This customer from the historic city of Cardiff was keen to see what Tile Doctor could do to put some life back into their treasured Limestone kitchen floor that was laid in 2008. My first observations were mainly centred on the horrific condition of the surface which although adequately sealed initially the floor had not received any subsequent maintenance and its condition had deteriorated over time. The light shining in from the patio doors highlighted all the imperfections in the floor caused by surface wear and tear commonly seen in high traffic areas such as a kitchen. Upon closer inspection, there were further problems: the floor was stained and scuffed, and in most places the sealer had worn off completely allowing the dirt to become ingrained into the pores of the Limestone. Additionally the grout was recessed but was now flush with the tile surface due to dirt build-up. There were also areas contaminated with grease and kitchen cooking oil. The Limestone floor tiles were 20mm thick French Limestone, and had been laid very well so there was no requirement to do any tile or grout repairs however to get this floor back to its original condition the surface would need to be reconditioned using the Tile Doctor four stage burnishing system. I started by giving the floor a wash with a medium dilution of Tile Doctor Pro-Clean, focusing mainly on the grout lines in order to remove the muck that had built-up there. I used a special stiff grout brush for this activity; it’s quite narrow and ideal for grout scrubbing. This worked well, but the significant build-up of dirt along some of the grout lines meant more work was required. I tackled this problem with a hand scraper assisted with steam. At the end of this process, the whole floor was then rinsed down with water to remove any soil and the resulting slurry was then extracted using a wet vacuum. The next step was to start the burnishing process, which basically involves applying four diamond encrusted floor pads in sequence over the floor. Each pad is a different grade, starting with the most abrasive coarse pad and moving through to the finer grades using a little water to lubricate and rinsing away any slurry between each pad. I eventually finished with the extra fine pad which builds up shine and lustre on the tile; it had taken two days to clean the grout and burnish the Limestone but the floor was much improved and so after a final rinse down I left the floor to dry off overnight with the aid of the underfloor heating. During this time, I also addressed the stained Limestone in the area of the kitchen where the dustbin was situated. This had been a major upset for the customer and I’m happy to report I managed to deal with it. However, it was quite an involved process, so I’ll write about this in a separate post. On the third day I came back to seal the floor, checking first that it had dried sufficiently with a damp meter. Fortunately, the underfloor heating had done a great job of drying the stone and I was able to seal the floor using three coats of Tile Doctor Colour Grow sealant. This sealant not only provides a durable seal but also penetrates deep into the pores of the stone protecting it from within and enhancing the natural colours of the Limestone in the process. After the final layer of sealant, I worked over the floor again with the extra fine burnishing pad both to add shine again following sealing, and to ensure that no smear marks were visible as the lighting conditions were unforgiving and highlighted any imperfections. The customer was delighted with the results: so much so, in fact, that they booked me in to restore their Victorian hallway floor as well but that’s a story for another time! This Cobble Hill Brownstone for a family of five is a fun and captivating design, the perfect blend of the wife’s love of English country style and the husband’s preference for modern. The young power couple, her the co-founder of Maisonette and him an investor, have three children and a dog, requiring that all the surfaces, finishes and, materials used throughout the home are both beautiful and durable to make every room a carefree space the whole family can enjoy. The primary design challenge for this project was creating both distinct places for the family to live their day to day lives and also a whole floor dedicated to formal entertainment. The clients entertain large dinners on a monthly basis as part of their profession. We solved this by adding an extension on the Garden and Parlor levels. This allowed the Garden level to function as the daily family operations center and the Parlor level to be party central. The kitchen on the garden level is large enough to dine in and accommodate a large catering crew. On the parlor level, we created a large double parlor in the front of the house; this space is dedicated to cocktail hour and after-dinner drinks. The rear of the parlor is a spacious formal dining room that can seat up to 14 guests. The middle "library" space contains a bar and facilitates access to both the front and rear rooms; in this way, it can double as a staging area for the parties. The remaining three floors are sleeping quarters for the family and frequent out of town guests. Designing a row house for private and public functions programmatically returns the building to a configuration in line with its original design. This project was published in Architectural Digest. This young family needed to be able to open up their home to allow for the way they live. I removed the wall between the kitchen and dining area in order to create an open floor plan. Small cutouts were also made on each side of the range wall to allow the cook to interact with the family room in the lower level of the home. The space used to be a small kitchen area with eat in space. By removing the eating area and building in a large island table, I was able to almost double the cabinet storage. The sink was relocated to under a new centered window. A large step in pantry was also able to be added for more storage.

Custom-designed cabinetry makes this space completely individual. The linen cabinet, with its vintage Deep Sky painted finish, wire mesh inserts and cabriole feet, feels as if it could have come from Provence, yet provides modern functionality. The vanities are custom designed to look like chests of drawers, although some of the fronts are actually doors. In spite of its old-world warmth, the bath features the most modern amenities, including a freestanding tub with advanced massage jets and a heated backrest, a spa style shower and more. The architectural plans didn't specify a linen closet, but the client needed storage. What's more, the closet had to be designed around a window that had been place in the center of the two vanities. The window dictated the height of this custom piece. In spite of this, the custom Deep Sky cabinet designed to store towels and other products became a centerpiece of the space. In addition, the vanities were thoughtfully designed with shelves and drawers of varying heights to accommodate the client's specific toiletries and cosmetics. weekend retreat for two with the capacity to sleep up to sixteen for family gatherings. A modern-rustic cabin designed to have a minimal site impact, blend with its natural surroundings, and utilize locally-sourced, energy efficient, renewable and economical building methods and materials.

Kirkland clients, Shayna and Anthony had a lovely home with a beautiful view of Lake Washington. However, the waterfront side of their home didn’t offer an ideal set-up to fully enjoy the magnificence that their lot provides. They desired more year-round use of their home in the form of an outdoor covered living room, along with more overall functionality from their outdoor spaces. Their formal living area had a door to the outside that the couple never used. The McAdams Remodeling & Design team replaced the sliding door with a window that still offered plenty of natural light but enclosed the space providing more options for furniture placement. The room’s exterior stairs and landing were removed. The exterior siding was matched, and the new landscaping along with an arbor installed, was created in tandem during the remodel by a local landscape architecture firm, ensuring the change looked natural. Past the seating around the gas firepit, a new large deck was constructed, half of which was covered, to replace the smaller, dated version. The metal railing was exchanged for a new composite one, and a new Dutch back door leading from the kitchen offers an alternative option for ingress and egress along with fresh air on nice days. The covered deck area adjacent to the family room provides protection from the weather and now houses the outdoor kitchen they desired for entertaining family and friends. The outdoor kitchen includes a built-in gas grill, stone gas fireplace, refrigerator for food and beverages, and a garbage receptacle. A ceiling fan and heaters are incorporated into the outdoor living space design to provide year-round comfort. Finally, retractable shades were installed so that the couple can enclose the space if desired. A small upstairs bedroom was used as a den for relaxation and reading but also contains one of the best views in the home. The McAdams team removed the windows and base bulkhead, adding floor to ceiling windows and a glass door for an unobstructed view. The new medium-sized deck above the covered outdoor living space gives Shayna and Anthony the opportunity to entertain or relax while highlighting their view of the lake. Finally, their Juliet balcony off the primary bedroom received a re-coated railing and new decking, while the home was repainted to offer a classy craftsman feel and pull all of the changes into one cohesive home design. Shayna and Anthony love their new entertainment spaces and expect to use them often.

This new 1,700 sf two-story single family residence for a young couple required a minimum of three bedrooms, two bathrooms, packaged to fit unobtrusively in an older low-key residential neighborhood. The house is located on a small non-conforming lot. In order to get the maximum out of this small footprint, we virtually eliminated areas such as hallways to capture as much living space. We made the house feel larger by giving the ground floor higher ceilings, provided ample natural lighting, captured elongated sight lines out of view windows, and used outdoor areas as extended living spaces. To help the building be a “good neighbor,” we set back the house on the lot to minimize visual volume, creating a friendly, social semi-public front porch. We designed with multiple step-back levels to create an intimacy in scale. The garage is on one level, the main house is on another higher level. The upper floor is set back even further to reduce visual impact. By designing a single car garage with exterior tandem parking, we minimized the amount of yard space taken up with parking. The landscaping and permeable cobblestone walkway up to the house serves double duty as part of the city required parking space. The final building solution incorporated a variety of significant cost saving features, including a floor plan that made the most of the natural topography of the site and allowed access to utilities’ crawl spaces. We avoided expensive excavation by using slab on grade at the ground floor. Retaining walls also doubled as building walls.

Inspiration for a small cottage gray one-story exterior home remodel in Atlanta

this master suite renovation represents the completion of a whole house remodel initiated several years ago. the space had been intended as a master suite but left incomplete for budgetary reasons. the pending arrival of the family’s second child prompted the move to complete. Schwartz and Architecture’s master plan had organized a strong spatial arrangement, packed with program. building Lab, along with the client, developed all of the materials and detailing. we also, of course, built it. bL picked up on prominent themes from the earlier project, developed and re-worked them with materials specific to the context. from a geometric standpoint, cleanness, simplicity and continuity drove decisions. headers were eliminated from doors allowing continuous ceiling planes interrupted only by slots for sliding doors. flush detailing of tile and sheetrock and sliding glass doors that converge to form an inside corner are but a couple examples of many challenging details dedicated to precise alignments and reveals. from a material standpoint the wood provides tactile softness, frosted glass and lighting maximize depth, while tile and Caesarstone maintain solidity and groundedness. details such as the Caesarstone wrap of the vanity and medicine cabinets offer surprise and engagement through unlikely material application. projects of such density and richness in materials and detail are somewhat rare. we are grateful to our clients for the opportunity and challenge. see rutledge st. residence for photos of entire house. master plan: schwartz & architecture photo by scott hargis

In a row home on in the Capitol Hill neighborhood of Washington DC needed a convenient place for their laundry room without taking up highly sought after square footage. Amish custom millwork and cabinets was used to design a hidden laundry room tucked beneath the existing stairs. Custom doors hide away a pair of laundry appliances, a wood countertop, and a reach in coat closet.

The cobblers kids have no shoes rang true as this builder worked on his own home for many years. Originally a 1980’s split level, this project slowly transformed from a once outdated and run down building into a beautiful contemporary home. Mixing natural wood and stone created a classic, yet contemporary feel throughout the interior and exterior. A full gut down to the studs allowed the structure to be up fitted with new mechanicals, electrical, insulation, windows and doors. We moved the kitchen to the south side, removed the attic and built full length dormers and a stair tower allowing epic views of cables hump. The interior is built out with custom builtins, cabinets and furniture. The exterior was laid out in a way that makes entertaining a dream. Landscaping and hardscaping tied this whole project together. It feels good to finish building out your own home from a dream all the way through to reality.
