Modern Citi Group helped Andrew and Malabika in their renovation journey, as they sought to transform their 2,400 sq ft apartment in Sutton Place.
This comprehensive renovation project encompassed both architectural and construction components. On the architectural front, it involved a legal combination of the two units and layout adjustments to enhance the overall functionality, create an open floor plan and improve the flow of the residence. The construction aspect of the remodel included all areas of the home: the kitchen and dining room, the living room, three bedrooms, the master bathroom, a powder room, and an office/den.
Throughout the renovation process, the primary objective remained to modernize the apartment while ensuring it aligned with the family’s lifestyle and needs. The design challenge was to deliver the modern aesthetics and functionality while preserving some of the existing design features. The designers worked on several layouts and design visualizations so they had options. Finally, the choice was made and the family felt confident in their decision.
From the moment the permits were approved, our construction team set out to transform every corner of this space. During the building phase, we meticulously refinished floors, walls, and ceilings, replaced doors, and updated electrical and plumbing systems.
The main focus of the renovation was to create a seamless flow between the living room, formal dining room, and open kitchen. A stunning waterfall peninsula with pendant lighting, along with Statuario Nuvo Quartz countertop and backsplash, elevated the aesthetics. Matte white cabinetry was added to enhance functionality and storage in the newly remodeled kitchen.
The three bedrooms were elevated with refinished built-in wardrobes and custom closet solutions, adding both usability and elegance. The fully reconfigured master suite bathroom, included a linen closet, elegant Beckett double vanity, MSI Crystal Bianco wall and floor tile, and high-end Delta and Kohler fixtures.
In addition to the comprehensive renovation of the living spaces, we've also transformed the office/entertainment room with the same great attention to detail. Complete with a sleek wet bar featuring a wine fridge, Empira White countertop and backsplash, and a convenient adjacent laundry area with a renovated powder room.
In a matter of several months, Modern Citi Group has redefined luxury living through this meticulous remodel, ensuring every inch of the space reflects unparalleled sophistication, modern functionality, and the unique taste of its owners.

3D Bathroom Rendering – Visualize Before You Build
This 3D image was created to help the client visualize the bathroom renovation before construction begins. While some elements were later adjusted—such as the cabinet color and mirror design—this preview gave the client a clear understanding of the layout, finishes, and overall style.
By providing realistic renderings like this one, we offer clients the opportunity to make informed changes before the work starts, saving time, avoiding costly mistakes, and ensuring the final result aligns perfectly with their vision.
Find the right local pro for your project

This recent renovation project began with a desire to open up the kitchen to the family room. Today everyone seems to want the big island to live and entertain around, right?
I always recommend taking your time during the planning phase—6 weeks at least! Kitchens and bathrooms are highly functional areas, so you want to give yourself time to think thoughts like, “where am I going to put all my plastic cups?” I ask my clients lots of questions during this phase to help them design a kitchen that truly has a place for everything. Appliances and plumbing are part of this phase as well.
Once the cabinet design was finalized, the demo began! Because that troublesome wall was load bearing, so the GC, Miland Home Construction, had to install a beam to support the second floor. But once that was done, boy we had a lot of space to work with!
Picking your countertops is a little like picking an ice cream flavor: you really want to see all your options! Not only is function important here, but your counter material is really a major element of the kitchen, so pick one you love! This client fell in love with Taj Mahal Quartzite.
The backsplash was the next layer of fun. Now the mood of the kitchen becomes clear. Will it be elegant? Homey? Rustic? Picking the lighting then becomes like the fine tuner on a microscope, adjusting the view to its perfect clarity.
With construction underway, and the mood of the new space established, soft furnishings become the focus. Layering in luxurious, yet durable fabrics are the name of the game for most families. We all want beautiful spaces that can stand up to spouses, kids, and pets! It’s always a lot fun to select a deep and comfy sofa and chairs!
The finishing touches are what really give the project that designer look—so be sure to save room in the budget for art, window treatments, and accessories. In this home I wallpapered the wall behind the tv with a subtle grasscloth, selected a large abstract to center the room, and echoed its colors throughout the accessories. The result is eye-pleasing indeed: soft, textured, interesting and peaceful. This busy family was thrilled with the results.

Presenting a customer case from Marseille, France! ??✨ Our client owns a charming 75 sqm, two-bedroom apartment that exudes a captivating vintage and rustic countryside mix. Seeking suitable lighting fixtures for each space, their primary focus was on pendant lights that would provide localized illumination, ample brightness, seamlessly blend with the room's style, and align with their modern, minimalist, and sustainable design preferences.
After reviewing the client's floor plan, we identified the areas that required pendant lighting installation: the living room, balcony, two bedrooms, and dining area. Through multiple consultations, we finalized a lighting plan that predominantly featured bamboo and rattan pendant lights, perfectly capturing the desired ambiance.
Starting with the living room, a cozy 21 sqm space, we recommended a delightful bamboo pendant light with a touch of rustic charm, ideal for providing localized illumination. Moving to the balcony, which exudes a vintage vibe, we suggested a popular Southeast Asian-inspired bamboo pendant light, making it a captivating centerpiece.
For the bedrooms, we proposed two distinct pendant lights. The first choice was a captivating lotus leaf-shaped bamboo ceiling light, offering a remarkable decorative effect. The second option was a circular white rattan pendant light, radiating a refreshing and serene atmosphere, perfect for creating a tranquil bedroom setting.
In the dining area, where a vintage and rustic countryside theme prevails, we recommended a lotus leaf-shaped pendant light, similar to the one in the bedrooms, but with an adjustable hanging wire. This choice ensures optimal lighting for both the dining space and the vibrant colors of the delectable dishes.
Upon receiving the lighting fixtures, our client expressed utmost satisfaction, stating that each pendant light perfectly aligned with their requirements. We are thrilled to share this case with all of you, hoping it sparks inspiration and ideas for your own home decoration endeavors. ✨?

The master bathroom was accentuated with a large & luxurious teak walk-in shower which includes a custom bench by Jonathon Scianna, offering a spa-like feel. The bathtub was replaced to have a chic, elongated tile surround and built-in recessed teak niche. The final touch on the new tub comes from the mini recessed LED lights above, illuminating the area and adding a special feel to the space. We also installed a brand new floating double vanity with trendy wall mount faucets with a teak backsplash and teak framed mirrors, which look lovely against the metallic shimmer of the wall color.
Additional features for the master bathroom include a new toilet, new floor, new barn door/mirror with Haffel Hardware, and a large linen closet with adjustable shelves.
Designed by Chi Renovation & Design who also serve the Chicagoland area and it's surrounding suburbs, with an emphasis on the North Side and North Shore. You'll find their work from the Loop through Lincoln Park, Evanston, Skokie, Humboldt Park, Wilmette, and all the way up to Lake Forest.

Paterson of Oldmeldrum masterfully transformed a challenging turret space into a luxurious bespoke whisky room. This custom design required extensive planning, utilising SketchUp to visualise the final result. The 2.2-meter diameter turret, previously a cramped entrance, demanded creative bespoke furniture solutions.
We meticulously crafted curved and radial units from natural oak, recreating the space in our workshop to ensure a perfect fit. The intricate project included integrated lighting provisions, with concealed cable pathways. After manufacturing, the entire installation was lacquered for a flawless finish. On-site installation required exceptional precision, with our team expertly adjusting the units to fit within a 2-millimeter tolerance.
This luxury room design showcases our expertise in bespoke craftsmanship and fitted furniture, demonstrating our ability to overcome complex spatial challenges.
The whisky room now serves as a stunning focal point, highlighting our dedication to quality craftsmanship and client satisfaction.

The clients had a wish-list that required a tanning ledge, a bench to accommodate many people, multiple lights, multiple water-features and finally an auto cover for safety. We designed a symmetrical pool interior that checks off all the boxes. We incorporated two 15’ long benches on each side of the pool to accommodate large groups. The tanning ledge is just over 6’ x 14’ and is perfect for in-pool loungers. This pool is ready for all the parties they will be enjoying over the next several decades. The multiple water feature is 3 x 3’ Sheer LED lighted Waterfalls that are actuated by the Omni Smartphone App. The whole pool is on the Omni App including adjusting pool water temperature, lighting and the water-features. The pool is very exciting at night with 10 lights and and the water-features all lit up.

The soothing coastal vibes of this bathroom remodel are sure to take you to a place of calm. What a transformation this project underwent! Not only did we transform this bathroom into a spa-like sanctuary, but we also did it ahead of schedule. That's a rare occurrence in the construction and design industry.
We removed the tub and extended out the wall for the shower, which the homeowners chose to expand. This created a walk-in space, made to look even bigger by its frameless glass and large format, linen-look porcelain tile on the walls. For the shower floor, we selected a blue multicolored penny tile, and for the accent band, an opulent glass mosaic tile in dreamy ocean tones. The accent tile also graces the back of a new wall niche. This shower is now beautiful and functional.
To address the issues of storage, we removed a wall, freeing up space near the toilet, which was much-needed. Now there is a custom-built linen pantry crafted from alder wood stretching to the ceiling, adding to the visual height of the room and making the bathroom just work better.
A new vanity, also made of alder wood, and the linen closet were both stained a rich, warm tone to show off that gorgeous grain. For the walls, we chose a cool blue hue that is soothing and fresh.
The accent tile from the shower was carried behind the vanity's two LED mirrors for a bold visual impact. I love the reflection of the light on the tile! The LED mirrors are pretty high-tech, with a defogger and a dimmer to adjust the light levels.
Topping the vanity is a creamy quartz countertop, two under-mount sinks, and plumbing and cabinetry hardware in brushed nickel finishes. The cabinet knobs have a stunning iridescent shell that's hard to miss.
For the floors, we went with a large-format porcelain tile in dark grey that complements the coloring of the space as well as the look and feel.
As a final touch, floating shelves in the same rich wood-tone create additional space for décor items and storage. I styled the shelves with items to inspire and soothe this dreamy bathroom.

This homeowner had lived with her dark, crowded kitchen long enough and was ready for a change. Through our design process, we identified several ways to maximize storage, improve functionality, and create a brighter, more open feel.
To transform the space, we removed the raised bar top, repaired the rounded wall corners, added roll-out trays and an adjustable lazy Susan for easier access, installed tray dividers, repaired the refrigerator panel, modified toe-kick areas, and refaced all the cabinetry and range hood surround. We also installed beautiful new doors and drawer fronts, updated the countertops, added a stunning tile backsplash, and finished the project with task lighting to brighten every workspace.
The result is a kitchen that feels larger, more functional, and much more inviting while allowing the existing wood hood to remain a beautiful focal point.
The homeowner's reaction said it all: “Ahhh, I can finally breathe!”
