Bathroom - contemporary bathroom idea in Austin

The Kiguchi family moved into their Austin, Texas home in 1994. Built in the 1980’s as part of a neighborhood development, they happily raised their family here but longed for something more contemporary. Once they became empty nesters, they decided it was time for a major remodel. After spending many years visiting Austin AIA Home Tours that highlight contemporary residential architecture, they had a lot of ideas and in 2013 were ready to interview architects and get their renovation underway. The project turned into a major remodel due to an unstable foundation. Architects Ben Arbib and Ed Hughey, of Arbib Hughey Design were hired to solve the structural issue and look for inspiration in the bones of the house, which sat on top of a hillside and was surrounded by great views. Unfortunately, with the old floor plan, the beautiful views were hidden by small windows that were poorly placed. In order to bring more natural light into the house the window sizes and configurations had to be addressed, all while keeping in mind the homeowners desire for a modern look and feel. To achieve a more contemporary and sophisticated front of house, a new entry was designed that included removing a two-story bay window and porch. The entrance of the home also became more integrated with the landscape creating a template for new foliage to be planted. Older exterior materials were updated to incorporate a more muted palette of colors with a metal roof, dark grey siding in the back and white stucco in the front. Deep eaves were added over many of the new large windows for clean lines and sun protection. “Inside it was about opening up the floor plan, expanding the views throughout the house, and updating the material palette to get a modern look that was also warm and inviting,” said Ben from Arbib Hughey Design. “Prior to the remodel, the house had the typical separation of rooms. We removed the walls between them and changed all of the windows to Milgard Thermally Improved Aluminum to connect the inside with the outside. No matter where you are you get nice views and natural light.” The architects wanted to create some drama, which they accomplished with the window placement and opening up the interior floor plan to an open concept approach. Cabinetry was used to help delineate intimate spaces. To add warmth to an all-white living room, white-washed oak wood floors were installed and pine planks were used around the fireplace. The large windows served as artwork bringing the color of nature into the space. An octagon shaped, elevated dining room, (named “the turret”), had a big impact on the design of the house. They architects rounded the corners and added larger window openings overlooking a new sunken garden. The great room was also softened by rounding out the corners and that circular theme continued throughout the house, being picked up in skylight wells and kitchen cabinetry. A staircase leading to a catwalk was added and the result was a two-story window wall that flooded the home with natural light. When asked why Milgard® Thermally Improved Aluminum windows were selected, the architectural team listed many reasons: 1) Aesthetics: “We liked the slim profiles and narrow sightlines. The window frames never get in the way of the view and that was important to us. They also have a very contemporary look that went well with our design.” 2) Options: “We liked that we could get large sliding doors that matched the windows, giving us a very cohesive look and feel throughout the project.” 3) Cost Effective: “Milgard windows are affordable. In the bedroom we built custom made closet with four doors; the closet interior was made of walnut veneer, the closet doors, as well as the rest of the new doors within the apartment, were fabricated in the same style/ design. The closet equipped with motion sensors, once you open the closet door the closet became illuminated; we used dimmable LED strip light inside. We used white oak wood floor planks with natural, polyurethane matte finish. Nautical-themed hybrid swimming pool with raised spa, sunshelf, slide, grotto, and pizza oven (September 2013) – Ask the Pool Guy and his team at Legendary Escapes recently unveiled the newest Legendary Escape, a stunning nautical-themed hybrid swimming pool. The hand-carved concrete waterfall, rock slide, and grotto are the focal point of this incredible project, and designer and builder Al Curtis has truly outdone himself this time. The sunshelf has steps leading into the main body of the pool, giving swimmers an easy entry point if they don’t feel the urge to jump off the top of the waterfall or take a ride down the hand-carved, hand-tiled slide. This fantastic Travertine tiled kitchen floor was in a bad way. Not only had it not been treated to a proper clean and seal in a long while, but it has also suffered from natural pitting, leaving lots of little holes that damaged the overall appearance of the floor. Travertine is very aesthetic, but suffers from the drawback of being quite soft compared to other types of stone (typically it sits between 3-4 on the Moh’s scale of mineral hardness). The customer, who lives in the town of Sleaford a small Lincolnshire market town, was keen to have the situation remedied through a complete restoration. This would need to include small repairs, along with a deep clean and a fresh seal. My first job was to deep clean the whole area, which I did using a solution of Tile Doctor Pro Clean and clean water. Pro Clean is a strong alkaline product which has a long history of producing reliable results of a wide range of natural stone floors, including Travertine, Granite, Limestone, and Slate. I applied the solution to both the tiles and the grout lines, and proceeded to scrub it in using a scrubbing pad fitted to a rotary floor machine. This left the floor fresh and clean, but I would also need to restore the polish to the Travertine to really take its appearance to the next level. To do this I used the process known as burnishing, which essentially involves the consecutive application of different gritted pads to achieve a high quality polish on tiles. Our burnishing system, which consists of four pads, achieves fantastic results on high-end polished stone like Limestone, Marble and, of course, Travertine. I started by applying the Coarse grit burnishing pad, before gradually working my way through to the Medium, Fine, and finally Very Fine pads to achieve a brilliant shine and light reflection finish. To round off the first day of the restoration, I used a flexible matching filler to fill up any pitted holes present on the surface of the tiles. Following this, I installed a turbo dryer to make sure the floor would dry fully overnight, and be ready to seal the following day. The next day I returned to the property and proceeded to seal the Travertine tiles using several costs of Tile Doctor Colour Grow sealer to protect the tiles and also really enhance the natural colours in the stone. As an impregnating sealer, Colour Grow penetrates into the stone and fills its pores to safeguard it against ingrained dirt and stains from within. As you can see from the photographs, the combination of a deep clean, high quality polish and fresh seal really transformed the appearance of the floor from dull and lifeless to a really asset to the kitchen. I was asked to look at renovating a shower cubicle at a property in in Manchester city centre that had been clad in White Limestone tiles. I understood the bathroom had been installed 12 years prior, but now the tiles were looking grubby, mouldy and dirty. The client had lived at the property for the last two years and in an attempt to resolve the problems had used a few different household products such as flash and bleach, they had tried everything, and nothing had helped. I suspected that these strong acidic cleaners had actually made the problem worse by stripping off what was left of the sealer that was protecting the Limestone, allowing dirt to become ingrained in the stone. I visited the property and ran a few cleaning tests in the shower cubicle with Tile Doctor products. This allows me to see which product will have the best results and gives the customer confidence that we can resolve their issues. The results were immediate, they could see the difference and they were happy to accept my quote and agree a date for my return to complete the work. I arrived several weeks later and made a start. The tiles were scrubbed by hand with a strong dilution of Tile Doctor Remove and Go with excellent results. This product is designed to remove coatings and sealers, and in this case, it did a great job of drawing out the ingrained stains and dirt build-up. This removed what was left of the sealer and took off most of the dirt and mould. The Limestone tiles and grout were then rinsed with water to remove the soil. Next I needed to restore the smooth surface of the limestone which had been etched by the use of strong acidic cleaning products. To do this I used a set of six-inch diamond burnishing pads attached to a hand buffer to hone and restore the stone. I then dried the shower tiles and grout with a heat gun checking the moisture levels with damp meter until I was satisfied it was completely dry. The last step was to re-seal the Limestone and Grout using a couple of coats of Tile Doctor Colour Grow. This is natural coloured intensifying sealer which provides durable protection to the surface allowing it to breathe and enhancing the colours. The Customer was amazed with the difference and left the following feedback! “Kamila was friendly, professional and kept me informed about what to expect before she took on the job and during the tile cleaning. The tiles look absolutely amazing after her work – I feel as though I have a brand new bathroom! Kamila also gave me helpful tips on looking after limestone tiles. I can’t recommend her highly enough.” For future cleaning I recommended the use of Tile Doctor Aqua-Pro which is a pH neutral shower tile cleaner designed for use on sealed surfaces. Most cleaning products you find in supermarkets are overly strong and will erode the sealer prematurely, so when choosing a cleaning product always read the label and make sure it’s safe to use on Sealed Stone tiles. The Kiguchi family moved into their Austin, Texas home in 1994. Built in the 1980’s as part of a neighborhood development, they happily raised their family here but longed for something more contemporary. Once they became empty nesters, they decided it was time for a major remodel. After spending many years visiting Austin AIA Home Tours that highlight contemporary residential architecture, they had a lot of ideas and in 2013 were ready to interview architects and get their renovation underway. The project turned into a major remodel due to an unstable foundation. Architects Ben Arbib and Ed Hughey, of Arbib Hughey Design were hired to solve the structural issue and look for inspiration in the bones of the house, which sat on top of a hillside and was surrounded by great views. Unfortunately, with the old floor plan, the beautiful views were hidden by small windows that were poorly placed. In order to bring more natural light into the house the window sizes and configurations had to be addressed, all while keeping in mind the homeowners desire for a modern look and feel. To achieve a more contemporary and sophisticated front of house, a new entry was designed that included removing a two-story bay window and porch. The entrance of the home also became more integrated with the landscape creating a template for new foliage to be planted. Older exterior materials were updated to incorporate a more muted palette of colors with a metal roof, dark grey siding in the back and white stucco in the front. Deep eaves were added over many of the new large windows for clean lines and sun protection. “Inside it was about opening up the floor plan, expanding the views throughout the house, and updating the material palette to get a modern look that was also warm and inviting,” said Ben from Arbib Hughey Design. “Prior to the remodel, the house had the typical separation of rooms. We removed the walls between them and changed all of the windows to Milgard Thermally Improved Aluminum to connect the inside with the outside. No matter where you are you get nice views and natural light.” The architects wanted to create some drama, which they accomplished with the window placement and opening up the interior floor plan to an open concept approach. Cabinetry was used to help delineate intimate spaces. To add warmth to an all-white living room, white-washed oak wood floors were installed and pine planks were used around the fireplace. The large windows served as artwork bringing the color of nature into the space. An octagon shaped, elevated dining room, (named “the turret”), had a big impact on the design of the house. They architects rounded the corners and added larger window openings overlooking a new sunken garden. The great room was also softened by rounding out the corners and that circular theme continued throughout the house, being picked up in skylight wells and kitchen cabinetry. A staircase leading to a catwalk was added and the result was a two-story window wall that flooded the home with natural light. When asked why Milgard® Thermally Improved Aluminum windows were selected, the architectural team listed many reasons: 1) Aesthetics: “We liked the slim profiles and narrow sightlines. The window frames never get in the way of the view and that was important to us. They also have a very contemporary look that went well with our design.” 2) Options: “We liked that we could get large sliding doors that matched the windows, giving us a very cohesive look and feel throughout the project.” 3) Cost Effective: “Milgard windows are affordable. You get a good product at a good price.” 4) Custom Sizes: “Milgard windows are customizable, which allowed us to get the right window for each location.” Ready to take on your own traditional to modern home remodeling project? Arbib Hughey Design advises, “Work with a good architect. That means picking a team that is creative, communicative, listens well and is responsive. We think it’s important for an architect to listen to their clients and give them something they want, not something the architect thinks they should have. At the same time you want an architect who is willing and able to think outside the box and offer up design options that you may not have considered. Design is about a lot of back and forth, trying out ideas, getting feedback and trying again.” The home was completely transformed into a unique, contemporary house perfectly integrated with its site. Internally the home has a natural flow for the occupants and externally it is integrated with the surroundings taking advantage of great natural light. As a side note, it was highly praised as part of the Austin AIA homes tour.
