This particular project brought great pride to our Regal, it was a perfect example of the ingenious collaboration of design ideas between the client and Sean. An open design concept must be executed with space and functionality in mind. This project accomplished just that.
The tray ceilings and recessed lighting convey an artistic architectural design that supplemented the expansiveness of the entire space.

A classic West Side loft in Hell’s Kitchen, Gallery’s main task was to renovate the large kitchen. The clients like to entertain, so in addition to remodeling the aesthetic, we expanded the footprint of the island and built an entirely new bar at the opposite end of the kitchen. Some design choices are a natural fit for the space. In this case, that meant leaning into the industrial vibe of the exposed concrete while bringing in some character with the material choices.
INDUSTRIAL CHIC
With an industrial aesthetic in mind, gray was a natural color choice for the fully custom Miralis cabinets. The backsplash was designed in a subway brick pattern, but rather than the typical porcelain or marble, a clay tile in a white matte tone resembling cement was chosen to further coordinate with the exposed concrete.
Stacked cabinets were installed to accommodate the tall loft ceilings. For contrast, we incorporated glass front cabinetry with lighting in some areas. The resulting marriage of concrete, glass, and wood is well-matched for an industrial chic loft kitchen.
Further highlighting the homeowners’ love of entertaining, we also built an entirely custom bar at one end of the space, featuring open shelving in contrasting wood tones with underlighting and a custom mirrored backsplash for an authentic bar feel.
ADVENTURES IN APPROACHING COLUMNS
Loft renovations tend to come with two common needs: how to fill all that space tastefully and how to work with those ever present columns. In the case of this loft kitchen renovation, it suited the industrial aesthetic not to wrap the concrete column as one typically would, but rather to leave it exposed, accentuating the raw character of the space. Partially as a result, the island expanded too, creating more room for functional additions such as a built-in microwave, wine fridge, and more open shelving to match the bar, outlined with a countertop overhang to optimize counter space and chair storage.

My client wanted to update her old builder grade basic powder room/bath. It was the only bath on the main floor, so it was important that we made this space memorable. The white custom vanity was created, with matching nine piece draw fronts, and beautiful classy polish nickel hardware, for a timeless look. We wanted this piece to look like a piece of furniture, and we topped it with a beautiful white marble top, that had subtle colors ranging from grays to warm golds. On the floor we went with a dolomite marble tile, that is like a geometric daisy. We also used the same dolomite marble behind the vanity wall. This time I decided to a herringbone pattern, as it was just the right amount of elegance needed, to leave that lasting impression. The same herringbone tile, was also repeated in the shower area, this time as a waterfall feature, along with a larger dolomite tile. The shower niche, was kept clean and simple, but we did use the same marble from the vanity top, for the niche shelves. The beautiful wall sconces, in polish nickel and acrylic, elevated the space, and was not your typical vanity light. All in all, I played with varying tones of white, that kept this space elegant.

This brownstone renovation was a full gut project in every sense of the word. On top of installing new floors, a kitchen and bath renovation, and all the typical restoration and refinishing involved in a brownstone built in 1899, we also completely updated the exterior, constructed a balcony that was not originally there, and converted the space from a single-family home into an an owner’s triplex. A newly separated studio rental on the garden level offers the opportunity for supplemental income, an uncommon and welcome addition to a New York brownstone.
A TRANSITIONAL GEM
The result is a two-family brownstone that perfectly combines classic townhouse living with today’s modern needs, including SmartHome technology that we installed to control Bluetooth speakers, Nest thermostats, and the security system.
The overall aesthetic goal was to pay homage to the historical periods the brownstone has lived through in a cohesive way that is the hallmark of modern transitional style.
In the kitchen, white Shaker-style cabinetry, a subway tile backsplash, and marble rather than quartz countertops bring a classically upscale sensibility. To modernize the space further, we opened up the back wall to create floor-to-ceiling windows that are also doors, opening up into the newly built balcony.
TIMELY TOUCHES
This brownstone renovation included many quintessential elements, such as millwork like the ceiling medallions. We restored some and custom built others, perfectly recreating their original appearance.
The heated master bathroom is now serene, with a walk-in shower featuring a subtly modern linear drain. A herringbone Carrera marble tiled floor and marble slab sink complete the scene. In the powder room, we embraced a contemporary look by pairing dark hexagonal floors with light chevron tiles, accented with dramatic navy blue wallpaper. With its clear-cut 1920s-style, we selected the wall sconce to reference one of the brownstone’s earlier eras.
DESIGN DETAILS
Natural oak herringbone floors we installed throughout the entire home bring a modern yet warm touch. We restored the wood-burning marble fireplace, which is fully functioning. An elegant staircase with a custom-crafted black wooden banister and white balusters winds up and down alongside a real brick interior wall that we restored and refinished.
In this brownstone renovation, we were also able to create ceiling height, an unexpected yet aesthetically pleasing side benefit. When working on the joists and beams to level out the floors (a common issue in pre-war renovations) we added ceiling height in the main parlor floor by taking the second floor and raising the ceiling an entire foot. The end result is a main floor with stunning 9-foot ceilings.

As New England's premier custom glass design firm, we were proud to bring this stunning orangery addition to life for a Carlisle, Massachusetts family we’ve worked with on two other occasions. Orangeries, historically designed for cultivating citrus trees, have evolved into luxurious glass-enclosed spaces offering year-round natural light and connection to the outdoors. This custom orangery demonstrates Sunspace Design's mastery of blending the classic style with modern amenities.
Over two years of meticulous planning culminated in the results you see here. Drawn to our local reputation and in-house design and fabrication capabilities, the clients collaborated closely with us to realize their vision. Spanning an impressive 14' x 22'6", the orangery brings an air of grandeur to the rear of the colonial-style home while complementing the existing architecture.
The centerpiece is the custom hip-style glass roof, outfitted with insulated safety glass, framed in rich sapele mahogany, and adorned with copper glazing, flashing, and capping. Blue reflective glass set in the roof creates a captivating interplay of light throughout the day and contributes to the space’s lasting elegance. The roof line is set in from the walls to create a perimeter soffit on the interior, typical of orangeries. Custom wet bar cabinetry, crown moldings, and tilework complete the orangery, reflecting the family's discerning taste and creating an excellent spot for entertaining.
Our role as general contractor, our design expertise, and our fabrication abilities ensured this project's seamless execution. From engineered CAD drawings to the intricate roof assembly, the Sunspace commitment to quality is evident in the finished result. This space is much more than an addition; it's become the heart of the family’s home, where joyous holiday gatherings are hosted, and a touch of luxury is brought to everyday living.

My client wanted to update her old builder grade basic powder room/bath. It was the only bath on the main floor, so it was important that we made this space memorable. The white custom vanity was created, with matching nine piece draw fronts, and beautiful classy polish nickel hardware, for a timeless look. We wanted this piece to look like a piece of furniture, and we topped it with a beautiful white marble top, that had subtle colors ranging from grays to warm golds. On the floor we went with a dolomite marble tile, that is like a geometric daisy. We also used the same dolomite marble behind the vanity wall. This time I decided to a herringbone pattern, as it was just the right amount of elegance needed, to leave that lasting impression. The same herringbone tile, was also repeated in the shower area, this time as a waterfall feature, along with a larger dolomite tile. The shower niche, was kept clean and simple, but we did use the same marble from the vanity top, for the niche shelves. The beautiful wall sconces, in polish nickel and acrylic, elevated the space, and was not your typical vanity light. All in all, I played with varying tones of white, that kept this space elegant.
