Location: New York, NY, United States This Loft was tastefully renovated back in the '90s, but was due for an update and an expansion of the kitchen and dining areas to accommodate the client's cooking skills and entertaining needs. EnlargIing the island and adding cabinetry to delineate the office, bar and dining areas was a priority. The bathroom was updated to feel like a tranquil spa with beautiful new tile, plumbing fixtures and cabinets. The Kiguchi family moved into their Austin, Texas home in 1994. Built in the 1980’s as part of a neighborhood development, they happily raised their family here but longed for something more contemporary. Once they became empty nesters, they decided it was time for a major remodel. After spending many years visiting Austin AIA Home Tours that highlight contemporary residential architecture, they had a lot of ideas and in 2013 were ready to interview architects and get their renovation underway. The project turned into a major remodel due to an unstable foundation. Architects Ben Arbib and Ed Hughey, of Arbib Hughey Design were hired to solve the structural issue and look for inspiration in the bones of the house, which sat on top of a hillside and was surrounded by great views. Unfortunately, with the old floor plan, the beautiful views were hidden by small windows that were poorly placed. In order to bring more natural light into the house the window sizes and configurations had to be addressed, all while keeping in mind the homeowners desire for a modern look and feel. To achieve a more contemporary and sophisticated front of house, a new entry was designed that included removing a two-story bay window and porch. The entrance of the home also became more integrated with the landscape creating a template for new foliage to be planted. Older exterior materials were updated to incorporate a more muted palette of colors with a metal roof, dark grey siding in the back and white stucco in the front. Deep eaves were added over many of the new large windows for clean lines and sun protection. “Inside it was about opening up the floor plan, expanding the views throughout the house, and updating the material palette to get a modern look that was also warm and inviting,” said Ben from Arbib Hughey Design. “Prior to the remodel, the house had the typical separation of rooms. We removed the walls between them and changed all of the windows to Milgard Thermally Improved Aluminum to connect the inside with the outside. No matter where you are you get nice views and natural light.” The architects wanted to create some drama, which they accomplished with the window placement and opening up the interior floor plan to an open concept approach. Cabinetry was used to help delineate intimate spaces. To add warmth to an all-white living room, white-washed oak wood floors were installed and pine planks were used around the fireplace. The large windows served as artwork bringing the color of nature into the space. An octagon shaped, elevated dining room, (named “the turret”), had a big impact on the design of the house. They architects rounded the corners and added larger window openings overlooking a new sunken garden. The great room was also softened by rounding out the corners and that circular theme continued throughout the house, being picked up in skylight wells and kitchen cabinetry. A staircase leading to a catwalk was added and the result was a two-story window wall that flooded the home with natural light. When asked why Milgard® Thermally Improved Aluminum windows were selected, the architectural team listed many reasons: 1) Aesthetics: “We liked the slim profiles and narrow sightlines. The window frames never get in the way of the view and that was important to us. They also have a very contemporary look that went well with our design.” 2) Options: “We liked that we could get large sliding doors that matched the windows, giving us a very cohesive look and feel throughout the project.” 3) Cost Effective: “Milgard windows are affordable. You get a good product at a good price.” 4) Custom Sizes: “Milgard windows are customizable, which allowed us to get the right window for each location.” Ready to take on your own traditional to modern home remodeling project? Arbib Hughey Design advises, “Work with a good architect. That means picking a team that is creative, communicative, listens well and is responsive. We think it’s important for an architect to listen to their clients and give them something they want, not something the architect thinks they should have. At the same time you want an architect who is willing and able to think outside the box and offer up design options that you may not have considered. Design is about a lot of back and forth, trying out ideas, getting feedback and trying again.” The home was completely transformed into a unique, contemporary house perfectly integrated with its site. Internally the home has a natural flow for the occupants and externally it is integrated with the surroundings taking advantage of great natural light. As a side note, it was highly praised as part of the Austin AIA homes tour.

Roundhay is an affluent area of North Leeds which is well-known for the fantastic Roundhay Park. The park is large enough to contain two lakes, extensive woodland, formal gardens and even golf courses! It’s the premier attraction for anyone fortunate enough to live in the area, or anyone visiting from nearby. I recently visited a customer who lives in Roundhay and was looking for help in restoring the small Victorian tiled entranceway at the front of her house. The tiles were in a shocking state, but it’s not hard to imagine why – the entrance to a house receives a lot of foot traffic and is not typically taken care of regularly. These tiles were also marked with paint splashes left over from decoration work, making them look even worse. The appearance of the entranceway did not set the right standard for the rest of the house, so the property owner was keen to have it restored professionally. I informed the customer that I could have the tiles rejuvenated within a day’s work. To begin, I used a scrapper and wire wool brush to manually remove some of the most stubborn paint marks. Following this, I applied a strong solution of Tile Doctor Remove and Go, before leaving the product to dwell for about an hour. Remove and Go is multi-purpose stripping agent that can remove any adhesive and paint deposits, as well as many types of old coatings and sealers. To work the product deep into the tiles, I agitated with an abrasive cleaning pad and then rinsed the area with fresh water. This had the desired affect and all the unsightly paint marks were removed. Next, I gave the floor another thorough clean to remove any general muck and ingrained dirt. This was done using our high-alkaline cleaner, which we typically use on Victorian tiles, known as Tile Doctor Pro-Clean. In fact, Pro-Clean is a very reliable cleaner for all types of tile and grout including natural stone, Limestone, Slate and Travertine, amongst others. Since I told the customer I would able to finish the job within a day, I dried the floor quickly using a heat gun so it could be sealed there and then. To seal the floor, I applied four coats of Tile Doctor Seal and Go, which is a topical sealer formulated to provide maximum protection along with a high-quality, low sheen finish. As you can see from the photos above, the entranceway was absolutely transformed. These tiles are now a true asset to the rest of the property, rather than looking out of place! I’m please to say my customer was amazed by how quickly such a big difference could be made and left the following glowing feedback. I can’t believe the before and after pictures. The restoration of the tiles is top quality, they are so much brighter and richer in colour – especially without the garage paint hiding the detail! This ground floor flat in the City of Oxford had been converted from a shop which as you can imagine, was quite complex. One significant element involved in the conversation was the restoration of an old Quarry tiled floor which ran through the main hallway and had for many years been covered in a commercial linoleum covering. When the linoleum covering was removed, the sheer amount of glue which had been used to affix it had completely ruined the appearance and condition of the Quarry tiles. There was also a lot of concrete in the bathroom, and our client was keen to have this removed in the hope that the tiles beneath were salvageable. My first task at the property was to deal with the adhesive. I covered the entire floor area with Tile Doctor Remove and Go and then covered it with a plastic sheet and leaving it to soak into the glue and break it down overnight. Remove and Go is powerful stripper with a long-dwell time, formulated to break down adhesives and paint stains, amongst other coatings. I returned the next day and, removing the plastic sheeting, I scrubbed the floor with a carbon brush attached to a rotary floor scrubber to remove the huge glue deposits. I worked in sections, rinsing each area of the floor with water after it had been scrubbed. Once I had finished the entire floor there was still some glue remaining, so I covered it again with a solution of Remove and Go combined with Tile Doctor HBU Nanotech, which utilises nano-sized particles to get underneath tough stains, dissolve them, and lift them out. I left this solution on the floor for about two hours to dwell and scrubbed it again. During the next day of work, I used a very coarse 100 grit diamond burnishing pad to manually grind away the remaining stubborn bits of glue. Paying attention to the bathroom, I used a 50-grit coarse milling pad followed up with a 100-grit diamond burnishing pad to do the same to the area of concrete. The next part of the process was to use Tile Doctor Grout Clean Up to acid wash the floor. This was successful in removing the last bits of cement and the remaining residue of the glue. To complete the cleaning process, I then rinsed the floor with plenty of water and vacuumed up any soiled solution. I opted to leave the floor alone for a couple of days to fully dry off so that it could be sealed upon my return. This is crucial as any moisture or damp issues can damage the performance of the sealer and expose the floor to further ingrained dirt and staining. To seal the floor, I used Tile Doctor Colour Grow. This is an impregnating sealer that also enhances the natural reddish shades in the Quarry. I applied two coats of the sealer, giving the floor the natural look matte finish the customer desired. The customer was very impressed with the results of this thorough restoration. She even left the following feedback: “I cannot recommend this service enough. The Oxford Tile Doctor (Barry) was a superstar: he cleaned up the tiles in my hallway, which were covered in a very thick layer of glue, and removed concrete from the tiles. They now look superb and I’m really happy with the outcome. Barry was always on time, considerate, and kept me up to date. The quote for the job was exactly right. I would not hesitate to recommend him.”

The pictures below are of Chinese Slate floor in the Kitchen of a property in the small village of Clifton just south of Penrith. We often get asked what the difference is between Rough and Semi Riven Slate, and this floor was a mixture of both. If you look closely at the pictures and check out the darker parts of the floor you will see these smoother Semi Riven Slate, whereas the light copper-coloured parts of the floor were of the rougher textured variety. It’s not that unusual for stone to be mixed in this fashion as it can be supplied from different quarries in order to achieve a particular look. The blend of different slates makes little difference when it comes to cleaning as the process is essentially the same. I would advise though if you intend to clean the floor using a mop then you should opt for Semi Riven Slate as Rough Slate can shred your mops and make it harder to maintain. We tend to use industrial floor buffing machines which work well on both surfaces so are less effected. There was a bit of wax on this floor so to remove this Tile Doctor Wax Away was applied. The product was left to stand for fifteen minutes before being scrubbed into the stone, rinsed and then the soil extracted with a wet vacuum. We then finished the cleaning with an Acid Rinse which involves scrubbing the Slate with Tile Doctor Grout Clean-up. This not only works well at cleaning up the stone and grout but also neutralises the alkaline pH left over from using Wax Away. I am very wary of the pH level of the floor as it could have an impact on the new sealer, giving the floor an acid rinse before sealing also ensures a better bond with the sealer. Naturally, you can’t leave a strong product like Grout Clean-up on the Stone for long as it could etch the surface so once done the floor was thoroughly rinsed with water and extracted again with a wet vacuum. A mop and bucket and lots of sponges won’t do the job on a large area like this. Once we finished the clean, we left it to dry off overnight and came back the next day to apply the sealer. We were originally going to apply a satin finish sealer, but the client had a big dog with sharp claws which could of scratched and marked the sealer so decided against it. I advised the client to use an Impregnating sealer called Tile Doctor Colour Grow, which lifts the natural colours in the stone, but is not a topical shiny sealer as the seal soaks into the Slate and leaves a a nice matt finish instead. Only two coats of sealer were needed, and the floor looked like new again. My client was very happy with the difference in the appearance of the stone and how much cleaner the grout was, so much so they the following feedback for us, which is always appreciated. “Totally impressed with the team they couldn’t have been more professional and even left me with some cleaner. My horrible 12 year old slate tiles look fabulous” As usual we left a free bottle of Tile Doctor Neutral Tile Cleaner for aftercare, it’s very important not to undo all that hard work by using a product which will damage the seal, using a pH neutral cleaner will keep the seal looking sharp and fresh for years to come. This client at a property in Bamber Bridge was really fed up with his Indian sandstone kitchen floor. The sandstone suited the age of the property but due to its course rough texture he was having issues keeping the stone clean and maintaining it to a decent standard. Ideally, he wanted something long lasting that was easier to keep clean. Sealers can only help so much on a rough stone like this, in my opinion really rough stone is best sold for use outside in patio’s etc. My client didn’t want to rip it up as it ran underneath the kitchen units and it cost them a lot of money to have it laid, so having been on our website and checked out our previous work they realised we could mill the stone and smooth down the rough texture to a much smoother finish and yet still leave enough texture in the stone for it to look very natural. We have developed a system at Tile Doctor called “Milling” which is very similar to sanding rough wood to reveal the inner patina. Once done we then we give it one more clean before adding a fresh sealer to add protection. Milling does change the look of the stone as you will see on the before and after pictures on this page, so it is not for everyone. It is however a one-off process so once done it will never need to be milled again. Like all stone floors it will still benefit from a deep clean and re-seal every five years (depending on use) just to keep it looking its best but after milling you will be able to walk on the stone in bare feet or socks and slippers as it really does make a big difference to the finish. By milling we mainly use coarse-grit burnishing pads that contain segments made from hard industrial diamonds. Working our way up the different grits the pads are applied using a weighted floor buffer which is run over each tile several times to cut the stone back. The process is so effective we often find that the pads are all you need to clean the stone so hardly ever use any chemicals with this process, apart from the sealer which is applied once fully dry. I should mention that Milling is not something a customer should consider doing themselves as you need invest in a heavy-duty weighted buffing machine which are rarely available for hire. To seal internal Sandstone floors, I usually use Tile Doctor Colour Grow which brings out the natural colours in the stone. On this occasion however two coats of Tile Doctor Ultra Seal were applied to the stone and grout which results in an invisible natural finish and better matched the clients’ requirements. My client was really pleased with the new floor and left the following feedback: “Only finished today but looks so good now. Russell did a great job milling the flags to a much smoother finish. Two coats of sealant applied by Heidi on last day which hopefully will keep it looking that way. Mark F. Bamber Bridge” For aftercare cleaning I left them with a bottle of Tile Doctor Neutral Cleaner which is specially designed for cleaning sealed floors. Custom Surface Solutions (www.css-tile.com) - Owner Craig Thompson (512) 430-1215. This project shows a new construction master bathroom with two showers, and wall mounted vanities. Shower wall tile and vanity wall wainscots and floor base tile is 6" x 18" Carrera Marble on offset subway pattern. Shower floors are 5/8" Carrera Marble mosaic tile. All exposed edges including windows, shower walls, top wainscots and floor base are custom bull-nose profiled. Shower floor is custom mud set with SchluterSystems waterproofing and drain system.

The photographs below are of an 80m2 Black Limestone Patio that was laid in rear garden of a property in Sandbach. All was going well until the installer decided to clean up the stone and remove the excess grout (aka grout haze) using brick acid. This is common practice in the trade after laying a patio however what they failed to realise is that Limestone can be marked by acids and in fact can be dissolved over time. This left the patio looking drained and in quite a state as you can imagine. In an attempt to restore the black colour of the stone, the tiler painted on a restoration product however with the grout haze still present on the stone all this did was to add to the problems. Frustrated the customer decided to call Tile Doctor and so I went over to see what could be done. I quickly deducted that the brick acid will have damaged the surface of the stone so to restore it I ran some tests on a small part of the patio that I been badly affected using a series of diamond encrusted burnishing pads of different grits. The pads successfully demonstrated that the appearance could be restored and impressed with the difference I was given the job of renovating all 80m2. Being outside weather was an issue and I had to reschedule until a dry weather window appeared. Cleaning during damp weather isn’t a problem, it’s the sealer which needs to be applied when the sone is dry to get the right result. Made with industrial diamonds and available in different sizes and grits, burnishing pads are ideal for restoring the appearance of polished stone floors. The first step was to work on the most badly damaged tiles with a coarse 100 and then 200-grit diamond milling pad fitted to a weighted rotary machine and lubricated with water. This took off the ruined top layer of the limestone bringing up the virgin stone underneath. Next the patio was worked on with a 400-grit diamond burnishing pad, followed by 800-grit, and then 1500-grit pad. Each pad further renovates the appearance of the stone (Honing) and had to be rinsed after each pad to remove the slurry that is generated. With 80m2 of Limestone paving to cover it took four days to completely restore all the stone using this method. It was tough work, but it made an incredible difference and naturally was far more cost effective than replacing the patio. With the stone cleaned up the last step was to restore the natural black colour in the Limestone with an application of Tile Doctor Stone-Oil which restores the deep black colour and adds texture to the stone, it’s also an impregnating sealer in its own right that adds protection and improves mechanical strength once cured. I allowed this to dry overnight then returned the next day to finish the patio restoration with a further coat of Tile Doctor Ultra-Seal, a no-sheen natural-looking sealer formulated to provide maximum stain protection without altering the colour of the stone. The customer was delighted with the transformation, what was one an uninviting ugly area now looks fantastic and welcoming. Impressed with the result they left the following glowing feedback: “Kamila is A M A Z I N G!
