Nicolock oyster ridge stone pavers being sealed in Patchogue NY 11772. The sealing process begins with pressure washing the entire patio, removing all dirt/debris from the stone surface and in between the joints. Next, Nexgel Techniseal synthetic sand is applied in between the pavers joints and vibrated with a mechanical plate compactor. The plate compactor has rubber rollers to prevent the stones from cracking or scratching. This vibrating process allows the sand to fall in between the joints and density. Then, we clean the pavers with brooms and landscape blowers, to clean the excess sand from the pavers surface and to evenly spread the sand in between the pavers joints. The next step is to wash the pavers by misting water to penetrate the synthetic sand into the pavers joints all the way down below the pavers. The sand and water activate a chemical reaction of the pollen that’s in the sand to cause the sand to harden. Finally, the application of the sealer, two parts components urethane dealer, specially formulated for Gappsi, is applied to the pavers surface and the sand joints to prevent stones from staining, extend their life cycle and further enhance their texture, color, and surface. The project’s starting point was to understand the building’s original post and beam structure and to use that internal logic to formulate a sympathetic remodel. With an emphasis on the upper back unit, the owner’s private residence within this recently purchased Edward Killingsworth triplex, the first order of business was to strip the excess out and to return the complex to something that resembled the original. With a limited budget, the tact was to restore where possible, and to insert where needed, but always with a sympathetic eye. The kitchen quickly became the primary focus and it was soon realized that by removing the division between the existing galley and family room that the essence of the structural system could be revealed. Once opened the datum of the layered beams was adhered to with the kitchen reinforcing this overhead water line. The primary internal wall was then highlighted with a new wood veneer with the refrigerator recessed (borrowing a bit of space from the master closet) and the existing heater chromed.

Stamped Leather Description: Dyes and waxes are hand applied to South American raw material to impart a transparent clarity. These clients were in the second stage of renovating their stylish Tudor when we were approached to help formulate a final design plan for entertainment, technology integration and lighting design and control systems. Although the plan was to implement the final completion of these systems in stages, we needed to prepare the appropriate wiring to accomplish the end goals.
We provided a lighting design plan for the areas under construction and some simple control solutions from Lutron and Universal Remote Control. Once the Family room was completed we brought in the BDI Novia A/V Cabinet in Coco stained Cherry. This excellent piece of A/V furniture was just large enough to house the entertainment system along with the homes WiFi router.
The A/V system was built around a Denon AVR 3809Ci. Source components consisted of Comcast Cable HD DVR, Samsung Blu-Ray DVD player and an Apple TV. The Apple TV was the primarily used for playing the clients music and sharing their family pictures on the 50” Samsung LED TV. The Samsung Blu-Ray DVD player was designed with an internet application for Pandora Radio which is a great way to experience a wide variety of music by creating sets of personable radio stations.
Listing to the entertainment system is a real joy with the Totem Tribe in-wall speakers. These sealed cabinet in-wall speakers are some of the best in the world for a very reasonable price. The Velodyne MiniVee 10 was used as the subwoofer. Panamax surge protection was incorporated for everything including the TV.
The Universal Remote Control MX-980 was programmed to operate the primary entertainment system along with multiple audio zones for Kitchen, Dining, Patio, Master Bed & Bathroom through the Aton DLA6 zoned speaker selector and volume controller. Additional MX900 was used to support the master suite control within that area.
A Lutron Graphic eye was used in the Dining room to manage all of the lighting scenes while the Family room was controlled via the MX-980 remote and RF replacement wall dimmers. This was a great balance of budget and appropriate user interface options.
Client

An extreme makeover turns an unassuming lanai deck into an outdoor oasis. These Bonita Bay homeowners loved the location of their home, but needed it to fit their current lifestyle. Because they love to entertain, they wanted to maximize their outdoor space—one that would accommodate a large family and lots of guests.
Working with Progressive Design Build, Mike Spreckelmeier helped the homeowners formulate a list of ideas about what they wanted to achieve in the renovation; then, guided them through the process of planning their remodel.
The renovation focused on reconfiguring the layout to extend the outdoor kitchen and living area—to include a new outdoor kitchen, dining area, sitting area and fireplace. Finishing details comprised a beautiful wood ceiling, cast stone accents, and porcelain tile. The lanai was also expanded to include a full size bocce ball court, which was fully encased in a beautiful custom colonnade and screen enclosure.
With the extension of the outdoor space came a need to connect the living area to the existing pool and deck. The pool and spa were refinished; and a well thought-out low voltage remote-control relay system was installed for easy control of all of the outdoor and landscape lighting, ceiling fans, and hurricane shutters.
This outdoor kitchen project turned out so well, the Bonita Bay homeowners hired Progressive Design Build to remodel the front of their home as well.
To create much needed space, Progressive Design Build tore down an existing two-car garage and designed and built a brand new 2.5-car garage with a family suite above. The family suite included three bedrooms, two bathrooms, additional air conditioned storage, a beautiful custom made stair system, and a sitting area. Also part of the project scope, we enlarged a separate one-car garage to a two-car garage (totaling 4.5 garages), and build a 4,000 sq. ft. driveway, complete with landscape design and installation.

A client's request for a screen porch lead us to formulate a different kind of design dynamic that integrates in well with the house but additionally allows a completely unique design element that infuses the space with light.

Here’s a really interesting commercial job for you, which I recently completed in the town of Hinckley, Leicestershire. I was asked to take a look at a Victorian Geometric and Encaustic tiled floor in the historic Queen’s Head pub.
This floor is over a century old and although in good condition for its age had suffered significant wear over the years, along with some cracked tiles and slight inherent moisture issues. What the pub landlord requested was a restorative clean to alleviate the aesthetically damaging effect of the wear, and to enhance the natural colours of the stone. I was also asked to seal the floor following the clean to achieve a semi-gloss finish.
The first step in the cleaning process was to mix a strong solution of one part Tile Doctor Pro-Clean to four parts clean water. Pro-Clean is a high alkaline cleaner which also contains stripping properties, allowing it to break down old sealer and tackle heavy soil build-up. The solution was applied to the floor and left to dwell for 15 minutes, giving it times to seep into the stone, get underneath the dirt and lift it to the surface.
I addressed several paint spots and areas suffering from glue contamination by using Tile Doctor Remove & Go, which is specially formulated to break down paint and adhesives on unpolished natural stone floors, amongst others. The entire floor was then scrubbed using a special floor cleaning pad, and the resulting slurry was vacuumed away using a wet-vac machine.
The final issue to deal with was the inherent efflorescence staining. This was treated using Tile Doctor Grout Clean-Up, an acid-based product which removes not just efflorescence but also grout haze, mineral deposits, and rust stains. The solution here was one part Grout Clean-Up diluted with four parts water.
After completing the clean, I thoroughly rinsed the floor with clean water to remove any trace of cleaning product and dried the floor as much as possible with a wet vacuum, then before leaving for the day i installed a couple of air movers to assist with drying overnight.
Upon my return the following day, I checked the floor for any excess moisture before sealing it with our topical, semi-gloss finish sealer, known as Seal & Go Extra which due to its formula is ideal for external or old internal floors where there is unlikely to be damp from membrane.
This unique product provides excellent protection, and allows the tiles to breath where floors are suffering from inherent moisture issues. It is suitable for both internal and external use, on Victorian floor tiles, Sandstone, Flagstones, Terracotta, and rough Slate.
As you can see from the photo, I was able to fulfil my client’s request to a high standard, bringing the pub’s old yet characterful Victorian tiled floor back to life again.

This was the Master Bedroom - some romantic details.
DTSH Interiors selected the furniture and arrangement, as well as the window treatments.
DTSH Interiors formulated a plan for six rooms; the living room, dining room, master bedroom, two children's bedrooms and ground floor game room, with the inclusion of the complete fireplace re-design.
The interior also received major upgrades during the whole-house renovation. All of the walls and ceilings were resurfaced, the windows, doors and all interior trim was re-done.
The end result was a giant leap forward for this family; in design, style and functionality. The home felt completely new and refreshed, and once fully furnished, all elements of the renovation came together seamlessly and seemed to make all of the renovations shine.
During the "big reveal" moment, the day the family finally returned home for their summer away, it was difficult for me to decide who was more excited, the adults or the kids!
The home owners kept saying, with a look of delighted disbelief "I can't believe this is our house!"
As a designer, I absolutely loved this project, because it shows the potential of an average, older Pittsburgh area home, and how it can become a well designed and updated space.
It was rewarding to be part of a project which resulted in creating an elegant and serene living space the family loves coming home to everyday, while the exterior of the home became a standout gem in the neighborhood.

A complete primary bathroom remodel in Springfield, Virginia, designed around three priorities our clients came in with: a real walk-in shower, a freestanding tub by the windows, and a proper double vanity with storage that actually worked.
The original layout had everything in the wrong place. The tub sat against an interior wall away from the natural light. A small stall shower took up real estate across the room. The vanity was squeezed into whatever space was left over. Three windows on the back wall were doing nothing for the room because the layout was fighting them. Our solution involved knocking down the dividing wall between the old shower and vanity area, relocating plumbing for both the tub and the new vanities, and placing the freestanding tub directly under the bay of windows so morning light became part of the experience.
Design Approach
We anchored the room around contrast: deep navy cabinetry against soft white walls, warm brushed gold against cool marble tile, sharp Shaker lines against the curved silhouette of the freestanding tub. Navy was the design decision the rest of the room was built around — the clients knew they wanted color but didn't want anything that would feel dated in five years. Navy reads bold without being loud, pairs with virtually any metal finish, and has staying power that trendier choices don't.
We used Fabuwood Galaxy Indigo for the vanities — all-plywood construction with solid wood doors and drawer fronts, soft close throughout. Shaker-style flat panels keep the navy from feeling heavy. The brushed gold (Jeffrey Alexander 635-96SBZ in satin bronze) shows up across hardware, faucets, lighting, the tub filler, and the shower trim, creating a quiet continuity throughout the room.
The Shower
Removing the wall between the old shower and old vanity area created room for a proper walk-in. We tiled the entire shower floor to ceiling in Decovita Calacatta Suave 24x48" porcelain — large format installed in a 50% offset horizontal pattern, with cement board and redgard underneath. The marble-look porcelain gives the visual depth of natural marble without the maintenance.
A built-in shower bench, custom-built into the corner, is wrapped in the same wall tile on the front with a quartz top matching the vanity counter. The shower niche is detailed with MSI Arabescato Carrara 2" honed hex mosaic at the back, the same tile used on the shower floor. All tile edges are finished with Schluter in satin bronze to match the room's metal finishes. The shower door is custom frameless 3/8" tempered glass with a satin bronze pull — no metal frame interrupting the sight line.
The Vanities and Countertops
The new double vanity gives both clients their own space for morning routines. Counter tops are MSI Calacatta Miraggio Cielo quartz with pencil edging and a 4" backsplash — a soft white with subtle gray veining that reads like real Calacatta marble without the porosity issues. Two undermount square porcelain sinks finish the surface cleanly.
The Tub
A 60" freestanding soaker tub sits under the bay of three windows. The floor-mounted tub filler is satin bronze with a handheld sprayer. We relocated the drain and supply lines to make the centered placement work. The tub is the room's quietest feature and its strongest — clients tell us they use this bathroom differently than they used the old one.
Flooring
MSI Sande Ivory 12x24" matte porcelain runs throughout the bathroom floor in a 50% offset pattern parallel to the vanity wall. Cement board underneath, 4" white wood baseboard, Whisper Grey grout that handles daily use without showing wear.
Paint and Lighting
Walls are Benjamin Moore Chantilly Lace 2121-70 in satin — a true crisp white that doesn't lean cool or warm. The ceiling uses Benjamin Moore Aura Bath and Spa White, which is formulated to resist mildew in high-humidity spaces. Lighting is layered: three new 6" LED recessed lights on a dimmer, two satin bronze vanity sconces above the mirrors, and the existing three windows providing the daytime ambient light.
