Mathew and his team at Cummings Architects have a knack for being able to see the perfect vision for a property. They specialize in identifying a building’s missing elements and crafting designs that simultaneously encompass the large scale, master plan and the myriad details that make a home special. For this Winchester home, the vision included a variety of complementary projects that all came together into a single architectural composition. Starting with the exterior, the single-lane driveway was extended and a new carriage garage that was designed to blend with the overall context of the existing home. In addition to covered parking, this building also provides valuable new storage areas accessible via large, double doors that lead into a connected work area. For the interior of the house, new moldings on bay windows, window seats, and two paneled fireplaces with mantles dress up previously nondescript rooms. The family room was extended to the rear of the house and opened up with the addition of generously sized, wall-to-wall windows that served to brighten the space and blur the boundary between interior and exterior. The family room, with its intimate sitting area, cozy fireplace, and charming breakfast table (the best spot to enjoy a sunlit start to the day) has become one of the family’s favorite rooms, offering comfort and light throughout the day. In the kitchen, the layout was simplified and changes were made to allow more light into the rear of the home via a connected deck with elongated steps that lead to the yard and a blue-stone patio that’s perfect for entertaining smaller, more intimate groups. From driveway to family room and back out into the yard, each detail in this beautiful design complements all the other concepts and details so that the entire plan comes together into a unified vision for a spectacular home. But when the “kind of retired” couple, as they describe their current status, decided to finally build their ultimate dream house in the flower streets of Corona del Mar, they opted not to skimp on the amenities. “We wanted this house to have the features of a resort,” says Ron. “So we designed it to have a pool on the roof, five patios, a spa, a gym, water walls in the courtyard, fire-pits and steam showers.” To bring that five-star level of luxury to their newly constructed home, the couple enlisted Orange County’s top talent, including our very own rock star design consultant Richard Bustos, who worked alongside interior designer Trish Steel and Patterson Custom Homes as well as Brandon Architects. Together the team created a 4,500 square-foot, five-bedroom, seven-and-a-half-bathroom contemporary house where R&R get top billing in almost every room. Two stories tall and with lots of open spaces, it manages to feel spacious despite its narrow location. And from its third floor patio, it boasts panoramic ocean views. “Overall we wanted this to be contemporary, but we also wanted it to feel warm,” says Ron. Key to creating that look was Richard, who selected the primary pieces from our extensive portfolio of top-quality furnishings. Richard also focused on clean lines and neutral colors to achieve the couple’s modern aesthetic, while allowing both the home’s gorgeous views and Kathy’s art to take center stage. As for that mahogany-lined elevator? “It’s a requirement,” states Ron. “With three levels, and lots of entertaining, we need that elevator for keeping the bar stocked up at the cabana, and for our big barbecue parties.” He adds, “my wife wears high heels a lot of the time, so riding the elevator instead of taking the stairs makes life that much better for her.”

The builder we partnered with for this beauty original wanted to use his cabinet person (who builds and finishes on site) but the clients advocated for manufactured cabinets - and we agree with them! These homeowners were just wonderful to work with and wanted materials that were a little more "out of the box" than the standard "white kitchen" you see popping up everywhere today - and their dog, who came along to every meeting, agreed to something with longevity, and a good warranty! The cabinets are from WW Woods, their Eclipse (Frameless, Full Access) line in the Aspen door style - a shaker with a little detail. The perimeter kitchen and scullery cabinets are a Poplar wood with their Seagull stain finish, and the kitchen island is a Maple wood with their Soft White paint finish. The space itself was a little small, and they loved the cabinetry material, so we even paneled their built in refrigeration units to make the kitchen feel a little bigger. And the open shelving in the scullery acts as the perfect go-to pantry, without having to go through a ton of doors - it's just behind the hood wall!

Location: Nantucket, MA, USA This classic Nantucket home had not been renovated in several decades and was in serious need of an update. The vision for this summer home was to be a beautiful, light and peaceful family retreat with the ability to entertain guests and extended family. The focal point of the kitchen is the La Canche Chagny Range in Faience with custom hood to match. We love how the tile backsplash on the Prep Sink wall pulls it all together and picks up on the spectacular colors in the White Princess Quartzite countertops. In a nod to traditional Nantucket Craftsmanship, we used Shiplap Panelling on many of the walls including in the Kitchen and Powder Room. This Cobble Hill Brownstone for a family of five is a fun and captivating design, the perfect blend of the wife’s love of English country style and the husband’s preference for modern. The young power couple, her the co-founder of Maisonette and him an investor, have three children and a dog, requiring that all the surfaces, finishes and, materials used throughout the home are both beautiful and durable to make every room a carefree space the whole family can enjoy. The primary design challenge for this project was creating both distinct places for the family to live their day to day lives and also a whole floor dedicated to formal entertainment. The clients entertain large dinners on a monthly basis as part of their profession. We solved this by adding an extension on the Garden and Parlor levels. This allowed the Garden level to function as the daily family operations center and the Parlor level to be party central. The kitchen on the garden level is large enough to dine in and accommodate a large catering crew. On the parlor level, we created a large double parlor in the front of the house; this space is dedicated to cocktail hour and after-dinner drinks. The rear of the parlor is a spacious formal dining room that can seat up to 14 guests. The middle "library" space contains a bar and facilitates access to both the front and rear rooms; in this way, it can double as a staging area for the parties. The remaining three floors are sleeping quarters for the family and frequent out of town guests. Designing a row house for private and public functions programmatically returns the building to a configuration in line with its original design. This project was published in Architectural Digest. Our client’s goal was to open up the kitchen to the living room area for multiple reasons, two of which were to create an open and inviting kitchen experience, and also to bring their beautiful view of the waterways surrounding their hilltop perch all the way into the living room area. They wanted to maximize cabinet storage as well as counter space. They also wanted to have a dedicated wet bar area. We wanted to preserve the existing wood ceiling, so we had to get creative with lighting solutions as well as the vent hood. That's why you'll see cable lights, sconces and toe kick lighting to maximize the light. The range hood has an asymmetric design because we wanted to center the cooktop on the island without touching the ceiling to move the range hood. In order to maximize the views, add storage and maintain enough space for the dining table, there are shallow base cabinets along the exterior wall. We also added a new doorway into the bedroom area for privacy which had the added benefit of giving the dining room new purpose as an entertainment area. We included a wet bar with open and display shelving, two wine fridges and storage.

The existing kitchen was separated from the family room by a 17’ long bookcase. It was the first thing you saw upon entering and it hid much of the light and views to the backyard making the space feel claustrophobic. The laundry room was part of the kitchen space without any attempt to conceal the washer and dryer. Removing the long bookcase opened the opportunity to add counter stools in the kitchen and decided to align a target wall opposite the front door to help maintain some division within the main space while creating a space for the refrigerator. This also allowed us to create an open laundry room concept that would be hidden from view from all other areas. We kept the industrial feel of the exposed building materials, which we complimented with textured melamine slab doors for the new kitchen cabinets. We maintained the galley set up but defined the kitchen from the utility area by changing both thickness and color of the countertop materials. Because the back of the house is mainly windows, there was very little wall space for upper cabinets and everyday dish storage. We designed a custom ceiling hung shelf system that floats in front of the windows, and is mostly out of view from the sitting area. Tall cabinets are installed along the only available wall to support both kitchen and laundry room functions. We used cable lighting threaded through the beams which really punctuates the industrial aesthetic.

Cleverly designed, the pool house doubles as a shed and workshop on one side of the building. Raymond saved the shed doors from a job that he had gotten tearing down an old barn. The doors allow the entire front of the shed to open up, while their rustic finish carries on the aesthetic of the rest of the yard. Jennifer's 1963 International Harvester is another great score, and seemed almost meant to be. Found on Ebay, the truck came to her after deals on other vehicles fell through. "All of a sudden this truck was for sale on Ebay, and it was on my street a few houses away; I couldn't believe it," says Jennifer. Although she was initially outbid for the truck, the day after the auction she was notified that the winner had forfeited the sale, "So I am the lucky owner of 'Harvey'", she says with a smile. The client’s request was quite common - a typical 2800 sf builder home with 3 bedrooms, 2 baths, living space, and den. However, their desire was for this to be “anything but common.” The result is an innovative update on the production home for the modern era, and serves as a direct counterpoint to the neighborhood and its more conventional suburban housing stock, which focus views to the backyard and seeks to nullify the unique qualities and challenges of topography and the natural environment. The Terraced House cautiously steps down the site’s steep topography, resulting in a more nuanced approach to site development than cutting and filling that is so common in the builder homes of the area. The compact house opens up in very focused views that capture the natural wooded setting, while masking the sounds and views of the directly adjacent roadway. The main living spaces face this major roadway, effectively flipping the typical orientation of a suburban home, and the main entrance pulls visitors up to the second floor and halfway through the site, providing a sense of procession and privacy absent in the typical suburban home. Clad in a custom rain screen that reflects the wood of the surrounding landscape - while providing a glimpse into the interior tones that are used. The stepping “wood boxes” rest on a series of concrete walls that organize the site, retain the earth, and - in conjunction with the wood veneer panels - provide a subtle organic texture to the composition. The interior spaces wrap around an interior knuckle that houses public zones and vertical circulation - allowing more private spaces to exist at the edges of the building. The windows get larger and more frequent as they ascend the building, culminating in the upstairs bedrooms that occupy the site like a tree house - giving views in all directions. The Terraced House imports urban qualities to the suburban neighborhood and seeks to elevate the typical approach to production home construction, while being more in tune with modern family living patterns.
