This project started as a repair to a severely age degraded basement wall. With a bit of creative thinking it became an opportunity for creating a daylight basement. The plan for this daylight basement project was to terrace the adjacent grade, allowing for a wall of lower level windows and a set of steps dropping down to a new exterior entry door. We had just enough room in the side yard setback to fit it all in. A daylight basement project such as this is no small matter regarding safety issues. I have a lot of respect for the fearless yet professional manner that Jason Smith of Ozz Construction showed to execute this difficult project. The temporary support shoring allowed the crew enough working room to put in the structural steel and wall framing that holds up the entire south side of the building. The completed daylight basement transforms the feel and functionality of this formally dark and dreary area. This new natural light will be a great improvement to this future finished apartment space.

This home was under contract and the buyer requested repairs be made to the sill plate and rim joist near the front entry exterior steps. Improper flashing led to a failure which allowed moisture to penetrate the home and rot the wood. All old material was removed and replaced and new precast steps installed.

Plumbing and Ceiling Repair Due to a plumbing failure, water damage occurred to the ceiling on the first floor. Our team repaired the damaged plumbing system and restored the affected ceiling area, ensuring proper functionality and a clean, finished appearance.

Complete Hillside Backyard Renovation, El Paso – by GoDesigns This breathtaking backyard transformation in the historic area of El Paso, Texas, is a shining example of GoDesigns’ vision, expertise, and resilience. During the height of COVID-19, they launched Phase 1 of a multi-phase master plan to restore and reinvent the space. The entire backyard was demolished, including the compromised pool shell. The broken negative edge section was filled in, making way for a reimagined pool design. A new, reinforced pool structure was shot, finished with 5cm tumbled travertine coping, oversized mossrock boulders, new waterline tile, and a premium PebbleTec interior. Beneath the beauty lies smart engineering: GoDesigns replaced all plumbing and regraded the property, applying subsurface remediation and compaction techniques to ensure long-term stability. A new rocksalt steel reinforced concrete deck was poured, replacing the narrow wraparound layout with a spacious, functional outdoor living area. Now, the family enjoys ample room for chaise lounges, alfresco dining, and relaxing by the existing outdoor fireplace — luxuries they never had before. GoDesigns didn’t stop there. Advanced drainage systems — including underground piping, box drains, and planter drains — were installed to protect the integrity of the hillside. This Oconomowoc home received Infinity from Marvin Window Replacements throughout the entire house. The existing windows were experiencing rot, which led to failure when operating.

This garage is yet another example of a home store do it yourself epoxy failure. As you can see from the before pictures below, he existing epoxy coating was peeling and flaking throughout the garage making the garage look old, dark and dingy. Not only did this homeowner want to beautify the floor but they also wanted to add some basic organizational systems. And that’s where Global Garage of Central Jersey was able to lend a hand. We came in, grinded off the existing epoxy floor coating and applied our polyaspartic floor coating in 1/8 Brown trout chip finish. The flooring was complete in just one day even with the temperatures in the low twenties. We returned the next day to install adjustable wire shelving and our slatwall in a maple wood grain finish as requested by the homeowner.

Working alongside contractor Bales Inc., architect Jeff Klein from Klein Architecture led the renovation with the goal of opening the once dark interior to natural light and the surrounding landscape. Over the years, the deck of this large executive home had been slowly pulling away from the house. Many of the 2 ft. x 2 ft. masonry support piers had begun to sink and lean in various directions. Unfortunately, the problem wasn’t isolated to just the deck support columns. An inspection of the columns supporting the adjacent Sunroom confirmed that the same structural failures were occurring to all of them. An excavation of one of the piers and its concrete footer revealed that the Sunroom and half of the Deck columns had been built on soil fill, and were slowly sinking and tilting away from the house. The only permanent solution to keep the Deck and Sunroom from collapsing was to replace the piers and the underlying footers. The Sunroom and a portion of the Deck were jacked up and supported by wooden cribs until new 2 ft. x 2ft. solid masonry columns could be built to replace the failed ones. In order to create enough bearing support under the footers, galvanized steel helical screws were driven under each column footer to an average depth of 26 feet. Concrete footers were poured on top of the screws, and each footer was tied into the adjacent footer and eventually back into the foundation of the home by a series of stabilizing rebar and concrete cross-tie footers. Once all 14 of the failed columns were rebuilt, the Sunroom was lowered onto the new support piers. A new deck was built to replace the compromised section, and the rest of the original decking and railings were removed and replaced. After the new wood had been acclimated to weather for several months and allowed to dry out and stabilize, the deck and railings were stained and sealed.
