This Seward Park residence was reimagined for a retired architect returning to Seattle, blending bold design with practical function. The remodel retained only the original foundation, reinforcing it to support a brand-new second story. Vaulted ceilings and a glass railing system give the home an airy, open feel filled with natural light.
Inside, modern upgrades include a chef’s kitchen with a 48” range, built-in refrigerator, and smart storage throughout. Floating vanities make bathrooms easy to maintain, while thoughtful finishes add everyday convenience. Outside, new retaining walls, pervious pavers, and gravel pits provide stormwater management and off-street parking—all while enhancing curb appeal.
The result is a modern, stylish home designed for comfortable living and long-term resilience.

Julian Hodges - Featured Project of the Month by Truitt & White
This month featured project brings you beautifully crafted gates and entryways from local craftsman Julian Hodges. For over 35 years, Mr. Hodges has been designing and crafting custom wooden gates in Berkeley and the greater Bay Area.
His projects mainly feature old growth, vertical grained redwood or western red cedar which is air or kiln dried. The gates are fully mortised and tenoned (male / female joints) and a very powerful epoxy is used to glue the parts together. Wherever a floating panel rides in a dado, drainage is provided in the form of several holes that are out of sight that allow any rain water to be ushered out at the bottom of the gate enabling the gate to dry itself rather than staying damp which otherwise could lead to long term decomposition of the wood.
Adding to the unique feel of each gate, Julian creates his own custom hardware from heavy gauge steel, which also provides a pleasing solid sound as it operates.
All gates are then finished in a penetrating oil seal which optimizes the longevity and good appearance of the gates.

Bathroom - mid-sized gray tile and ceramic tile ceramic tile bathroom idea in Sacramento with an undermount sink, raised-panel cabinets, white cabinets, quartz countertops, a two-piece toilet and gray walls

While the master bathroom may be the most simple of all the bathrooms in terms of the design, it was actually the most difficult to execute. The homeowners wanted a serene, clean escape, but needed ample storage and wanted to incorporate a slightly more luxurious feel. Alongside the homeowner Daniella, the designers looked through many different tile options, finally settling on Bianco Dolomiti – Direto polished marble. They all loved the bright white background with the slight variation and veining, which gave it more character than a traditional Thassos. The designers opted to use 12 x 24 tiles to create a focus wall behind the vanity, which created the perfect backdrop for the custom-made floating vanity, medicine cabinets, wall mounted faucets and sconces.
The designers originally wanted the floor to be cement, but when they saw the Area grey porcelain tile installed at the NEMO Tile Red Bank showroom, they knew it would be perfect. They opted for the larger 48 x 48 tiles to minimize the number of seams, which maintains the focus on the beautiful Bianco Dolomiti – Direto marble.

Accessory dwelling units, or ADUs, are a way for homeowners to maintain their existing house and create new living quarters on their property. Whether they choose to use it as a guest house, a long term rental, or additional entertainment space, the rise in ADUs have turned them into a statewide phenomenon.
The client, a colorful 92 year-old, worked as an interior designer since the 70’s. She has designed a hotel or a few and even her own family home. She started with a single-story house in Venice, expanded it under her own direction to two stories to raise her family and now looks to downsize back to smaller quarters with the construction of a new ADU right in her backyard. She commissioned Venn Studio to design a smaller more contemporary version of the front house where she could enjoy a simpler life. A sloped white volume perched atop a stucco podium situated next to the existing garage; just enough space for her beloved iMac, favorite furniture, and maybe even a David Hockney too.

This modern project showcases a black cable railing system installed on a multi-level deck, stairs, and elevated balcony. Built with aluminum posts and horizontal stainless steel cables, the design offers clean lines and unobstructed views.
The open-rise stairs and consistent railing layout create a sleek, contemporary look, while the durable materials ensure long-term performance in outdoor conditions.
Perfect for upgrading any deck with a modern, low-maintenance railing solution.

Designed a kitchen that would be bright, sunny, and open. In terms of functionality, it needed to have ample room to work and plenty of storage. Flooring, backsplash, and floating shelves were planned using natural tones and materials to lend warmth to the area. Design choice for countertops was Cambria’s Annica, a new spin on classic marble featuring a neutral white background infused with subtle gray veins and regal gold and purple sparkle.

Create a luxurious spa-inspired bathroom with elegant marble floors, a freestanding soaking tub, and a clean modern layout designed for comfort, function, and style. This bathroom remodel combines timeless marble flooring with high-end finishes such as a frameless glass walk-in shower, custom vanity, updated lighting, premium fixtures, and a relaxing soaking tub centerpiece. Whether part of a primary bathroom renovation or a full luxury bathroom upgrade, the design delivers a bright, open, and refined space that feels custom-built for the home while adding lasting comfort, visual impact, and long-term value.

This full bathroom renovation blends high-end finishes with a modern, spa-style layout. The seamless tile work, glass shower enclosure, floating visual lines, and coordinated fixtures create a bright, open environment. Every detail was selected to deliver a clean, modern aesthetic while maximizing comfort, efficiency, and long-term durability.
