The old wood stove was sitting on an ugly pad, in a non-symmetrical position, and was an eye-sore. The Otter street basement renovation was a fix-to-sell project. The homeowners were being relocated by the military, and they needed to do a facelift on their home before selling. The main point of contention was the basement: it had been finished in a country-barn style, and was dark and uninviting. The walls were in bad shape, and the electrical needed to be brought up to code. Also in this project, were other touch-ups including replacing the kitchen backsplashes. The main issue was a wood-burning stove that was placed on a pad of tiles, which really took up space in the room, and was an eye-sore. The solution to this was to replace it with a gas-burning efficient direct vent corner fireplace, and cut away the flooring to make a symmetrical tiled pad. The opposite corner had to have a pipe concealed, so we decided to make it look like the fireplace mantel. The fireplace mantel, the corner mantel, and the window sill were all done in red oak, and were tied together. The tops of the mantels were done with the same tiles as on the floor. The kids' playroom had new walls, ceiling, and flooring to brighten it up. This house was placed on the market after a month of renovations, and was sold within 24 hours with an offer in excess of 98% of the asking price. Now that's a Fix It 2 Sell It success!

The sensational, spatial qualities of the interiors, as well as the formal configuration of its exterior, directly respond to the displacement of turning boxes that lead the building volume to become open or closed, obtaining introverted or extroverted character. These changes may occur according to changing seasons or functional scenarios of floor plans. Like many other urban plots, the land for this project had a noticeably narrow façade-width compared with its length. Consequently, our expertise in transforming a two-dimensional façade to a three-dimensional one became indispensable. Here, the openness /closure of the building volume is a reference to traditional Iranian houses, which would dynamically serve as seasonal modes of habitation by offering both a Zemestan-Neshin (winter living room) and Taabestan-Neshin (summer living room) to their residents. In summertime, Sharifi-ha House offers an open /transparent /perforated volume with wide, large terraces. In contrast, during Tehran’s cold, snowy winters the volume closes itself, offering minimal openings in total absence of those wide summer terraces. In this project, the challenges to the concepts of open/closed typology (introverted/extroverted character) led to an exciting spatial transformation of an ever-changing residential building. The House is distributed over seven floors: the two basement floors are allocated to family conviviality, fitness facilities, and wellness areas, while the ground floor hosts parking and housekeeping rooms. Public activities all happen on the first and second floors, and the family’s private life takes place on the third and fourth floors. The project consisted of four major parts; the fixed volume of the structure, the void, and the fixed volume and the mobile volume, respectively. When the turning boxes are closed, the building captures sunlight throughout the space of the central void, which also connects the two fixed volumes by suspended bridges. The house adapts to the functional needs of its residents. For instance, depending on whether there is a guest or not, the guest room (located on the second floor) can be reconfigured for different purposes. Similarly, home office and breakfast room (turning rooms on the first and third floors) can change the formality of their appearance according to their residents’ desire. In other words, there is always the possibility of having different seasonal or lighting scenarios, some of which have been already considered in the BMS program of the project. From the initial design steps, we noticed that three pine trees outside could be incorporated into the spaces of the interior. Now, in the open mode of the house, the trees are pleasantly captured by the window frames. Stepping back for about three meters from the permitted construction boundary line allowed us to provide splendid daylight for the basement floors by inserting a glass fountain. The fitness and wellness areas are accommodated between this fountain and the basement pool where reflective installations reverberate the water’s radiance all over the space. The applied manufacturing technique for the turning mechanism was in fact a simple one; the same method which is currently employed in turning theatrical scenes, turning the floor of car exhibitions, steel companies and the shipping industry in Iran. But as our client himself was into importing CNC and other similar industrial German machines, he preferred the structural system to be fabricated in Germany. In doing so, he could engage his employees in the manufacturing process and thus train them for future maintenance purposes. Details of the handrails and air-penetration controlling methods were major issues considered in developing the design of the turning boxes. Designing foldable handrails and refining the edges of the boxes happened to be our feasible solutions. Considering the specialties of this kind of architecture, the structural system was inevitably a customized one. After digitally modeling the structure, a series of SAP2000 analysis were undertaken to examine static/dynamic performance of the proposed system. Being partially moveable is the dominant feature of this structural assembly, which was contemplated throughout the fabrication process by the German manufacturer company. The main loads all rest on the beams of the living rooms. Due to the various configurations the turning boxes may take, the loading calculation has been estimated based on the largest possible loading value applied to the system. Additionally, in order to prevent structural deformation controlling the probable vibrations in the turning boxes was taken into account during the design/calculations of the structure. This space was In dire need of a remodel, with old brown wall to wall tiles and a dated bulky yellow brown single sink vanity. Storage was a must, lighting a necessity, and proper accessibility to the shower bath area. We had a tight budget to respect, but a full gut of this bathroom was required. And a good thing too, once we started doing the demolition we noticed that mildew and rotting floors and walls had accumulated throughout the years. Doing it right the first time is no joke when dealing with water and electrical issues. We discarded all reminisce of old and built from scratch, new walls, new plumbing, new electrical ,new insulation and a new window, a new fan that actually exhausted outside ( I say this laughing as you would be amazed at how many fans are installed but don’t exhaust outside, and you the client would never know unless you go inside the attic space. Once all the hard stuff was done, the rest is just a matter of smart design. Recently Heidi and I worked on a Victorian tiled hallway floor at a house in Turton, Lancashire, an area which lies on the southern slopes of the West Pennine Moors. Victorian tile floors are commonly found in the reception area and hallways of older houses and public buildings, many of which date back to the reign of Queen Victoria (hence ‘Victorian’ tiles). It was during this time that the tile industry really started to boom. Upon inspection it was evident that the floor in question had suffered from some settlement in the past resulting in a crack in the base under the tiles which had lifted one side and dropped the other; this is quite common in old houses resulting in some of the tiles becoming loose and would need to be fixed back in place before the floor could be given a good clean and re-seal. Removing Lippage from Victorian Tiles The concrete floor under the tile was patched as best as could be without pulling up more of the floor and the tiles were fixed in place, unfortunately however many of the triangular tiles in the adjacent border would not lay flat resulting in a lippage issue between them which naturally the customer was not very happy about. Not wishing to cause the customer the extra expense of pulling up more tiles and relaying the concrete subfloor I left the tiles to fully set and then came back a few days later with a handheld Flex Machine fitted with a small 220 Grit Diamond pad to grind the tiles flat. As the pictures show, this made the difference and the diamond did not scratch the tiles despite the surface being dry. Diamond pads are usually used on stone floors but after some investigation back at the Tile Doctor training centre we also realised they can be used on other types of tile including Victorian. Once this was resolved the entire floor was given a thorough clean using a strong dilution of Tile Doctor Pro-Clean worked in with a scrubbing pad. As well as cleaning the tile and grout it also removed any remaining sealer which is important if you don’t know the history of the floor as the previous coating maybe incompatible with the new sealer. Once done the floor was given a thorough rinse with water which was then extracted from the floor with a wet vacuum. Sealing Victorian Tiles The floor was left to dry and I returned later to seal the tiles with a couple of coats of Tile Doctor Colour Grow which is an impregnating sealer that soaks into the pores of the tile and intensifies colour whilst also providing durable protection from within. Normally I use Seal and Go on Victorian Tiles however in this case the customer had specified a matt finish. The results were fantastic and the client was very pleased with the now flat Victorian tiled floor which, thanks to the cleaning and sealing, was back to looking its best. These repeat clients were looking for a relaxing getaway for their family of five young kids and themselves to enjoy. From there, efforts were focused on giving the master bedroom a major reconfiguration. The balcony was expanded, and a larger glass panel and metal handrail was installed leading to their private outdoor space. Now they could really enjoy all the harbor views. The bedroom and bathroom were also expanded by moving the closet and removing an extra vanity from the hallway. By the end, the bedroom truly became a couples’ retreat while the rest of the home became just the relaxing getaway the family needed.
