LIVING ROOM - HOME DESIGN NO. 3713-V1 by Drummond House Plans
Having received much attention at a Home Show in which it had been built on site and in response to the many requests for the addition of a garage to plan 3713, we are pleased to present model 3713-V1. The addition of a garage that is 14’ wide and almost 28’ deep is sure to meet the needs of the many who specifically requested this convenient feature.
Outside, the addition of a garage clad in fibre cement panels with cedar siding matches the rest of the structure for a pleasing visual impact and definite curb appeal.
Inside, other than the service entrance from the garage, this plan shares the same laudable features as its predecessor such as 9’ ceilings throughout the main level, a modern fireplace in the living room, a kitchen with an 8’ x 3’ island and computer corner, nicely sized bedrooms with ample closet space that includes a walk-in in the master bedroom and a full bathroom with separate 42” x 60” shower enclosure.

Looking toward the kitchen and back entry.
We remodeled this kitchen to bring needed updates and to open up the kitchen into the living space. The living room used to be separated from the kitchen by a wall and lowered by a few steps. We removed the load-bearing wall and replaced it with a beautiful rustic wood beam, and we raised the living room floor to be level with the kitchen. The old wood paneling was replaced with drywall and painted to brighten the space. The fireplace was reconfigured with a new mantel, new brick pieced in to match the existing brick where we moved the mantel, and new built-in cabinetry featuring custom pull-out file drawers, space for the TV, and shelves for books.

Keeping the pantry cabinet and the utility cabinet separate (food vs cleaning products brooms and mops), was relatively easy in concept, but we needed to ration the space in order to leave room for a proper desk with drawers.

By removing the wall between the master bedroom and a small 4th bedroom we created a master suite. The floor-to-ceiling bookcases face the sitting area with its built-in desk. Double doors hide the television with file drawers below . A pair of small chests are positioned on the back side of the bookcases.

His Home Office features high ceiling with beams and lots of light to highlight the furniture-grade walnut cabinetry by JWH. The cabinet style continues into the Kitchenette, featuring a sink and beverage refrigerator, which transitions between the Conference Room and full Bath. Planning for the future, this area could easily be converted to a guest suite for long term guests or parents.

This creative transitional space was transformed from a very dated layout that did not function well for our homeowners - who enjoy cooking for both their family and friends. They found themselves cooking on a 30" by 36" tiny island in an area that had much more potential. A completely new floor plan was in order. An unnecessary hallway was removed to create additional space and a new traffic pattern. New doorways were created for access from the garage and to the laundry. Just a couple of highlights in this all Thermador appliance professional kitchen are the 10 ft island with two dishwashers (also note the heated tile area on the functional side of the island), double floor to ceiling pull-out pantries flanking the refrigerator, stylish soffited area at the range complete with burnished steel, niches and shelving for storage. Once our clients decided they were going to move into his childhood home for their retirement years, they wanted to "make it their own." A new larger master bathroom; new front porch, rear deck and patio; and an open, remodeled kitchen made these homeowners feel they were living in a completely different house.
An existing small third bedroom and former small master bathroom were combined to create this master bath's large footprint. His and her sinks, a separate bathtub and shower and ample cabinets make this a convenient and cozy bathroom for two.
Renovations to the home also included new central A/C and windows. With the exception of the washer/dryer in the basement, the house offers convenient one-level living.

A bustling family of five were bursting from the seams of this traditional colonial with small, separate rooms on the first floor. The goal was to create a large, open kitchen/dining space to more comfortably accommodate the family and their guests, while incorporating the homeowner’s eclectic, transitional style. The natural wood farm style table brings an informal hospitality to the space and coordinates with a rolling barn door. A window seat is nestled in front of new double windows and flanked by pantry cabinetry. Underneath are slide out file drawers so the dining table can function as a home office in addition to an entertainment space. Original red oak floors were refinished and stained a darker color to contrast with the white cabinetry and millwork, for a more modern look. Throughout the space, the combination of farm style and contemporary details, and the contrasts of light and dark create a dramatic, cozy, and playful vibe.

Then we replace what was left of the flooring in the kitchen with a durable Indian Autumn slate

Home office - mid-sized contemporary freestanding desk concrete floor home office idea in Sacramento with white walls

The classic modern design of this kitchen was planned for an active young family of four who uses the space as their central hub for gathering, eating and staying connected. Our goals were to create a beautiful and highly functional kitchen with an emphasis on cabinet organization, heated floors and incorporating a live edge slab countertop. We removed an existing bulky island and replaced it with a new island that while only 60 x 26 in size packs a powerful punch housing a baking center, trash/recycle center, microwave oven and cookbook storage. The island seemed the natural place for the gorgeous live edge slab coupled with vintage mercury glass light pendants that make for a truly stunning kitchen island. Polished carrara quartz perimeter counters pair beautifully with the watery blue-green glass backsplash tile. A message center conveniently located on a side panel of the refrigerator cabinet houses built in mailboxes, a family calendar and magnetic surface to display the children’s artwork. We are pleased to have met the family’s goals and that they love their kitchen. Design mission accomplished!
