The Twin Peaks Passive House + ADU was designed and built to remain resilient in the face of natural disasters. Fortunately, the same great building strategies and design that provide resilience also provide a home that is incredibly comfortable and healthy while also visually stunning. This home’s journey began with a desire to design and build a house that meets the rigorous standards of Passive House. Before beginning the design/ construction process, the homeowners had already spent countless hours researching ways to minimize their global climate change footprint. As with any Passive House, a large portion of this research was focused on building envelope design and construction. The wall assembly is combination of six inch Structurally Insulated Panels (SIPs) and 2x6 stick frame construction filled with blown in insulation. The roof assembly is a combination of twelve inch SIPs and 2x12 stick frame construction filled with batt insulation. The pairing of SIPs and traditional stick framing allowed for easy air sealing details and a continuous thermal break between the panels and the wall framing. Beyond the building envelope, a number of other high performance strategies were used in constructing this home and ADU such as: battery storage of solar energy, ground source heat pump technology, Heat Recovery Ventilation, LED lighting, and heat pump water heating technology. In addition to the time and energy spent on reaching Passivhaus Standards, thoughtful design and carefully chosen interior finishes coalesce at the Twin Peaks Passive House + ADU into stunning interiors with modern farmhouse appeal. The result is a graceful combination of innovation, durability, and aesthetics that will last for a century to come. Despite the requirements of adhering to some of the most rigorous environmental standards in construction today, the homeowners chose to certify both their main home and their ADU to Passive House Standards. From a meticulously designed building envelope that tested at 0.62 ACH50, to the extensive solar array/ battery bank combination that allows designated circuits to function, uninterrupted for at least 48 hours, the Twin Peaks Passive House has a long list of high performance features that contributed to the completion of this arduous certification process. The ADU was also designed and built with these high standards in mind. Both homes have the same wall and roof assembly ,an HRV, and a Passive House Certified window and doors package. While the main home includes a ground source heat pump that warms both the radiant floors and domestic hot water tank, the more compact ADU is heated with a mini-split ductless heat pump. The end result is a home and ADU built to last, both of which are a testament to owners’ commitment to lessen their impact on the environment.

Just finished up the vanity in the master bathroom of my house. It is made from wormy American Chestnut with walnut hinges, handles and pulls. I wanted something unique and wanted to make every piece on the vanity (except the top which is a stone top). Buying hinges and handles just didn’t seem right for a piece like this so I decided to make them myself from walnut. Time consuming and challenging, but worth it in the end. I wanted an old look for the hinges, like the hammered style strap hinges of the past. So on those, I whittled on them with a pocket knife to give them that rustic, handmade appearance. The drawer boxes were made with 3/4” wormy oak sides with 1/2” plywood bottoms. I also made the wood slides from oak. I took down all of this wood from an old house that a friend of mine had on his place, dating well back into the 1800’s. The home was filled with beautiful tongue and groove American chestnut walls and flooring, and I was fortunate enough to be able to salvage some for myself. The past lives on in my new home.

New Urban Luxury Private Residence – Alys Beach, Florida Architect: Khoury & Vogt Architects Builder: BRW Builders of Destin E. F. San Juan supplied all the interior and exterior wood millwork for this expertly designed residence adjacent to the snow-white dunes found in the serene New Urban townscape of Alys Beach, Florida. Challenges: The most significant design challenge of this project was to engineer a processing method to fabricate the complex millwork components in mass for the outdoor lounge. Khoury & Vogt Architects created a custom design for an inspiring and elegant outdoor living space. Fortunately, this house had a resourceful and creative team ensuring the vision of the design stayed intact. Solution: The intricate design required a creative approach which entailed high-level fabricating skills. “This project stands out in my mind because it required that I personally design and build numerous jigs,” says Edward San Juan. Taking on the challenge, San Juan designed and handcrafted each jig to the exact specification required for the exterior design. The team at E. F. San Juan continued with the creative approach, integrating and assembling the custom jigs to produce a work of art. The millwork beautifully complements the sleek white design on the deep indoor-outdoor decks, allowing the feel of the surrounding nature to flow inside. We were fortunate enough to be a part of helping to restore this 93 year old home back to its original beauty. The kitchen cabinets are by Dynasty in Alder with a Riverbed finish and Lyssa door style. The kitchen countertops are Fantasy Brown Granite. Bathroom vanities are by Dynasty in Maple with a Pearl White Finish and a brushed Ebony glaze in the Renner door style. The vanity tops are Dupont Zodiak Quartz Cloud White.

My clients had always been inspired by the grand Tudor Revival homes of the early 20th century and commissioned Hull Historical to recreate the authentic custom millwork, paneling and doors for their new Tudor Revival home. Our inspiration came from 2 great English homes, Stan Hywett, a great Tudor Revival home in Ohio, built for the founder of Goodyear Tires. Also, the Woodbine Mansion, built in 1911 for the son of the Pabst Brewing Company. We were fortunate to purchase three rooms of architectural millwork from the woodbine home, which was originally fabricated by the Huber Company of New York. Upon completion of this project, the architectural salvage comprised 15% of the final quantity of paneling installed. The remainder was custom fabricated by Hull Historical at our shop in Fort Worth, TX and installed at the clients home. The commission, based on historic precedent, constituted antique paneling on the main floor, beamed ceilings and all the doors in the home. The new paneling, including the kitchen cabinetry is made from a combination of new quarter-sawn white oak and antique white oak salvaged from old barns and buildings. All the oak was fumed in an ammonia-filled chamber to produce a cocoa color and deep feel giving the millwork rough character and a timeless look that my client loved. The millwork also served to give the home a hierarchy, with simple paneling combined with board and batten doors downstairs, then more ornate paneling, with carvings on the main floor. Additionally, the main floor features mostly 8 and 10 panel doors. All woodwork was hand-pegged with oak pegs. Some of the paneling features a unique Mason’s Miter, a historic joinery technique inspired from stone work. The mammoth phalanxes of white-brick apartment houses that proliferated in the 1960s occupy an architectural purgatory; generic, with boxy interiors devoid of detail, many aren’t even interesting enough to excite a raised eyebrow. Our solution for this exemplar near Astor Place, which fortunately was blessed with premium skyline views, was to relieve the interior ordinariness by stimulating the senses with tactile variety. Axis Mundi created a complexly layered textural palette that injects visual adrenaline into the architectural envelope: a television set into a waxed steel panel topped by clerestory windows with a built-in planter for grasses; wenge wood walls rising from richly figured walnut floors; white subway tile surrounding a subtly colored penny-tile mosaic tub and wall; in the kitchen, Venetian plaster, steel, stone and wood mix harmoniously as a surprisingly spiced exotic concoction. The interiors exude a confident masculinity that challenges the complacency of bland, white-box living. A new-construction, year-round vacation home was custom-built for a family to enjoy the natural beauty of West Marin, California. The home is sited on the beach, so understanding how to build on sand (instead of soil) and selecting the right materials that would withstand ongoing erosion from the ocean and salt air were both critical to the success of the project. Even in the most ideal circumstances climate can present challenges, but as this was a COVID-era project in a relatively remote location, we also faced supply chain issues and labor issues. Fortunately, we were able to draw on our decades of experience to identify solutions and work collaboratively with the geotechnical engineer, structural engineer, and subcontractors to ensure that everyone was aligned on the design vision and how we would achieve it. Our backgrounds as craftspeople and the project manager’s experience as an architect allowed our team to work in lockstep with the design team.
