as a replacement. We upgraded to noise reduction under layment. This product was installed in her finished lower level.

After 30 years, plumbing failures, bad lighting, and limited storage, it was time for our homeowners to dive into a kitchen remodel. The dated oak cabinetry, soffit, lighting, flooring, appliances, countertops were all in need of replacement. In the Lenton Design Studio, our homeowners were shown different possibilities for their existing space. Functionality was important without sacrificing form and aesthetics. The stark contrast of white cabinetry, black appliances, and backsplash tiles that complemented the aesthetic were selected.
